A perfect balance of rustic and contemporary, The Willows provides a rurual get away with all the modern comforts. WIFI, Smart TV's, air con, jacuzzi bath, outdoor hot tub. It is positioned 5 minutes from an A12 link, 10 minutes from Colchester town and less than an hour from London. There are 3 pubs, a shop and a wine centre all with in short walking distance.
This is a self contained cottage, with private fenced patio and hot tub area and driveway located in the grounds of a 25 acre rural farm We have a Netflix account logged in, free of charge, provided for our holiday lodges. No parties allowed or groups over 4 guests. Music must be kept to a minimum as we have animals/other guests staying on the farm grounds. This will not be tolerated and action will be taken.
The Willows is a 5 minute off road walk to a local pub / restaurant, The Yew Tree. Slightly further up the road is the Wine Center delicatessen and the village Post Office and general stores

  • We stayed for three nights for my husband’s birthday and wasn’t disappointed. A lovely little place in a quiet spot but close enough to amenities should you need them. A lovely clean modern lodge with a secluded patio area with a hot tub, which was fab watching the wildlife. Was even great in the wind and rain although a bit chilly getting in and out. Absolutely loved feeding the alpacas an added touch. Thanks for a great stay, would love to come back soon in the warmer weather.

    An artists retreat in an 18th century windmill base on the edge of Sudbury, Suffolk, a small bustling market town in the heart of Gainsborough country. If seeking a cosy, spacious, 'off grid' bolt hole a stone's throw from London we are for you.
    Fridays, Saturdays & Sunday breakfast is served (inclusive) at our café The Cyclist (we do a great flat white) - on other days we provide a basic complimentary breakfast in the mill. Early check in and parking from 09:00am is also available at the café Friday, Saturday & Sunday. We have a small bicycle pool available for guests (bikes are the ideal way to explore the local countryside) - please ask with your enquiry. The accommodation is situated on the 1st floor of the Mill which is heated by a large wood burning stove stocked with wood. There is a double bed, duvet and electric blanket. There is also a Muji sofa bed that sleeps two as a double or two singles. Our airman's cot can also provide a fifth bed in the Mill. Our caravan is also available for a further couple outside the mill - ideal for wedding parties on a one or two night stay (make enquiry for caravan). The Mill has a galley kitchen (kettle, fridge, mini-stove & microwave), unlimited fibre wifi, Bluetooth HiFi, 30" HDTV, DVD, Chromecast plus a desk & chair. PLEASE NOTE: There is a flight of 16 stairs to reach the accommodation - see photos. Bathroom facilities comprise a dedicated private bathroom with power shower in the main house as well as a military campaign loo on the ground floor of the mill for emergencies. Dogs are welcome (if supervised) but are charged as an extra berth - so please add an extra guest if booking for a dog. Guests have use of a private garden including garden furniture, picnic blanket, and a small barbecue. There is also a map library. Cyclists: We have facilities for cyclists including a secure area, track pump, basic tools and brushes and a wash area. We also have a pro shop 5 minutes from the Mill. There is a wealth of published routes on Strava and many beautiful back roads for cruising (Clare, Bures, Edwardstone, Boxted, Polstead etc). Walkers: Bures via Lamarsh and Henny - 3hrs (take train back to Sudbury); Belchamp Ponds - circuit - 2.5 hrs; Long Melford (Melford Hall); Pentlow, Clare & Cavendish etc. Canoe hire: We are delighted to promote the local boat hire company to guests 5 minutes away on the River Stour during the summer months. We can either arrange an hourly rate. Please enquire ! Travel: Sudbury Railway Station is connected to London Liverpool Street by an hourly service which takes 1hr 20mins and is within the Network Discount Card region. The service is suited to bicycles. By Road - Sudbury is about 1hr 20 mins from most areas of London and 40 minutes from Stansted.
    We are really close to London on the edge of a small bustling working market town. Sudbury is a perfect base to get lost in Gainsborough and Constable's countryside.

    Based in the heart of Suffolk, this second floor industrial studio apartment is a combination of metropolitan luxury and rustic country charm. As though the city has gone back to basics, the only noises audible post sundown being the sounds of nature.
    A converted grain-store based on a working farm, you'll have the comforts of a loft-style studio apartment encapsulated by all of the charm of the countryside. Boasting views east and west, the opportunity to appreciate the rise of the sun over the hills or the sun setting over the rolling gardens will be yours to have. Situated 5 miles from Hadleigh, one of Suffolk's picturesque market towns, cycling is a favourite past-time of locals and visitors alike. Neighbouring villages' various pubs provide refreshment for a leisurely afternoon exploring. Footpaths sprawled through the countryside lead to some renowned gems such as Hintlesham Hall and Golf Club, being a 25 minute stroll away. Staying at The Granary also enables some lesser known local experiences. A mere five minute walk will allow the use of 'the hide', a flood-lit cabin above a flourishing badger sett. Perfect for nature enthusiasts (or those wishing to try something different) to view the day-to-day activity of the badgers and their cubs. This is managed by a local charity so donations and prior agreement would be required.
    Unfortunately due to my work commitments, I've had to select the check in/out times to what they are. If you would prefer other times, I will try to coordinate and be as flexible as possible.

    Surrounded by over 100acres of farmland and woods with a beautiful tranquil fishing lake situated directly behind the farmhouse. There is a pub that serves food within a beautiful off road 5 minute walk. Another pub slightly further away and the village stores/ post office and a wine center within a 15 minute walk

  • I stayed here with my wife a couple of weeks ago and have to say we had a great time. Kristina was very helpful and responded quickly to any questions. The place was very clean with some very luxurious touches (the bath and hot tub) and the Netflix account was a nice touch. There are some lovely places for walking and the local pubs are great. Lastly, Diesel the cat was amazing company and feeding the animals at the farm was good fun.

  • I stayed here for 2 nights for my 30th birthday with my husband and friends. It was amazing, all of us had such a good time and would recommend The Stables to everyone! Very clean throughout, hot tub was amazing, kitchen was well equipped, fridge/freezer was a good size too. Communication was great, I received messages about check in and when the hot tub would be ready, very polite. Diesel the cat is lovely, very affectionate, however did wake us up a few times in the night for food, was happy once fed. Feeding the alpacas was a highlight. We were all so sad to be leaving, it was such a relaxing break and felt like we were in the middle of nowhere, very private. We will definitely be booking to come back soon. Thanks for a great stay!

    Our lodge is the executive model in the most sought after location on the resort. It has a large, airy, light open planned kitchen/living area with good sized rooms, all the mod cons and gadgets. The open plan living room/diner has a TV with free view, fireplace, table and chairs for 6 diners, sofas, coffee tables. Bluetooth inbuilt speaker system. The kitchen has a breakfast bar, microwave, cooker, fridge/freezer, dishwasher and sink. The cupboards are equipped with essential utensils, crockery and glasses. All of the bedrooms (2x double, 1x twin) have bedside tables, mirrors and a TV with freeview. If booking for 5/6 you will have access to the master bedroom en-suite (shower, sink and toilet). The bathroom has a bath with shower; towels, soap and a toilet roll provided. There is also a hair dryer in the double room. The utility room has a sink and washer/dryer plus a cupboard with hoover and ironing equipment. The balcony at the back of the lodge is entered through patio doors. It has an in-built hot tub, coal bbq (bring own coal) and rattan furniture. Suitable for outdoor dining. There is also outdoor lighting.
    Oyster Rise and the surrounding area is lovely as this is a new part to the resort. It is a quiet neighbourhood so please keep the noise down after 11pm. From the lodge you can see the sea! In front of the lodge is a small field with football goals for family fun. Just past the field is a play park, crazy golf, the clubhouse, swimming pool and beach. This is a 5 minute walk. East and West Mersea are beach towns and a relaxed way of life. In East Mersea you can visit Cudmore Grove country park. In West Mersea there are boats and crabbing from the pontoon plus lots of excellent places to try the famous oysters!
  • It’s a great location. Lovely views of the sea. The hot tub was our highlight. The accommodation is very clean, warm and cosy. Colchester Zoo nearby was amazing and definitely worth a visit.

  • My best friend I had a great stay here. The lodge was absolutely stunning and fully equipped with everything we could possibly need. The hot tub is a great, even though it was 6 degrees outside we still jumped in and watched the sunset. Honestly it was surreal. The lodge feels very warm and has fantastic homely touches. The beach is less than 10 min drive away and there a good few local pubs around too. There is plenty to see and do as well as relax and enjoy the beautiful scenery. Overall we had a perfect time here and can’t wait to book again for the summer!

Sunday September 13th - 11m - 4pm We continue to develop a Jungle Walk round the Lower Lake - this is at its most "jungley" in May but is lovely throughout the year and improving all the time. Spring blossom (including an avenue of ornamental pear) bluebells with cow parsley running through small woodland areas, and stunning barks with vast and ancient Acacia, leaning Oak and London Planes. A charming enclosed swimming pool garden and long-established bay and yew. A Royal Bed, and a Cottage Garden. Large Victorian glasshouse in walled garden, many scented plants and established climbers throughout the garden, including 30 or so varieties of roses, plus clematis, wisteria and hydrangea, a young Magnolia walk, many varieties of Acer and Eucalyptus. There is also a Bee Garden - a bank of wild flowers which peak with many other autumn stars for our September (Sunday 7th September) Charity opening, when exotic plants and Dahlias supplement the plants which shone in June. Chisholm's was originally the housekeeper's cottage for our family house, and is romantically cosy rather than spacious. It has been completely renovated with 2 bedrooms, one double with an excellent en-suite shower, and the other with 2 single beds with an en-suite bath and a shower over. It has a kitchen/sitting room with a round dining table, log-burner and television and wifi. There is an desk in the hall which is ideal for a laptop, or to write or even revise! Chisholm's is the perfect place for a romantic, private weekend away, just an hour's train journey from Liverpool Street, or for 2 couples or a family to spend some very special time in comfort and an enviable country house location which would be difficult to match. We provide board and card games, books, and with a bit of notice, a high chair. HOWEVER, please don’t be surprised or disappointed if you let me know 24 hours beforehand that you want extras and I can’t provide them - this is a family-run Airbnb, not a world class hotel! As well as Chisholm's, you will be very welcome to enjoy our beautiful 8 acre garden, and BY ARRANGEMENT (and possibly a small fee depending on the our family arrangements) the pool will be available at certain times. There is also a tennis court which you are welcome to enjoy by arrangement, and a well-equipped beach hut is available to rent at Frinton beach (35 mins drive) by arrangement. The garden has several seating areas, including a table and chairs immediately outside Chisholm's Wisteria-covered walls for you to sit and read the paper with a cup of coffee and listen to the church bell chime on the hour, and the endless birdsong. We would simply ask that you respect our family privacy as we will yours - there is masses of room for us all! Please do note though, it is a 4 person cottage. 5, even if one of you is a few weeks old, IS A SQUASH! You've been warned - and I won’t be accepting 5 guests in future. With advance notice, we are delighted to light the log-burner, and we will supply a welcome pack of tea, coffee, milk, eggs and bread. Please note though that it is a welcome supply to enable you to have tea and toast or gin and tonic on arrival, not a fully-equipped larder, so if you are wanting things like baking powder, olive oil and a kilo of coffee, please bring them! A full manual is in the cottage. Local interest includes towns (Colchester, Sudbury, Bury St Edmunds) museums (The Munnings Museum at Dedham, The National Horseracing Museum in Newmarket) beaches (Frinton, Aldborough) pubs and restaurants. There are also excellent gardens to visit, including the Beth Chatto Garden, Hyde Hall and East Bergholt Place, and fabulous walking and cycling through the Constable country of the Stour Valley. Chisholm's is 5 miles from Colchester, and is only 50 minutes to an hour by train from London. However, there is no village shop and I can’t recommend the pub - there are excellent pubs and shops within 4 miles or so, but a car is advisable. We will try to accept all bookings we are comfortable with, but one night bookings can be very difficult for us and so we ask that you agree to a £15 surcharge for a one night visit. Thank you. We have horses - they live in an immaculate yard and are extremely well-mannered. However, like any live animal, they can be unpredictable if spooked or frightened so please don't do anything to give them a fright, and be certain to close any gates you go through. Please keep any visiting dogs on leads when you close to the house or anywhere near the yard. Our garden is open to the public and groups on certain dates - please be sure you are happy with these.
    The church bells chime on the hour, every hour between 8am and 8pm, and are rung for Sunday services. 2 traditional working farms in the village and a children's playground.

  • We stayed at Horkesley Hall for 2 nights over a February weekend. This was our first experience of Airbnb and, thanks to a completely positive experience, it certainly shan't be our last. Polly is the most thoughtful host. From start to finish our stay could not have gone smoother. Her directions to the Hall were so thorough that I could switch the SatNav off. During our short stay, she sent periodic messages to check we had everything we needed, which, of-course, we absolutely did. Horkesley Hall is a majestic building overlooking beautifully tended gardens with farms extending out in every direction. We chose to go here because, having looked at the amenities, it suited our needs so perfectly. It permits well-behaved dogs to stay, has a log-burner (a wonderful, atmospheric log-burner that completes the setting) and is sufficiently rural to find real peace. We took our dog, Finn, on holiday with us. He got to meet the resident dogs: 2 charming dogs of real character. He got to stare at the horses - some of the finest horses I've ever seen. He got to see a lot of wildlife. Judging from the length of time he slept on his return home it's clear he enjoyed himself immensely. The living room is thoughtfully stocked with myriad supplies one might need. Even though we took a great store of food and provisions, we forgot a couple of things. But thankfully there was a more than adequate supply of things already there. And additionally, Polly had taken the trouble to leave a few fresh supplies for us: milk, eggs and butter, etc. The butter meant we were able to have a lovely steak on our first evening. And the cosy evenings really were the best part of Horkesley Hall for us. Chatting by the log-burner until late evening with a roaring fire and a bottle of single malt surrounded by such a beautiful, traditional setting. Exquisite. I'm sure Horkesley Hall would be tremendous in the warmer months, with the flowers in full bloom and the pool available for a dip. But for me it couldn't be better than the wind howling outside and the rain lashing whilst we sat, completely snug, warm and content in this magnificent setting. During the Saturday there was an open garden event whereupon people visited the Hall and grounds, stopping in the nearby church for refreshments. The event raised some £2000 for charity which is wonderful. I have to confess I took a guilty pleasure in knowing that these visitors were gazing up in interest and wonderment at the very place where we were staying. In short, our stay here - our first Airbnb - was simply wonderful and we thank Polly most sincerely for all her kindness and hospitality. We look forward to trying further Airbnb locations.   • Chisholm's is quite charming. We were blessed with fine weather which enabled us to revisit our favourite walks and Inns before returning to enjoy a pot of tea and a nap in front of the fire. The extensive gardens are delightful and you may well be lucky enough to be escorted around by the lovely Mycroft and Lettice, Polly's dogs. It would be good to return to see how the gardens change with the seasons, so another trip is definitely on the cards. The cottage itself is cosy and has everything you could need for a comfortable stay. Polly kindly provided the basics (bread, milk, butter, tea bags etc) so if you don't take provisions you can have a cuppa on arrival. The fire had also been lit which was a lovely touch. Chisholm's is so peaceful you can't help but sleep well and unwind, and we have returned home batteries recharged and feeling much better for our four nights away.

  • I visited the pod in November so the weather was very cold, but that didn't take away from the beauty of this magical little pod. It was super warm and cosy for the 2 days I stayed there as the pod has a little heater. It comes with plug socket too for anything you may need to charge.The outbuilding had a fully functioning kitchen with gas cooker and a fridge. The grounds are just beautiful even in the winter and they have chickens too! Shower was perfect and the hospitality of the hosts was second to none. There are local shops around 10mins away driving but if you're on foot it'about a 45 min walk( I wouldn't mind it at all in the warmer months) this place really is a little gem of a find. And I will certainly be back

    The property is a four bedroomed semi detached house on the outskirts of Dedham village, 1 1/2 miles from Ardleigh and Dedham high streets. Bus stop (81A route) 100 metres from property. Quick drive to A12 giving easy access to Colchester and Ipswich. Manningtree station five minutes away by car with direct routes to Harwich, Norwich, Chelmsford and London. Off road parking. We offer a single room on the first floor which is tastefully decorated with fitted carpet. The room is fully furnished with matching quality furniture, comprising of a single wardrobe, chest of draws and bedside cabinet. The room has also been upgraded with double sockets with 3 usb chargers and wifi booster. Digital aerial and television with freeview. Wifi throughout the house.     Dedham village has two pubs (the Sun and Malbrough Head) which both serve good food. The Essex Rose tea room is excellent for post walk tea and cake. The boat house restaurant is a lovely place to spend an evening. Or if you prefer, Ardleigh village also has two pubs (the Red Lion and the Wooden Fender). Only the Wooden Fender serve very good food. Colchester has plenty of night life, bars and restaurants to choose from. Or, there are good local takeaways. Our home is just outside the village of Dedham, on the Essex/Suffolk border, in the heart of Constable country, with its beautiful countryside and Flatford with its mill and river. We are close to main routes and the ports of Harwich (12 miles) and Felixstowe (15 miles), but far enough away to enjoy the tranquility and peace living in the country offers. There are lots of lovely things to do including walks along the 42 miles of footpaths by the river, round the village and across fields. You could hire a rowing boat and take a trip down the river. Visit the beautiful 14th century church (of which I am caretaker and groundsman), visit Flatford Mill. If you prefer your food more upmarket Dedham village also has Milsoms and La Talbooth. Everything in the village can be accessed by foot or bike. There is a bus stop within a minutes walk, giving access to Colchester, Mannintree and beyond. The nearest train station is Manningtree which is 10 minutes away by car. Colchester North station is about 12 minutes by car.     A wonderful open plan 15th century barn with stone floors, beams, a wood burner and fitted kitchen. Set in the grounds of a Grade 2 listed farmhouse nestled on the Essex and Suffolk borders. A peaceful and relaxing place with brilliant access.
    The Haywain is ideal for a couple and has a beautiful double bed surrounded by 400 year old beams. They create a four poster bed feel. There is a sofa bed in the room which would be ideal for children to use if they wanted to but might be a bit cosy for four adults in the room unless you all knew each other really well! Please note we do not provide breakfast and the wine in the photographs is to inspire you - it's not included! If you do want any essentials like tea, coffee or milk then please let us know and we will be happy to provide.
    We are ten minutes from Dedham where you can walk to Flatford Mill where Constable painted the Haywain. (Hence the name for the barn!) Britain's oldest town, Colchester is ten minutes away with lots of facilities. There is a nice pub a ten minute walk away that serves good food.

    Private room in new build home, on a friendly, quiet estate. The house is opposite a school and within 5 minute walking distance of Colchester General Hospital and 15mins of North Station, you can also easily catch a bus into town (or 25min walk). You will have private access to the main bathroom during your stay. We do own two cats, they are friendly and are kept out of the guest room so you are welcome to fuss them and then find comfort in your own room.
    It is a house, with one flight of stairs fully hand railed. Your bed is a small double with a wooden frame and soft mattress with an additional topper. The pillows are anti-allergen and bedding will have been washed ahead of your stay. Extra pillows/blanket are available in the room as well. The room has a mirror, chair and hairdryer for your use. A small alarm clock is in the room as well. There are various leaflets of local attractions if you need some ideas of what is around Colchester. There is a TV in the room that has all freeview channels and internet is accessible throughout the house. You will have exclusive use of the main bathroom, we will provide towels and basic toiletries for your use. It is a shower/bath with a mixer tap shower.
    We live on a quiet estate opposite a primary school, it was built in 2012. We are a 5 minute walk from the country park, this can lead you across Colchester or to the town center. It is great for walking trails, cycling and fishing. We are extremely close to Colchester General Hospital, we have had multiple guests stay that work there. Please let us know if you are working at the hospital as we will do our best to make additional arrangements if needed (parking after check out, for example) as we like to help contribute towards NHS staff if we can.

    Our names are Andrew and Vicki, our home is in the tranquil setting of the Dedham Vale, around one and a half miles from the center the village of Dedham in the heart of Constable Country. We would like to welcome to our shepherds hut as friends. We share our home with our permanent lodger Gary, and our two young dogs. We also have two other spaces for you to view Constable Country, or Dedham Vale
    On arrival, guests will be made welcome, this is primarily our home, so we aim to make guests feel at ease and comfortable as we would for any of our family and friends. We offer a double room which has newly furnished comprising of a double bed, two cabinets with draws. Small table and two chairs. The room has 3 x double sockets, two extension leads complete with usb chargers. Wifi does reach the shepherds hut. There are tea/coffee making facilities in the room along with a small fridge containing complimentary refreshments and milk for your stay. There is also a microwave side plates, dishes, diner plates, cutlery. Fan and a small heater. Please Note: The pod is not suitable for stays of more than two weeks.

    Town is roughly 25 minute walk. Or £5 in a taxi.   • I highly recommend this place it was everything it says it is and more. Kathleen responded pretty much instantly each time I messaged. The instructions to find the place and to gain entry were very easy to follow , the place was exactly as described if not better. the value for money was immense , there was so much for my money. I was allowed a shower at the time I desired. The place was equipped with everything needed more than you'd have imagined for the price. All things described in the description were there for as and when I fancied , Kathleen's communication was great and instant the location was good the advice as to local shops etc was spot on , the place was pre heated for my arrival , I for one will be staying here again any time I'm in colchester.

    A single room in a spacious house near parkland from the Castle park within walking distance of the town. It's a quiet area near the river. I live here with my husband and have two single guest rooms and a twin room (feel free to contact me if you would like to book multiple room at once), all of which are used at various times. Often people who stay are working temporarily in the area. I offer a relaxed environment so you can chill out here. A single comfortable bed, wardrobe, desk, side table, and lamp. Each room overlooks the garden, shared good size bathroom, kitchen/diner and garden.
    This is a quiet area near a field and river. The estate is called Riverside and has a path along the river. This path takes you to Wivenhoe or Colchester town. There is an outside gym area and bowling/sports centre with swimming pool within 8 minutes walking distance. About 4 minutes from the house there is a local shop, a pub that serves meals and several restaurants. It's a lovely town (the oldest recorded town in England), lots to do and see.

    A comfortable, clean, warm double bedroom in my end of terrace house in a quiet street where I live with my cats. 12 minutes walk from the town centre, main bus station (National Express to/from London airports also stops here), castle and ColchesterTown station - trains to London; short walk to stores (Co-op, Aldi, Tesco Express) and take-away restaurants. University within walking distance or a short bus ride. Free parking. Access to main roads. Long term bookings accepted on request.
    The house is occupied by myself and my two sweet loving cats who remain downstairs at night. It has free wifi and central heating. The room is situated on the first floor next to the bathroom which has a luxury bath and walk-in shower, and at the back of the house with a restricted view of the garden. It has a very comfortable double bed, built-in wardrobe, bedside cabinet, chest of drawers and a drop down desk for working and studying which you might not see in the photos. Clean towels and hair dryer provided, as well as basic toiletries for your first night or two. Free tea and coffee is provided in the kitchen, of which you can make full use. It is equipped with everything you need including a fridge-freezer, washer, cooker/oven, dishes and pans. The dining room and garden are also available for guests' use, where you can eat outdoors in the summer.
    A quiet residential area, very close to the town centre and all public services, including trains and buses. Plenty of historical sites to visit, all within easy access from the house. Aldi and Tesco Express supermarkets are a 5 minute walk away, and Co-Op supermarket is just around the corner. The University is within easy reach - it is walking distance along the river, a short bus ride (20 minutes - there's a stop a few minutes walk from the house) or 5 or so minutes car drive .

  • The lodge was a lovely peaceful place to stay - met expectations and more. We were two couples and had an amazing time - didn’t want to leave. Rooms were lovely and nice to have our own en-suite. There was everything we needed at the lodge including blankets to curl up to on the sofa. During the day we travelled to the different local towns which wasn’t too far away including Hadleigh, Lavenham, Dedham, Sudbury and Bury st Edmunds. During the evening we chilled at the lodge and relaxed in the hot tub. Host was lovely let us check in early and any queries we messaged host whom replied promptly. Will definitely be returning.

    On arrival, guests will be made welcome, this is primarily our home, not a business, so we aim to make guests feel at ease and comfortable as we would for any of our family and friends. We offer a double room on the first floor which has just been freshly decorated and has new furniture, comprising of a wardrobe, chest of draws and bedside cabinets. The room has also been upgraded with 2 x double sockets with 3 usb chargers and wifi booster. 42" TV with freeview and Sky tv. Wifi throughout the house. There are tea/coffee making facilities in the room along with a small fridge containing complimentary refreshments and milk for your stay. We also have a very comfortable folding bed that can be put up in your room for an additional charge per night.
    Dedham village has two pubs (the Sun and Malbrough Head) which both serve good food. The Essex Rose tea room is excellent for post walk tea and cake. The boat house restaurant is a lovely place to spend an evening or if you prefer. Ardleigh village also has two pubs (the Red Lion and the Wooden Fender). Only the Wooden Fender serve very good food. Colchester has plenty of night life, bars and restaurants to choose from. Or, there are good local takeaways. Our home is just outside the village of Dedham, on the Essex/Suffolk border, in the heart of Constable country, with its beautiful countryside and Flatford with its mill and river. We are close to main routes and the ports of Harwich (12 miles) and Felixstowe (15 miles), but far enough away to enjoy the tranquility and peace living in the country offers. There are lots of lovely things to do including walks along the 42 miles of footpaths by the river, round the village and across fields, you could hire a rowing boat and take a trip down the river. Visit the beautiful 14th century church (of which I am caretaker and groundsman), visit Flatford Mill. If you prefer your food more upmarket Dedham village also has Milsoms and La Talbooth. Everything in the village can be accessed by foot or bike. There is a bus stop within a minutes walk, giving access to Colchester, Mannintree and beyond. The nearest train station is Manningtree which is 10 minutes away by car. Colchester North station is about 12 minutes by car. Please note that we are located about 1.5 miles from Dedham village centre and about 5 miles from the centre of Colchester.

There is a fridge in the room stocked with milk cold drinks and a bottle of chilled water. There are tea and coffee making facilities, fresh towels and a robe. The robe is a helpful touch when the bathroom is shared. Huge TV and comfortable bed. Shower pretty cool and overall although our stay was short we were impressed and we will be back for sure. It was reasonably priced too. Andrews place is highly recommended!

    The chalet is located in a quiet part of the Bel Aire estate and overlooks the green, 500 yards from the beach. The perfect place to get away from it all. Included with the chalet is a 'visitors' card so that you can visit the local indoor swimming pool which is just a 5-10 minute walk away on the Hutleys Caravan Park for a small fee. You can walk freely around the Hutleys Caravan park and Seawick site and make use of all the local amenities including shops and amusements. There are numerous cafes/takesaways along the seaside restaurants (the little cafe in the parade of shops does a lovely carvery on a Sunday), 3 bars (the Sailor Boy pub which has nightly karaoke at the weekends, Tudor Bar and The Village Inn.) In the Summer the Sailor Boy often does karaoke in the afternoons outside which can be entertaining.

  • A truly wonderful place! The pictures look amazing but they still don’t prepare you for the Wow factor when you arrive. The space manages to be one of the largest living spaces you’ll spend time in whilst achieving a warm and cosy feel. Even though our visit was in January, we made the most of the tennis court - what a treat! A really special place - highly recommend!

  • Fabulous in every way. Great communication, fantastic welcome. Modern yet cosy cabin in very quiet spot at the bottom of the garden. Clean modern and highly functional facilities. Effective radiators in main room and bathroom should you need them which is a must. Loved this place it’s location is great if you want to be near all main routes.     We are a short walk away from the Royal Hospital School, Alton Water and several good pubs! We are also 5 minutes walk from the river Stour which offers some amazing hidden beaches. Ipswich is 7 minutes by car and Felixstowe is 15 minutes by car.

  • Well what can I say but how lovely Henry’s place was to stay x it was cozy warm and very stylish and homely with many extra touches x There was a lovely large shower which was hot and very nice and we also loved the little Christmas tree which was put in there x we loved it and are looking forwards to going back. It was very close to amenities and pubs which was great and the walks and scenery were lovely. I would say also that Henry was friendly and hospitable an knowledgeable about the home and surrounding area which was great as we wanted to know where we could walk which would be nice x deffo would go back x many thanks

  • Henry’s lodge is incredibly comfortable and clean, nestled in a lovely little spot in a quaint village. We spent a relaxing couple of days walking with our dog and then had cosy, Christmassy evenings in the lodge. Henry was very welcoming, friendly and helpful; he gave us lots of advice about walks and good pubs! We would definitely stay again!

  • This is a comfortable, well-equipped and (despite the proximity of "main house") private accommodation. Having an enclosed garden was handy for our dog. The Compasses pub, a few minutes' walk away, proved to be very good for a (dog-friendly) meal out, and breakfast at the "Butt and Oyster" by the estuary -followed by a walk along its banks - was not to be missed. We were only disappointed not to be able stay longer to explore more local walks, of which there are seemingly a profusion, with our hound.

    The Bird House is a holiday home set in the grounds of Woodburn Cottage, which was originally built in the 1700's. It is located on Lamb Corner on the edge of Dedham village, providing an excellent base for exploring the stunning Dedham Vale, Colchester and beyond. The Bird House is less than 5 minutes drive - or 25 minutes walk along beautiful country footpaths - to the centre of Dedham, with it's wonderful pubs, quaint shops and boathouse. The mill pond and river provide great locations for picnics, wild swimming, and walks or boat trips to Flatford Mill. The Munnings museum and cafe is also within walking distance of the property. The Bird House has an open plan living/dining/kitchen area with bi-folding doors offering views across the private patio area, beautiful garden and countryside beyond. The kitchen is equipped with everything that you may need during your stay - fridge (with freezer compartment), oven/hob, microwave, kettle, coffee machine and toaster. Complimentary tea, coffee and milk are also included. The dining area contains an extendable dining table, with seating for 4 people. The living room benefits from a large comfortable sofa, freeview TV, Blueray player and selection of DVDs. In addition, the sofa converts into a double bed with luxury memory foam mattress. Note that the living room is light and airy, with sheer muslin drapes - light sleepers may be woken by the sunrise! Wifi is available at the property. A travel cot and highchair are available should they be required. Note: The Bird House is set in the garden of Woodburn Cottage where we offer a private room with en-suite bathroom for rental (see our other listing on AirBnb). Guests of neighbouring Woodburn Cottage have the option of enjoying a locally sourced full English cooked breakfast in the 18th-century dining room for a small additional charge (vegetarian and vegan options available).   • Fantastic place to stay. Beautiful garden, charming informative hosts and great amenities. Very stylishly kitted out and tea/coffee/milk very welcome. Great to have a sizeable tv and dvd/blu Ray especially with Storm Dennis raging outside. Within easy reach of Ardleigh, Dedham, Manningtree and Colchester. Really enjoyed the hearty well cooked breakfast which is good value and lovely room in which to eat it. Lots of local info for walks and places to eat (The Woodfender lush). Our two small pooches were welcomed with treats and cuddles rather than just simply tolerated and the garden is secure for them to scamper round. Bed is super comfy and The Birdhouse is really warm and well equipped. Couldn’t fault it. Highly recommended.

The space in the bird house was lovely we had such a relaxing few days. Nice local village with decent pubs and shops. We had a lovely time just relaxing and unwinding after a hectic Xmas. Although the owners are just next door we still felt we could relax in the garden. Would highly recommend
