Otter Valley Paradise Awaits! Your unique ranch home offers enjoyment for everyone. Nature lovers and adventure seekers alike can enjoy direct access to 1000's acres of crown land. After a long day of riding or trekking along the adjacent KVR/Pike Mountain Range, return to the serenity of your home. Enjoy views of the breathtaking property from the comfort of the cozy living space or the oversized back deck. Before winding down your day, head out for fireside smores and stories under the stars!

The space
Your Rocking V Ranch home offers 3 bedrooms, 2 bathrooms, a den and a spacious kitchen. The space is large and inviting while still providing some much needed room for retreat if desired.

The private primary suite offers a comfortable queen sized bed. The large 5 piece ensuite includes a shower and two-person soaker tub, perfect for relaxation and romance.

The spacious second bedroom offers a comfortable queen sized bed with plenty of room for a playpen beside if needed. (Playpen & Highchair available upon request)

The third bedroom will have kids and adults fighting for the best bed in the room. With two double bunk beds offering a total of four comfortable single beds, you may even want to trade for the primary suite. This camp-like room is a great opportunity to have even more fun at the ranch.

The second and third bedroom share the four-piece bathroom which includes a shower/bathtub in case anyone needs a good scrub after enjoying the great outdoors.

Clean, comfortable bedding and towels are provided for up to 8 guests.

The hub of your home is the huge kitchen with island, pass through and large pantry. The fully stocked kitchen includes plates and bowls for 10, tall and short glasses for 10, cutlery for 10, wine glasses, stainless steel and non-stick cookware, can opener, food prep knives, steak knives, corkscrew, cutting board and more. Basic cleaning supplies also provided.

The dining room offers a serene space to enjoy a quiet morning coffee or large family meal at the 8 person harvest table overlooking the vast pastures.

The living room where everyone gathers is the star of the home. Relax on the comfortable leather sofas and chair and stare out on the beautiful views of the pastures. Cozy blankets provided!

It’s not over yet! Your home also includes two large decks (one at the front of the house with a BBQ& one at the back)and a fully fenced yard. EV charging is available through RV outlet.

Other things to note
The Rocking V Ranch is a working ranch, making hay and raising Black Angus Cattle!  

While we are happy to have you observe the day-to-day activities at a safe distance and from the OUTSIDE of our livestock corrals and paddocks, there is ZERO tolerance for any unauthorized person or pet entering our livestock or work areas on the ranch. Clear instruction of accessible and prohibited areas will be provided to all guests.

 Children and pets must be supervised and under control at all times during their stay at the ranch for their safety and the safety of our animals.
Dogs over 15 inches and under 1 years old must be approved by owners before staying at the ranch. Non-Shedding breeds only allowed inside the home. Pet Fee does apply per Pet.

"Bed and Bale" is possible if you’d like to bring your beloved horse. Price per horse per night is $25.00.
Paddock provided but please bring your own feed, buckets and a canopy if you want shelter.
Add on extras available to practice roping on our Heel' O Matic or practice sorting cattle.
