The annex is a self contained bright and quiet studio with its private and secure entrance. Close to the main house, so we are not far away for help and advice. We are situated in a very beautiful spot of Sussex, next to Ashdown Forest and only 20 minutes from Gatwick. We are only 3 miles away from the center of the charming market town of East Grinstead.
Our guests will be able to enjoy and relax in the large garden near the pond to watch the moor hens, meet our horse or our little Bichon. The studio has its own kitchen with a fridge and a proper cooker so no need to dine out every night. Our guests can even borrow our bbq should they wish to. There is a large picnic table on the ground with a superb view on the fields around.
So much to do and visit on our door steps (The Blue Bell railway, Arts and Crafts Mansion Standen National Trust, Wakehurst botanic garden and country estate, Churchill home Chartwell, Hever Castle, seat of the Boleyn family...) Plenty of lovely walks to do in Ashdown Forest and the Downs.

  • This is a self contained studio in a countryside area 8min from Forest Row. The main advantage is the independence. You get a separate entry, your own little kitted kitchen and private bathroom. This meant that I could save money on eating out too much ( breakfast not included ) . The little downside is that three large walls are exposed to outside and the heating is a bit 'improvised' hence not terribly warm this time of year, but with good will and extra radiators becomes really comfortable. Katherine is very welcoming and quick to respond. It's always wonderful when you have host at the other end which is helpful and accommodating giving you that extra sense of safety away from home.     Double room in detached house in quiet cul-de-sac. Close to Gatwick airport, London, Brighton and Ashdown Forest.
    We have 3 very friendly Labradors, and one cat, these remain down stairs at night time. All bedding is 100%cotton.
    The house is within walking distance of East Grinstead with its historic high street, shops, pubs and restaurants. Woodland walks and the Ashdown Forest are close by.

Double bedroom has air-conditioning available in the summer. The en-suite bedroom is a wet room with a fold down stool in the shower for those who need to sit. Arm rail beside toilet.     The flat is big enough for a short term or long term stay. Locked storage beside access ramp to front door available for rent for storage / bicycles etc, Very central location in Forest Row. Pubs, restaurants, shops all within walking distance. The flat is within 100metres of the church.
    Forest Row is on the edge of a National Park - Ashdown Forest. It is a beautiful part of the UK. Nearby is a great Pizza restaurant and bar. Across the road is a great Thai restaurant and Indian. Two supermarkets are within 150 metres. Lots of National trust properties nearby.

    A beautiful space ideal for business trips, airport stopovers and short breaks to relax and explore the area. Guests will have private access to the property and garden area which includes a decked seating area, hot tub and fully equipped weights room. The open plan living room has a modern finish with glass coffee table, sofa bed, desk, tv and WiFi. The kitchen space comes equipped with oven, microwave, fridge, electric hob and cooking utensils. The recently decorated bathroom has mood lighting an assortment of complimentary soaps and body wash and power shower.   • The flat was lovely and the hot tub was great to add to our relaxing getaway! The gym was very well equipped as well. I would only say to anyone with long hair to take their own hairdryer as there isn’t one and also if there’s a power cut speak to Joshua ASAP if you were planning on using the hot tub. It was a beautifully relaxing space!

Although a car is essential we are situated between Forest Row (2 miles) and East Grinstead (3 miles) , where you can find a multitude of Restaurants & Shops, Cinema & Theatre. Trains to London Victoria 50 mins . Gatwick is 20 mins.

  • Sarah was very communicative from the start. She gave plenty of directions on how to reach her place, and if I had any issues she was available for a phone call. I flew in late, and she was more than willing to let me and my group have a late check in. Finding the location was a little tough at midnight, but it was in a good condition. Note to future people, finding an Uber is a little tough, and getting a taxi took like 30 minutes.

  • Coming from a hot South Africa to a cold UK was a worry but the place lovely and warm. Great parking space making having a car a treat. My family and I loved the place. It was homely and cosy and Sarah made sure we had everything we needed and a lovely box of chocolates for Christmas. The location was ideal. The price was good and for a family of 4 just what we wanted. Her animals were a delight and I will definitely recommend this cabin and be back again

  • Plain and simple, but clean and everything there you need. There's even a full-sized fridge/freezer in the kitchen, although the kitchen is TEENY. But there's a full 4-burner hob/oven, toaster, kettle, M/W, and even a washer. Awesome! Sarah and her family are so sweet and kind. It was lovely meeting her and some of her kids. We even had guest kitties to stroke if we wanted. My friend and I loved it. The cabin was very clean and tidy, and there're theoretically beds to sleep 5. With just 2 of us we were spoilt for choice. Nice, clean bathroom with heated towel rack. The place is slightly difficult to find, but is very quiet and we loved it. We both slept very well. If you're looking for 5-star hotel accommodation, look elsewhere. But if you're looking for a lovely, simple, restful place to just relax, this is it! I highly recommend, and will definitely return!     The Cottage is a delightful property in the heart of the Sussex countryside. Situated in the village of Ardingly the property is located in the centre of the village. Guests can use one bedroom and have exclusive use of the rest of the cottage which benefits from its own private garden and patio area. The cottage is 20 minutes from Gatwick and 10 minutes from Haywards Heath Railway Station. Local attractions include the South of England Showground, Wakehurst Place & The Bluebell Railway.
    The cottage is an ideal place for business trips, airport stopovers, or for short breaks and holidays where it is an ideal place to stay for exploring the local area. Guests can self check in to the cottage which also benefits from its own private garden. With full use of the cottage and one bedroom, guests will find everything they need to enjoy their time in Ardingly. Guests will have full use of the kitchen appliances including the washing machine. The bathroom has a bath and over bath power shower. The lounge and dining area can be used and there is an open fire which can be lit if needed. The bedroom has a king size bed and there is also a toddler bed/cot for those staying with a small child.
    Ardingly has two local pubs, a post office, coffee shop, bakery and Chinese takeaway. The South of England Showground is a 10 minute stroll and Wakehurst Place is a 20 minute walk or 5 minute drive away. There is a water sports centre at the local reservoir and The Bluebell Railway is close by. Haywards Heath is 10 minutes away and has rail links to London (45 minutes) and to Brighton (20 minutes). The cottage is perfectly placed to explore the whole of Sussex and the surrounding counties.

  • This gorgeous cottage was the perfect spot for a much needed getaway. The decor is warm and cosy, there’s plenty of space and a real kitchen- not just a microwave and kettle! The location is ideal for local pubs and walks but also for exploring further afield to London or Brighton. It was spotlessly clean and so easy to keep warm with central heating and a fire.   • What a little gem, in the beautiful Sussex countryside. A very comfortable cottage with its own garden & an added bonus of a log fire for the cold evenings. Will mention stairs to the 1 bedroom are on the steep side for those with mobility probs. Otherwise a cosy, very clean, well equipped & especially comfortable cottage. Ed is there if you need any help. But we liked it as were left to let ourselves in to discover & were able to relax. Thank you! We'd love to visit again!!

  • A really quaint cottage in a perfect location. Close to pub, an excellent Chinese takeaway, bakery and post office selling essentials. The bed is super comfortable. Parking is on road but we found a space easily and there’s a free car park nearby if you prefer. Some low doors so watch your head. Bring milk and other essentials or go to post office. Great communication from host. Overall we loved it.

    Garden Cottage annexe forms part of a charming 16th century cottage situated on the edge of the Ashdown Forest in beautiful East Sussex. There are country walks from the door of the annexe, and a bus stop at the end of the drive taking you to Brighton or to Tunbridge Wells. Nearby is a post office and store, pub, farm shop and cafe serving local and organic produce. Uckfield is 1.5 miles away and provides a larger range of shops restaurants and services.
    The annex comprises a comfortable bedroom with double bed, a wardrobe and chest of drawers. We can also provide a single bed if required. There is a cosy sitting room with a TV and a wood burning stove. The beamed ceiling is quite low and any guest over 6 feet tall may have to duck! The kitchenette is in the conservatory and comprises a basin and taps, cupboards, microwave, fridge, kettle and toaster. There is a modern shower room. We provide a welcome pack of breakfast items in the fridge, plus tea, coffee, sugar etc, and some logs for the wood burner. Outside there is a small patio area with a table and chairs. This has views over the fields and fairy lights in the pergola (light switch in the side passage).
    Five Ash Down is a quiet hamlet one mile north of Uckfield. It is close to the Ashdown Forest, Brighton, Severn Sisters Country Park, Drusilla’s zoo, Bluebell Railway Line, South Downs, Lewes, a lama park, the Winnie The Pooh Bridge, mountain biking at Bedgbury pinetum, and numerous National Trust properties.

  • Stayed at the annex for 3 nights during the beginning of the lock down. It is a gorgeous, stylish and cosy home, situated in heart of nature. Everything was provided for a warm welcome and for comfort and ease. Karen left good quality bread, orange juice, milk, eggs blueberries and other essential foods in the fridge. Coffee, tea, even cookies. There were enough logs and kindling for a fire for one night which was lovely. The bed has a deep mattress topper which makes the bed very comfortable. I had a great nights sleep. Would highly recommend this home for a lovely retreat or a walking holiday. Did not meet Karen in person. But all communication was responsive and helpful. Thank you.

    We offer small double cosy room and separate bathroom for your use in a family home. Sorry we do not allow pets. Gatwick 25min and Hever Castle 10mins. The Cottage is set in an idyllic country setting. We are at the end of a lane, and back onto wooded countryside. The most noise is from the pheasants and owls! We are offering a small cosy double room with bathroom next door. At the moment we are having some building done but should not affect your sleep!
    We welcome guests for 1-4 nights normal max stay. ( this is open to negotiation) Guests need to be over 25 years of age ideally. If you want to stay for a longer period we can negotiate a rate ( ie if you are working in the area) If you are looking for the ideal hideaway location this is certainly it! We are located down a rural county track at the back of a large manor house. You WILL need a car as we are some way off the main road and no footpath to the village and pubs etc.
    We are ideally located for you to explore the Ashdown Forest, home of Winnie the Pooh. We have some excellent traditional English pubs just down the road but you WILL NEED TRANSPORT.     Have an amazingly restful stay surrounded by trees in this wonderfully light and sunny bedroom with en-suite bathroom in a tranquil, modern house in the heart of the beautiful Ashdown Forest. The room has a calm, pale green decor and simple furnishings with built in wardrobe and a small desk area. The room gets the afternoon and evening sun and overlooks the gardens, feeling very private.
    The perfect space for nature lovers, walkers, birdwatchers, artists and musicians. Our family home is a restful place situated in a quiet, stunning location amidst beautiful private botanical gardens with direct access to Ashdown Forest. Guests can enjoy a private terrace overlooking the gardens (see photo), perfect for breakfast or sunbathing. There is a kitchenette shared with other guests for preparing basic meals. Guests can also use the upstairs music room if it is free which has a weighted, hammer action digital piano with headphones.
    We live 2 miles outside the village of Forest Row, so very handy for Michael Hall school and Emerson College. The local area has excellent biodynamic farm shops and health food shops, and Forest Row has independent shops, pubs and bars including the Hop Yard which regularly has DJ and band nights. They also sell delicious sourdough pizzas and have a great smoothie bar on site. A number of beautiful gardens are close by including Wakehurst, Sheffield Park and Standen. Gatwick and Lewes are 30 min drive away. Brighton is 40 min drive away. Glyndebourne is 25 min drive away.

  • Our stay at Beth's was wonderful! The location is incredibly beautiful, with a magical garden that backs right onto the forest. While it is described as 2 miles out of Forest Row it is in fact more like 4. If your planning on doing it without a car I think this is an important factor to know as it changes a walk into a drive. The amenities were as described and suitable for cooking simple meals, although there is no official dining table so food has to be eaten in the bedroom or upstairs if the attic room is free (luckily for us it was :) ). Beth and Anna are super friendly and lovely, as are there dog and cat who we enjoyed lots of snuggles with. Thank you both for an amazing time away.

    Squirrels in South Godstone is a beautiful detached conversion situated on a private road, set in a beautiful part of the world. Ample country walks on your doorstep, 15-20 minutes to Gatwick Airport, 10 minutes from Lingfield Race Course, Hever Castle just moments away amongst many other superb attractions.
    Squirrels has one bedroom - either as 2 singles or a super king size bed, stylish shower room and fully equipped open plan kitchen with unique living / dining area. Outside there is a table and chairs for use over looking the garden (shared with us) where you can often see deer amongst other wildlife. In the living room is a double sofa bed - use of this is by prior arrangement and small fee. High chairs, travel cot and other amenities for children all available (no extra charge for children in cots!) If there is anything else - please just ask and we will do our best to accommodate it for you!
    South Godstone in Surrey Hills is a beautiful countryside location with a vast amount of history and attractions in close proximity but with the convenience of London just a short train journey away. Easily accessible for Gatwick Airport and the M25.

My daughter was especially impressed by his compost area as she is into recycling and sustainability. Ask for a guided tour so that you can understand more about his farm.     Our Barn 2 story offers 2/4 guest accommodation, it is separate from our family home, recently decorated, offering a cosy/secluded space with a open plan kitchen/living area. French doors open onto a decking area with a private terrace to one side offering views across the garden and fields which open up to beautiful local walks. Hever Castle is only 1.3 miles and Hever Golf Club 0.5 miles. There are so many places of interest to visit Penshurst Place, Chiddingstone Castle, Chartwell, Knole..
    We are only 2.2 miles from Hever and 3.7 miles from Edenbridge Train Station. We are blessed to live in a county so rich in history and with very many wonderful historic houses/castles to visit within 5-45 mins. The surrounding area also boasts a vast network of public footpaths through woodland, fields, hills and valleys and is famous for its cycle routes spreading in all directions allowing guests to explore the very best that our region has to offer right from our doorstep. We are surrounded by many lovely pubs with excellent food to offer and beautiful beer gardens to enjoy during the summer months. The Barn at Wincots lies a short drive from the towns of Edenbridge, Sevenoaks, Oxted and Tunbridge Wells with excellent rail links into central London. Gatwick Airport is a 25 minute drive and the channel tunnel and Dover is 60 minutes by car making this an ideal stop-off before an early flight or crossing.
    We are very luck to live here in Kent the Garden of England, surrounded by beautiful walks, castles, historic houses and many fantastic pubs which offer excellent food. The Wheatsheaf pub is a 20/25 minute walk over the golf course 1.2 miles. Hever Castle is only 1.3 miles, Chiddingstone Castle 2.5 miles, Chartwell 4.3 miles, Penshurst Place 5.3 miles.

    Local village Lingfield. Many good pubs, restaurants. Racing at Lingfield Racecourse and great firework display around 5th Nov. Close to Gatwick airport. There are restaurants who will deliver takeaway food.

    Forest Row, has every essential you need and is a 5-minute drive away with some cute coffee shops, delis, convenience stores and restaurants. The local butcher in Hartfield is fantastic, also a 5-minute drive away, where you will also find Pooh Corner, the Winnie the Pooh shop and cafe. Walking over Ashdown Forest is straight from the back door of The Piggery and are approximately a 1-2mile walk from all the main Winnie the Pooh sites. You won't be short on pubs to visit, and we have a couple very close by (within 2 miles) that we'd highly recommend.

A charming bolthole boasting a Clearview wood burner stove to keep you cosy in the winter, 18th Century print wallpaper, newly fitted kitchen and bathroom, TV and Wifi.     We converted the lodge over a number of years - carefully choosing the wallpaper (which is from America, using a print of the 18th century). It really lends itself to a cold winters - please bring your own wood & kindling etc for the fire
    We are in an Area of Outstanding Natural Beauty - just over an hour from London (Haywards Heath train station) - and 1/2 hour to Brighton. There are two fantastic pubs in the village of Fletching - which is a 35 minute walk. The Griffin Inn and The Rose and Crown. The South Downs National park is a 15 minute drive - and the historical town of Lewes is 25 minutes. Sheffield Park Gardens neighbours our land and The Bluebell Railway is also in easy walking distance. Forest Row offers a cycle hire facility www.forestrowhire.org - where there are cycle paths.

  • We had a weekend escape to the cottage. It is situated next to their family home (about 10m apart) and surrounded by woodland. Sally was accommodating of our late check in and very swift to respond to messages. The cottage is cosy, and having a bath and fire is an extra special treat. As previously noted, the toilet can be a squeeze if you are broad of shoulders. It is in a great location to explore East Sussex (if you have a car). We went to Sheffield Park and Garden which was a lovely place to walk about. The Griffin Inn was a cosy pub close by - on the more expensive side but the food was amazing and great views from their beer garden. Lewes is a 25 min drive away and we spent time exploring the castle and Barbican House Museum.

Hever Castle and grounds are excellent and has a championship golf course as well as being a popular wedding venue. Other popular wedding venues nearby are Chiddingstone Castle and Falkenhurst.

There are two traditional English country pubs within a few minutes walk, and easy access to a range of footpaths through woods and open countryside.   • Jeremy's place was absolutely outstanding. It has been by far the best Airbnb experience I have ever had. He and his family are so hospitable and welcoming. They went out of their way to help me out, take me to get groceries, pick up from airport etc. The house itself is beautiful, set out in the countryside but close enough to anything you need! It's much bigger than expected, and was perfect for a couples weekend away. Toni's communication was flawless throughout, and although he was away, his family were fantastic, even giving us lifts when we were stuck for taxis. The only downside was charged an awful lot by the taxis to get us about, recommend pre-booking/planning ahead if you don't have a car. Thank you David, Tom, Georgia and Toni for a fab weekend break, I'm sure we wil be back.

    Converted from outbuildings in the grounds of our house, this is a lovely secluded space tucked away in the corner of our garden. Warm and cosy, there is a sitting room with galley kitchen and a good-sized bedroom with en-suite bathroom. Perfect for a weekend getaway or just a night in the countryside. For families, there is a sofa bed in the sitting room and a further single floor mattress all of which are perfect for children.
    We are 1.5 miles from East Grinstead and a mile from Lingfield. The racecourse at Lingfield is a five-minute taxi ride. Our local pub, The Wiremill, set on a lake can be reached over the fields in 20 minutes. There are lovely walks in the Ashdown Forest (home to Winnie the Pooh) and the seaside at Brighton is 45 minutes by car. London can be reached easily from Dormans or Lingfield stations with fast trains twice every hour to Victoria, Clapham Junction and London Bridge (45-55 mins).

We have the choice of two championship golf courses. The largest being East Sussex National only a 5 mins drive away. If your looking for thrills why not try Fly Sussex. This is the UK's largest award winning paragliding school, just on the outskirts of Lewes.

The cottage is really warm and cosy there is a log burner we didn't use but imagine it would be lovely lighting that on a cold winter night.     Small converted Coach House in our garden in a quiet village lane overlooking The Ashdown Forest. Beautiful walks, scenery and wild life. We are between East Grinstead and Uckfield, convenient for Lewes, Glyndebourne and Brighton. Six golf courses within 20 minutes drive. Village shop, pub and three restaurants within easy walking distance. Peaceful ambiance with outdoor seating and limited use of our garden.
    Our property is down a quiet unadopted country lane, which is a no through road. A short walk down the lane leads to the Ashdown Forest. Originally a deer hunting forest in Norman times, Ashdown Forest is now one of the largest free access spaces in the South East. It is a great place for walking and enjoying spectacular views over the Sussex countryside and is known the world over as the ‘home’ of Winnie-the-Pooh. There are many places of interest a short drive from us and brochures and details are provided for our guests.

  • Fantastic place, cosy getaway perfect for walks on the forest. Georgina and Martin are great. This is our second time here and will be coming back. Although not a full kitchen we made risotto, fajitas, pasta dishes. Also great places to eat locally.

  • Delightful 'house-in-the-garden' in leafy lane leading into Ashdown Forest, yet walking distance to shop and pub. State-of-the-art shower, and spiral staircase to mezzanine sleeping area. Very friendly host will make you welcome. Clean, comfortable and all you need for a short stay (or maybe a longer one)!
