Welcome to our beautifully designed and spacious 4bed and 2bath family home, a perfect retreat for families and groups seeking a luxurious and comfortable stay. Nestled in a serene leafy neighbourhood, across from a large riverside park. our modern home offers a seamless blend of sophistication and coziness, ensuring an unforgettable experience for your stay. There are 2 x self contained studio in a semidetached building can be booked at the same time for larger group travellers if available.
The space
Waratah guest house is a 4 bedroom 2 bathroom fully equipped family home. There are 3 queen beds and 3 single beds will be arranged accordingly to the booking, i.e. number of guests. Please let me know sleeping arrangement when making reservations so I will be able to prep the house to suit your needs. Additional guests after first two guests who stay overnight will attract additional charge per person per night. There is a semi detached property at the back which has two separate self contained studios which can be booked together with the guest house for larger groups if available.

Full access of main guest house, exclusive use of large back deck and main driveway.
Laundry and backyard are shared spaces with guests from the studios in the back building.

We're delighted to welcome you and your furry babies to our Waratah Property! We want to ensure you have a wonderful stay with us, so please take a moment to read and agree to our pet policy.
We ask that you please follow our guidelines and restrictions so everyone can have a comfortable and safe stay. If there are any issues, please let us know right away so we can work together to find a solution.
1. Pet Description: We're excited to hear about your pet(s)! Please describe each pet accurately when you book, including their breed, age, weight, and temperament. We make case by case decisions on accepting reservations with pets depending on circumstances, your needs and the needs of other guests staying at the same time.
2. Pet Behaviour and supervision: We know you're a responsible pet owner and we trust your fur baby(s) will be well-behaved, quiet, and respectful of our property and our neighbours. We do ask that you always keep an eye on your pet(s). If you need to leave the property, please take measures to keep your pet comfortable and un-stressed while you’re out and that noise is not an issue.
3. Pet Fees: We charge a fee per pet per stay, which we will request from you as an additional fee once your booking is confirmed. We may also request a $150 security deposit per pet, which will be refunded after you leave if it is not required.
4. Other visiting pets: We will notify other guests whose bookings overlap if there will be pets in residence. At times we may have pets staying both upstairs and downstairs. It is your responsibility to introduce and manage interactions between your pet(s) and other guests and pets staying at the property when sharing the fenced outdoor area.
5. Pet Care: We know how important it is to take care of your pet(s). Please make sure they have plenty of food, water, and exercise during your stay. It's also important to make sure they are up to date on vaccinations and flea/tick treatments.
6. Property Access – Main guest house: If you’re staying DOWNSTAIRS main guest house, please keep your pet in the fenced back yard, and be aware that this yard is accessible by upstairs guests if they need to hang out some washing.
7. Property Access – Waratah studio: If you’re staying in the studios, you will need to use the gate provided to keep your pet on the upstairs balcony or inside; and supervise them if they are in the fenced yard.
8. Property Access - FRONT YARD: All pets must be supervised when using the front yard. This is for the safety of your pet as this is not a fenced area and for the safety of all guests arriving and leaving the property.
9. Pet Waste: We appreciate your help in keeping our property clean and tidy. Please clean up after your pet(s) straight away and dispose of their waste properly.
10. Inside the property: We ask that your pet(s) are not allowed on any furniture, carpets, or bedding. We can provide some drop sheets and bed sheets on request to protect the furniture if they really can’t be discouraged. Pets must not to be left unattended in the property for long period time( more than an hour).
11. Damage and additional Cleaning: If we find after you leave that there is any damage or that additional cleaning is required (for example, the carpets need cleaning, there is a lot of pet hair, or the yard needs to be de-pooped) we will advise you and either retain the extra cost from your security deposit or request an additional fee.
Example penalty:
Floor rug dry clean - $150
Couch deep clean - $190
Excessive hair on furniture (bedding) - $200
De-poop back yard - $50
12. Liability: We want to make sure that everyone is safe and happy during your stay. By bringing your pet(s), you agree to indemnify and hold harmless us, our representatives, and the booking platform from any liability, loss, damage, or expense arising from your pet(s)’ stay on the property. This includes any damage caused by your pet(s) to the property, neighbouring properties, or any third party.
13. Termination: We hope everything goes smoothly during your stay, but if there are any violations of these terms and conditions, or if your pet(s)’ behaviour poses a risk to the property, our guests, or our neighbours, we may have to terminate your stay. We'll work with you to find a solution, but in such cases, you won't be entitled to any refund.
