The apartment is ONLY for rent until the end of July and then will be removed from AirBnB for at least 2 years because we will have long term tenants. The property is appreciated by people who enjoy living in the country and city dwellers alike. We do not like cookie cutter. Almost all of the apartment was constructed using unique items from our travels around the world, local art, or one of a kind items purchased from E-Bay. We enjoy decorating so everything from the hand carved panels to the hand painted art deco light fixture and drawer pulls were handpicked.
When leaving the apartment you will see a large pond and a vineyard. All of the trees on the property are edible and consist of various fruit and nut producing trees. Please note: at this time the trees and grape vines are only four years old and their appearance changes seasonally.
The "main house" which is a two minute walk or less has hosted an array of parties, weddings, and special events. The location makes this property special and the many unique features make it a place that has been called unforgettable!

We also have a Tentsile Stingray Tree tent and hammocks available to rent during the summer. Being up in the air is extreme and brings a while new dimension to camping! Check out their website.
The property is located on the beautiful Scottland Yard Farm. Guests will have private access to the apartment, the front deck, front yard, and backyard. There is a paved driveway that leads to the guest alpaca/sheep farm which includes a community playground and sandbox, garden house with restroom, and swimming pond (10 a.m.-7 p.m. or later with a host). Please be aware the community spaces may be occupied by other community members or families. Guests are not permitted to use any portion of other private residences including, the front porch of the log house, other apartments, fire pits, garages, bedroom of garden house, outdoor kitchen/deck near main house, the glamping tent, or the barn, unless accompanied by the host. Simply walk in the backyard and you will be greeted by unlimited access to walking, cross country skiing, and mountain biking trails located in Hammond Hill State Forest.
Interaction with guests
We are more than happy to be on call and offer help and advice at any time. We are familiar with the Ithaca area and can suggest our favorite trails to hike, local destinations, or restaurants. If our schedule permits, we would be willing to plan group hikes. Our family enjoys being active and we typically host several potluck BBQ's during the week. You are welcome to join us for dinner (with a dish to pass) or come later and enjoy swimming and good conversation. This is a private community setting and guests can choose how social they would like to be. You can rest assured we will always respect your privacy and understand if you would simply like to limit your interaction. Brooktondale is beautiful and the City of Ithaca is always hosting a variety of events. We want you to enjoy your stay and are happy to accommodate you.
Other things to note
The apartment is connected to our portion of the house. We want to make you aware the house is well insulated with spray foam, but the apartment will not be completely silent at all times. We do have young children who are used to having long term tenants. We are very respectful and mindful of our guests, but occasional noise may be heard. We are a family that enjoys being outside so we are typically out of the house or in the lower level where there are no shared walls. The children are typically in bed at 7:00 p.m on both week days and weekends. During school days we are typically awake at 6:30 a.m and around 7:30 a.m/8:00 a.m on non-school days and weekends.
We do supply our guests with coffee, tea, and seasonal fruit. If your dog is joining you, our two friendly dogs will typically share a welcoming gift of some kind. The kitchen does have the basics including dishes, glasses, utensils, cutlery, baking pans/sheets and a small amount of essential spices and condiments.
The apartment does include a washer/dryer (detergent and stain remover are provided), coffee maker (coffee is provided), krups (K-cups are provided), cook top range/oven, and microwave.
The bed measurements are 53" by 73"
In addition to a regular outdoor grill (at the "main house"), there is a commercial smoker on site that will be used on occasion during the summer.
As long as your dog is friendly around people and other dogs they are allowed to be off leash in our front yard. We do have woods on the side of the house that we would prefer was used for the bathroom, but we understand sometimes that is out of your control. If you take your dog near the barn and farm animals they must be leashed. The barn is located behind our house and towards the right. We do have a long driveway that people usually walk their dog with a leash because there are other neighborhood dogs. There is also a large field in the backyard along with hiking trails in the state forest. In the field, forest, and driveway you have the option of keeping your dog off leash. While inside, we ask your dog remains OFF the furniture. The apartment is pretty indestructible as long as your pet does not chew on things. We have an extra dog bowl and leash if you would like to use them. In addition we can offer coats, hats, and gloves if there is a change in weather and a plethora of board games. There are no silly questions and the unpredictable happens, so if you need anything please don't hesitate to ask.
Please treat our house as you would yours and be respectful. Please clean up after yourself and try not to not make loud noises after 10:00 p.m. When the apartment is not in use, please remember to turn off the lights. If you have any questions or concerns please bring them to our attention as quickly as possible. We ask that our guests please check out and return the apartment key by 10:00 a.m on the day of departure. If this is not possible, please discuss the situation with the host. Thank you!
