  • Fantastic self-contained flat in a convenient location. We travelled from South London to York and this was the perfect stopover for our journey. The flat is clean and well-equipped. We had a very comfortable stay and the check-in process was particularly convenient considering we arrived late in the evening. We would definitely stay again!

    Situated in the village of Cottesmore & only 5 minutes away from Rutland Water, is a 17th ct picture perfect thatched and recently refurbished cottage. With original features such as low ceilings and exposed beams, as well as a wood burning stove, the cottage provides accommodation for up to 5 people with deceptively large living areas. Free Netflix and WiFi provided. We welcome up to 2 well behaved, extremely cuddly & house trained dogs (please note an extra dog stay of £20 / dog is charged).
    The cottage has a deceptively large living area, with separate seating around a second decorative stone fireplace as well as a tucked away reading corner and a conservatory in which to enjoy a cup of tea. The dining room nestles between the kitchen, lounge and conservatory – bright and airy for leisurely breakfasts and perfectly practical for having an evening meal for up to 6 people. Free parking (on driveway & off-street). Upstairs, there are two beautifully presented bedrooms with crisp linens and fluffy towels. The third bedroom is situated downstairs with direct access to the garden (not recommended for younger children due to distance to other bedrooms). The cottage is situated in a quiet lane only a stone’s throw away from the village pub and shops. With plenty of activities to keep visitors of all ages busy around Rutland Water, the Bee cottage is the prefect place where visitors can relax and put their feet up after busy days exploring England’s smallest county. Dogs are very welcome, and the cottage garden is suitably enclosed. Dog owners of large breeds should note the fence at the back is 3 foot high. An additional charge of £20 will apply for bookings with dogs.
    Cottesmore Village is perfectly situated 5 minutes North of Rutland Water, only 5 minutes from the market town Oakham and 10 minutes from the beautiful historic town of Stamford, with it’s grand 16th century Burghley House. Rutland is England’s smallest county, offering plenty of outdoor activities as well as it’s market towns to explore. Rutland Water offers numerous leisure activities such as watersports, cycling, fishing and bird watching. The surrounding Rutland Villages are filled with Chocolate Box Cottages and traditional country pubs. The towns of Oakham and Uppingham offer a range of individual boutiques; Uppingham is renowned for it’s antiques and galleries, whilst the county town of Oakham has a mix of quality highstreet and independant shops – and even a castle! The town of Stamford is a historic stone town, and one of Britain’s best preserved old towns. With plenty of shopping, eateries and coffee shops amidst the beautiful architecture and alley ways, there is a lot to explore within Stamford. On the outskirts of the town is the beautiful Burghley House where vistors can enjoy a guided tour, take a walk around the park, take the children to paddle in the water fountains, or take time over lunch in the Orangery.

  • This is an idyll! Comfortable, beautiful, cosy with every convenience even some you didn’t know you wanted. The location itself is perfect, just for staying put and for exploring the wider space that is Rutland. We were there in bad weather so really enjoyed hunkering down in such a relaxing home with all you could wish for close at hand. The hosts really go out of their way to make your break a lovely one.

  • What a beautiful cottage in a really convenient location. Rutland is a great place for a break and all four of us enjoyed staying at Steve and Hanri’s cottage. A local shop within 10 seconds walk, a pub within 20 seconds and some beautiful towns and villages for walks, pubs, meals all within 20 minutes drive. The cottage was beautifully presented with more downstairs space than we thought and lots of quirky seating locations for reading or chilling out. With a wet and windy February half term the cosy lounge area and wood fire was very comforting. We all enjoyed the character of the cottage and managed to do plenty even with the weather. Great communication from Steve before arrival, during and after our stay and a personal meet and greet from Hanri on arrival with some local coffee and munches was very welcome. The local tips before arrival and in the welcome notes were really helpful. Thank you for the chance to visit, we certainly do hope to return.

Our hosts were brilliantly responsive, gave us lots of local tips and welcomed us with local bakery treats and excellent ground coffee. The cottage was super clean with comfy beds and even festively decorated and our children were enchanted. There is so much to do around Rutland - this place is a little hidden gem!

Kept in immaculate condition the apartment is equipped with everything you need to make your stay comfortable. It is in the perfect location for anyone looking to visit Rutland, Stamford, Melton and surrounding areas.
    You will have free reign of the house, there will be information and guides to help you with things to do and where to go as well as all the essentials you will need for your stay.
    Some useful information for you: Nearest restaurants The Old Buttercross (Marstons Pub) 12 min walk, (less than a mile) Grainstore Brewery Tap (great local pub grub and real ales) 20 min walk (1 mile) Nearest Supermarket Aldi 11 Min walk from the flat (less than a mile) (24hr) M&S 12 Min walk from the flat (less than a mile) The Showground is a 12 Min walk from the flat (less than a mile) Town is a 25 Min walk from the flat but only 6 in the car. As it is an old market town parking is limited, you can part at Tesco for two hours for free but there are longer stay car parks located near Cutts Close.

    Our home is a 18th century farmhouse situated in a beautiful garden, surrounded by stunning countryside, fabulous walks + comfortable country pubs. We are located in Teigh, a small hamlet in Rutland, approx 10 minutes drive from Oakham, 20 minutes to Uppingham and 25 minutes to Stamford. We are perfectly located for parents visiting children at Oakham + Uppingham Schools, and ideal as a base for cycling + walking.
    Lovely old stone farmhouse with a large, informal garden. We have a cocker spaniel, Carter, + a cat, Ziggy. We are happy for you to bring a friendly dog (£5/night extra). We include a continental breakfast in the price but, if requested, can source local bacon and eggs for a heartier start to the day (additional cost). If we are at home you may also join us for an evening meal if you fancy a night in(additional cost). We have one ground floor room with own private entrance, living area + ensuite. We have another room on the first floor which has an ensuite with a power shower + freestanding bath. We also have a large bedroom (king sized bed plus a single if needed) which may be available but will have some of our belongings in it.
    Teigh is a 'thankful village' meaning that all the men who went to WWI returned alive. The Old Rectory next to the church was also used for the 1995 BBC filming of Pride and Prejudice (Mr Collins' rectory) and is, itself, a B+B. There are two good pubs within 2 miles + for that very special meal, Hambleton Hall is 7 miles away.

  • The Old Farmhouse is a beautiful home in the secluded, picturesque village of Teigh (pronounced “Tea”), but only minutes away from Oakham and Uppingham. Karen and Tim are wonderful hosts, very attentive, but very relaxed, and happy to share their local knowledge if you want to explore the area. We were made to feel really welcome and at home from the moment we arrived. We stayed in the upstairs room, which has an extremely comfortable, and very large bed. And - most important for me - a choice of two baths! (I live on a narrowboat - baths are a luxury.) The hospitality tray in the room included a cafetière for making proper coffee, and a choice of teas. Breakfast is a buffet in the kitchen, and I thoroughly recommend the sourdough bread from the local Hambleton bakery. Perhaps by the time you stay, Tim will have homemade marmalade to offer you - it was his next project when we stayed - we would look to do a return trip to see (and taste!) the outcome. I’m sure you’ll enjoy your stay as much as we did.

Within 10 mins drive to Belvoir Castle, 15 mins drive to Melton Mowbray, 20 mins drive to Grantham and easy links to both Leicester and Nottingham. You will have the luxury of a King sized bed, flat screen TV, private en suite, WiFi and tea & coffee making facilities. Village shop/café and pub offering takeaways within 3 mins walking distance.
    The Reading Room is a countryside cottage originally built in the late 1700s as part of the lace mill. It later became the reading room for the village hence the name. The annex was built as a separate unit to allow privacy and convenience for our visitors. We also invite you to enjoy our large private garden, which has countryside views, a pond, seating area, summer house and wood fired pizza oven.
    We are located in the countryside in the village of Stathern, Vale of Belvoir, a very short distance from Belvoir Castle, Langar Hall and 20 mins from Belton House, Grantham. There are a good selection of local gastro pubs and restaurants nearby, including the Nag's Head, Rose and Crown, Chequer's Inn, the Wheel and the Michelin starred John's House. There are local walks, farm shops and garden centres nearby to complete the countryside experience. In the village itself we have Stathern Village Hall which has seasonal events, yoga and dance classes, St Guthlac's church with a regular Sunday and mid-week church service, the Coffee Shot cafe, the Village Store, David Cox Butchers, the Plough Inn and Stathern Garage.

My partner and I only had one night there, but the first question on leaving was, "Can't we stay longer?" Super easy and smooth check in/out.     Newly built beautiful self contained stone built annexe, attached to our Victorian farmhouse. Modern well equipped kitchen, spacious living room with additional double sofa bed if required. Free WiFi. Bedroom with king size bed, walk in wardrobe and en-suite shower room. Close to A1 junction with B668 in pretty Rutland village. There is a fantastic pub just down the road serving excellent food. Convenient for Rutland Water, Burghley House, Oakham and Stamford. Plenty of off road parking.
    The property is in the beautiful Rutland village of Stretton, where the majority of homes are built of local Clipsham stone, and is 2 minutes from the A1. Nearby are Burghley House and Stamford (9 mi), Oakham (8 mi), Rutland Water (7 mi). We are walking distance from George Henry Wood which is ideal for dog walks and the Stretton Lakes, good for fishing. Rutland water offers many amenities including cycling ( hire available), fishing, sailing, walking and great for picnics. Excellent local eating establishments include Hambleton Hall (Michelin Star since 1982), Gastro pub The Olive Branch at nearby Clipsham and our very own village pub The Jackson Stops. We have just over 10 acres of land at the property and have recently acquired Alpacas after having horses for many years.
    Country village which has a working dairy farm and a riding school. We have alpacas and chickens so plenty of fresh farm eggs available.

  • What a super stay! We had a brilliant time. Helen was fab before we arrived, very responsive and answered any Qs/ recommendations. On arrival, Helen was kindly there to greet us. The place is super easy to find and there is secure parking right outside your door, which is great. A lovely, cosy space and many small touches making it a very easy stay - bread, cereals, eggs, milk for breakfast were provided; as well as a fab coffee machine. A selection of books and a great tv in the cosy living room for a relaxing night in - TV is Netflix and amazon prime enabled, so you can just log in with your account. Everything is high quality and the pictures on the listing are 100% accurate, if anything it’s even better in person. A bright, roomy and light space with high quality mod cons & furniture throughout. I would definitely recommend and waking up to the alpacas in the paddock across the drive was a cute bonus.   • Such a fantastic place to stay with our dog before I ran Burghley 7. Huge secure field for her to run around in, great local recommendations and very welcoming check in with Helen. The annexe itself was spotless and very comfortable to stay in and the alpacas were so cute to see in the morning out the window. In addition the local pub was incredible; dog-friendly, outstanding service and delicious food. Helen was very flexible with check out as I wanted to shower after my race in Stamford and was great at communicating throughout the whole process. Cannot recommend enough!

  • Our stay at Highfield Farm was great. Everything you needed and more! Beautiful farm setting looking out onto Alpacas, horses and free roaming chickens. Impeccably clean and warm, comfortable bed, large shower, lovely bedding towels and robes. The kitchen is well equipped and the range of cereals, bread, milk and eggs were enjoyed.     My home is in a village location . Very quiet. The nearest shop is the co op and a local shop for last minute things . There is a bus service but negotiable on me picking you up and taking you into town . I am closer to Stamford , however not much of a distance to Grantham. The room is a single room and can discuss food etc / meals, with an additional cost .
    I live in the property so I am at hand however privacy for both is expected .
    All close in the neighborhood . Lovely garden center at Stamford for coffee and light snacks. There are 2 pubs which are walking distance in the village ( the blue cow Inn/The Angel Inn. In Colsterworth "The white Lion".

  • Cherie was a delight to meet, cheerful, very accommodating of a late-arriving cyclist, and great fun to talk to. She laid on more food than I could eat for breakfast and the house was comfortable and had everything I needed, though I was doing little more than staying the night! South Witham is convenient enough for the A1 yet far away to not be bothered by traffic (I was cycling) and though not huge the house and rooms had more than enough space for me. More than anything though it was meeting Cherie that would encourage me to stay in South Witham again next time I was in the area. Thank you, and take care!

    COVID 19 UPDATE: the cottage is still taking bookings and is completely private and deep cleaned between guests. It’s a great place to escape. Gamekeeper Lodge is a characterful, modern and luxurious self catering cottage; and forms a totally private annexe to our Grade 2 listed thatched cottage in the heart of Rutland. The property was designed in 1795 by John Nash, who also designed Buckingham Palace and overlooks the original thatched game larder. Situated only 2 miles from Rutland Water.
    Game Keepers Lodge is steeped in history, with quirky features and heaps of character. The main sitting room has a vaulted ceiling, a comfy sofa, chair, TV with Freesat, DVD player and lots of DVDs for adults and kids to enjoy. The log burner is great for cold days and we always leave guests a well stocked wood basket with the option to purchase more. The duck egg blue kitchen has been hand built to a high specification with granite work sufaces and is equipped with: Built in Oven and Induction hob, slimline dishwasher, kettle, toaster, microwave and Dualit Nespresso coffee machine. The cupboards are stocked with plenty of utensils and kitchen items and we also provide tea, coffee, sugar and coffee pods. We can provide access to a washing machine and tumble dryer should you need them. The kitchen leads to the orangery which overlooks the garden and is the perfect place to enjoy meals or just relax in the comfy chairs. The dresser contains plenty of books, local information, games and a selection of toys for younger guests to enjoy. On the ground floor you'll also find the second bedroom with two vintage brass single beds, with 2 lockable windows. The bathroom is also on the ground floor and features a large walk in shower, WC and wash basin. The master bedroom is located upstairs - please note the stairs are old and as such are steep. The master has a kingsize bed, bedside tables, dressing table, wardrobe and hairdryer. There is a door which leads to an outside terrace where you'll find a table and chairs to enjoy the sunshine on nice days. Outside there is plenty of parking and we have enough room for larger vehicles or trailers - just let us know when you book.
    Rutland is often described as a hidden gem, and the UK's smallest county has so much to offer. With two bustling market towns - Oakham and Uppingham, as well as being only 8 miles from Stamford there is plenty to do or just relax in the stunning countryside. With its water sports facilities, nature reserves and miles of cycleways and footpaths, Rutland Water is the perfect place to walk, hire a bike or learn to sail. The nature reserve and annual bird fair are extremely popular and Rutland Water is home to the first Ospreys to be bred in England for 150 years. With 600 listed limestone buildings including five medieval churches, Stamford is a Georgian market town that truly deserves its description as "the finest stone town in England" by Sir Walter Scott. Make sure you take a visit to the 12th century St Leonard's Priory, and explore the 'Town Trail', which will take you on a historic tour through the old passageways, lanes and market squares. Pride and Prejudice was also filmed here.     This property is open plan design – the only internal walls being around the Bathroom! Parking on unrestricted Village Road immediately outside. Award winning Architect designed conversion of a Methodist Chapel, which was a place of worship for 150 years until being converted to a home in 2000 when it featured in 'Living Etc.' magazine. It has been available to rent as a holiday home since late 2015. The modern conversion retains the original features such as the double height ceiling meaning the space is very light and airy, perfect for a relaxing break. At Ground Floor the Living / Kitchen / Dining Areas. An ‘L’ shaped sofa provides ample space for you to relax with freeview smart TV & blu-ray player to keep you entertained and a wood burning stove to add to the heat and the ambience of your stay. The Kitchen area has a 4 plate electric hob together with both fan and conventional ovens, an american style fridge/freezer, various utensils, cutlery, saucepans, frying pan, small wok and oven dishes. Not to mention the kettle, 4 slice toaster, microwave oven and cafetiere. There is a dishwasher below the sink and hidden away under the stairs is a washing machine. The Dining Area has a table and chairs to seat four very comfortably. There is ample crockery, cutlery and glassware. A full inventory is emailed prior to your arrival so you are aware of what to expect from the kitchen contents. This is only to ensure that you do not duplicate any items by bringing them from home uneccessarily to hopefully help to reduce your luggage. At the Mezzanine level there are two Bedroom areas and a Bathroom. The two Bed areas have glass balustrade viewing to the Living Area below. The Master Bedroom area has a king size bed and side boards with shelving below and reading lamps above. This area is provided with a DAB radio alarm clock. The Second Bedroom area has a small (4ft wide) double bed with bed side table, shelf and bed side lamp. The Bathroom appears modest from the outside, but is comfortably equipped with an electric towel rail, washbasin, WC and bath with shower facilities over. Linking these three areas is a landing with a substantial amount of wardrobe and storage space including an airing cupboard with it's own hanging rail, wardrobe hanging rails, hangers, shelving and a shoe rack. There is a hair dryer, an iron, ironing board and folding clothes horse for your use should you require them. Each bed is provided with 4 pillows and a duvet. Bedding (2 x mattress protectors per bed, 2 x pillow protectors per pillow and 1 x duvet protector per duvet, 1 x pillow case per pillow, 1 x fitted sheet per bed and 1 x duvet cover and 1 x throw per bed ALL changed weekly or before each stay whichever is sooner), towels (4 bath sheets, 2 hand towels and 2 bath mats ALL changed weekly or before each stay whichever is sooner ) and toilet rolls are provided for your stay. If you run out of toilet rolls we ask that you provide more yourself. If your stay lasts over a week the beds will be changed for you during the weekly clean. We keep the kitchen stocked with some basic essentials such as dishwasher tabs, soap, hand cream, washing up liquid, salt, pepper, laundry detergent, fabric conditioner, a first aid kit, bin bags, tea and hand towels and dish cloths. To welcome you upon arrival the kitchen is stocked with a limited supply of Clipper tea bags and coffee and hot chocolate sachets with brown and white sugar sachets and a pack of local hand made biscuits (usually shortbread). A pint of fresh milk will be available in the fridge. All of these complimentary items are provided as standard. !!CHILDREN!! : Due to the nature of the property, especially at the Mezzanine level, while we encourage "Babes~in~arms", but we do not feel it suitable for "mobile" children between 9 months and 7 years old. Sorry. Young babies and children aged 8 and over are welcome. For reasons of safety due to the fact that there is a Mezzanine floor above ground level separated only by a handrail and glass panel to (adult) waist height young children may be at risk of falling if they climb onto the rail. These stipulations are for general guidance only. Obviously it is your responsibility to ensure your children's safety. PLEASE ASK if you have any questions about this aspect. We are always happy to help with advice/further photos etc. Please also see the full range of photos in the listing. Clearly the property is unsuitable for those of any age who sleepwalk. BABES~IN~ARMS: We have a good range of equipment for babies staying at The Chapel including a travel cot / change table / bassinet combo with bedding, a secure high chair, Jogger City Mini push chair (suitable from birth), age appropriate cutlery and crockery, play mat, change mat with replacement washable covers and a baby bath with bath toys. Hopefully this will help reduce the space taken up in your car for the journey here! We have some suitable cot linen, blankets, a sleep bag and towels, but you'll probably want to bring your own in addition. All of the baby equipment is of a good quality and is checked and steam cleaned before and after each use. Please let us know when you book if you would like to use these facilities so that we may prepare them ahead of your arrival. DOGS & PETS: Sorry, but due to the nature of the property and lack of enclosed garden, we do not feel it suitable for animals to stay. CHANGE OVER DAY: Generally the change over day is Friday, however for those long weekenders or mid-week breaks Monday can be arranged. Please feel free to contact us if another day would be preferable and we'll see what we can do. Arrive: anytime after 3.00 PM on a Friday or 4.00 PM on other days. The Chapel may be ready earlier on occasion and we are happy to text you if you let us know in advance that you'd like to know if this is the case. Vacate: before 10:15am. The Chapel is immaculately presented and professionally cleaned and checked between each visit. In addition to this there is no need to remember to put the bins out for collection as this will also be done for you. WI-FI / INTERNET ACCESS: Wi-fi / Internet access is available. This also means you can use the smart tv to access catch up tv using BBC iplayer, itv player, All4 etc. HEATING: Each of the main areas of The Chapel has its own individually controllable energy efficient electric heater (the night stores in some of the photos have been replaced) which is pre-programmed, but allows you to easily override the settings should you need to. For those of you who wish to, the wood burning stove is available for use. We ask that you only use the complimentary well seasoned wood and kindling provided. Additional wood can be purchased for a (small economical) fee during your stay.
    The Chapel is in Wing, a modest traditional village within the glorious Rutland countryside. The local pub - The King's Arms - is just a few minutes walk and excellent for food and drink. Wing situated between the county town of Oakham and the near by town of Uppingham, both being historic market towns. Each town and the villages which surround them are of much interest from an historical and architectural point of view as well as the many independent specialist shops, museums, art galleries, hostelries, garden nurseries, restaurants, cafes and tea rooms. In Wing you will find The Kings Arms Inn and Restaurant, less than a 3 minute walk from the door, which provides locally sourced food and ale alongside roaring open fires and a short walk to the edge of the village you’ll find yourself at Wing Hall where you can sample the delights of the Farm and Village Shop. On Sundays you can enjoy afternoon tea at the village hall and various attractions throughout the year. The South Shore of Rutland Water is well within a 10 minute car journey with easy access to its various attractions such as sailing and water sports facilities, cycle tracks, bird-watching, fishing lodge, walking, climbing wall, reptile and bug zoo, crazy golf etc, etc. The Rutland countryside’s highways and byways are ideal for cycling and walking alike and there is a multitude of footpaths and bridleways which crisscross the agricultural land between the towns, villages and hamlets. For fishing, walking and cycling, the Eye Brook reservoir is a 13 minute drive and Wakerley Woods is 15 minutes away. A 20 minute drive hop across the border into Lincolnshire will see you in Stamford with its nearby Burghley House famed for the Burghley Horse Trials, being the back drop to many period dramas, its gardens and its historical architectural interest. Northamptonshire with it's stately homes and gardens including Rockingham Castle only 20 mins away is also easily accessible from The Chapel. There are various golf courses throughout the county from the historic Luffenham Heath Golf Club (15 mins away) to the newer Rutland Water (10 mins away) and Greetham Vally Golf Courses (25-30 mins).

It is in a lovely peaceful position in a beautiful village, yet equally near enough to for local walks and to visit nearby villages and Rutland Water in the car. Samantha & Colin were quick to reply and had useful local knowledge too. The local pub (Kings Arms) is very close by and we enjoyed a great Sunday lunch there.

There’s plenty to do outside of the location, like walking around Rutland water and visiting local towns.     A newly renovated space in a family home, this room benefits from its own access giving you privacy to come and go as you please and can be made as either a twin or double room. Across the hall you have your own private shower room. Please note that there is a small step up into the shower. Only 30 minutes walk into the main town your guest room is only a couple of doors away from the main bus route and very easily accessed off the A1.

    This is a fabulous double room (with own entrance) two mins drive from Rutland Water. Newly renovated and perfectly located for all that the Water and surrounding villages have to offer. Oakham and Stamford (4 and 6 miles away respectively) are wonderful for whiling away a few hours once you've worn yourselves out cycling, sailing, walking or kayaking. A delicious breakfast will be served in our breakfast room. We are more suited to adults but can offer a travel cot if required.

  • Tim's cottage (and the village itself) is very pretty and the room and shower room were super clean. Basically if you stay over at Tim's place, you've got a full floor to yourself, with the bedroom on one side of the landing and the shower/toilet on the other. Tim went through the trouble to remove the second bed from the twin room as I stayed over as a single traveler. So I had a lot of space, an extra chair and table to enjoy, I didn't ask for it, but he did it anyway. And this going the extra mile is the perfect way to describe this excellent host. Nothing was too much bother, he was ready with help, advise and a good talk. Be it from opening hours of local shops/pubs to coffee, tea and whatnot. Had a fab stay and will be back, if my paths lead me back to Rutland Water again.

    Our home is within a beautiful village in the Vale of Belvoir. You’ll love staying here with the village feel and lively local pub. The room is a private access annexe attached to the main house which would be great for couples, solo adventurers, and business travellers.
    The annexe has a vaulted ceiling, a small kitchenette (has a microwave but no other cooking facilities) and a well proportioned en suite. Guests have access to fast wifi and parking. Great if you are looking for a relaxing break in village surroundings.
    Harby village is lively with a pub serving food 7 days a week, a cafe and a local shop and garage. It's a beautiful, friendly village with walks and bike rides directly accessible.

The host had left food for breakfast and there were toiletries in the bathroom too so they really went above and beyond. Despite being attached to the hosts property, we never felt like our privacy was being compromised and the location is rural, peaceful and perfect for a little weekend break in the countryside.     Double room with queen sized bed in a guest wing of a beautiful house a short walk to Stamford town centre. It has its own separate entrance with parking available.     This is a room in a guest wing of a private house a 5 minute stroll, through a park, to the centre of Stamford. Despite it's proximity to the centre of town the house is on a peaceful and quiet street. There is ample off-street parking and a separate entrance to the room. The room has been recently decorated and comes with a queen-sized bed, bedside tables and an armchair. All bedding and linen are provided. There are also black-out blinds to help provide a good night's sleep. Tea and coffee making facilities are provided on the corridor outside and are shared with another en-suite room. There are occasionally other guests or family friends staying in this room but this is rare and we will let you know if this is the case. Both rooms are private and secure. Wifi is provided free of charge.
    We are a five minute walk from the centre of the beautiful Georgian town of Stamford known as "the finest stone town in England". The walk takes you down a hill , through a park and into the conservation area. The centre of town has many independent coffee shops, restaurants, pubs and retailers to explore. Burghley House, Englands finest Elizabethan House is a longer walk or a short drive and further afield is Rutland Water with walks, bird-watching and watersports on offer.

    A self-contained annex of 350 year old grade II listed country cottage in the beautiful Rutland village of North Luffenham, close to Rutland Water and historic towns of Stamford, Oakham and Uppingham.
    The bathroom, like much of the property, has been recently renovated and looks wonderful. Please note that it only has a generously sized luxury shower, not a bath.
    The village has a great pub, called The Fox. Food is good and reasonably priced and they have a wide range of beer, including excellent local ales. Staff and locals are very friendly. There are various other villages pub in the areas and we can provide recommendations for something a little more up-market if you fancy some fine-dining. Stamford is a beautiful small town just 7 miles away. The George Hotel has hosted people in style since the crusades and is just one gem in a town rich in history. Oakham and Uppingham and smaller, but just as beautiful. A bit further afield is the wonderful Rockingham Castle (still occupied by the family that built it 400 years ago), Burghley House (the finest Elizabethan house in the country, famous for the horse trials), Belvoir Castle and Belton House. Rutland Water is just a mile away, where you can watch birds, including the famous Ospreys, fish, sail, walk, hire bicycles, climb and swim. Or visit the annual British Birdwatching Fair.

I would definitely recommend a visit to the local The Fox pub for high quality food and service. John and Lindsay were kind hosts who went out of their way to help us accommodate my parents for a day too. The kitchen and bathroom are lovely and modern, the only surprise was that the heating was controlled in the main house, though our hosts were happy to adjust it for us (and also provided all we'd need for an open fire.) Overall very good value and lovely to find a nice clean place that allows dogs :)

    My house is full of sunshine whenever the sun is out, and full of metaphorical sunshine when the weather doesn’t wish to provide sun. It is a comfortable space that feels like an art gallery you can relax and read a book in. But, be warned: my very friendly little dog, Ajax, will likely want to get up on the couch where you’re reading a book to snuggle up against your feet! Self check in and out is available, and may occasionally be necessary if I’m not in town at the time of your arrival or departure.
    This house is a very reasonable 5 minute walk into the very centre of Stamford where you will find a bustling high street with historic cobblestones, views of six church spires and towers, and that classic Georgian architecture using a Clipsham stone—a special material also used on Parliament, Windsor Castle, and York Minster!

    My bungalow is in the pretty market town of Oakham, Rutland. Parking is available on my drive and there is usually space on the road too. I live about 5 minutes walk from the railway station which has trains west to Birmingham and east Stansted airport (and many points in between). There is a small Co-op down the road with larger supermarkets nearby. The town centre with a Norman castle and the twice weekly market is under 10 minutes walk. There are many individual privately owned shops here.
    The room available is part of a newly built and furnished extension with its own shower room next door. It has an outside entrance from the garden so you can be entirely private during your stay. I offer a DIY type breakfast; in addition to tea and coffee I will have available cereals, rolls, cheese and fruit for my guests. I would ask that all guests should be aware of potential allergens in any food and let me know if any particular item must be avoided. The garden is still under construction but you are welcome to sit outside on the patio when the weather is fine.
    Oakham is a small market town. We have a selection of good restaurants and independent shops. There is a local Norman Castle that is definitely worth visiting and an interesting museum with an emphasis an local history. A small market is held twice a week and once a month there is an excellent farmers market.

Rutland Water is a 15 minute drive away with plenty of activities to do, and Stamford is a gorgeous market town just 20 minutes away. The nearest train station is Grantham/Stamford.

    Uppingham is a beautiful small market town set in rolling countryside in Rutland. Stamford, Oakham and Rutland Water are all within striking distance.
  • Great location with a short walk into Uppingham and ideal for us. Very clean and spacious and comfortable beds. Toasty warm and a decent kitchen with everything we needed for 1 night but it would be ideal for longer stays too.

  • A lovely spacious cottage with comfortable beds fluffy towels and a well stocked kitchen . Anna thoughtfully left us bread milk butter and jam for breakfast. Great quiet location but also very close to the centre of uppingham. Highly recommended.

  • A lovely place to stay. We were made to feel very welcome by Anna and her husband. The place is very clean, peaceful and the beds very comfortable. There is no lounge as such but the kitchen has a lovely big table and chairs. There was tea, coffee, milk, bread etc. left for us which meant we didn't need anything much at all as we were only staying one night. Great for our needs and would certainly recommend.

Friday is Market Day in Uppingham, where you can browse the stalls and enjoy the beautiful town just like a local. Topiary Barn is located at the rear of Uppingham Antiques Centre so feel free to pop into the antiques centre and take a look around!   • We had an absolutely wonderful few days at Topiary Barn - Wendy is a delightful and attentive host, without being intrusive, and communication was excellent from day one. You really do feel like you're staying in a cottage in the countryside given its delightful location in Wendy’s beautifully tended topiary garden; quiet and peaceful yet only a very short distance from shops, cafes and local hostelries. Being able to park in our own dedicated, secure parking space just next to the building was an added bonus and much appreciated. The accommodation was warm, welcoming and very comfortable. The kitchen area was exceptionally well equipped with everything you could possibly need if you were planning to cook and prepare a meal at home.... or even do some washing and ironing! Tea, coffee and milk were all provided and after a busy day out and about, enjoying a cuppa or glass of something on your own sunny patio was a perfect end to the day. If you're planning to visit Rutland Water, Burghley House or to explore a little further afield, then Topiary Barn is the ideal place to stay; I will definitely be back...... if the many friends I've already recommended it to don't get there first!     Our annex sits above our garage with its own private entrance, bedroom & bathroom, king size bed, quality bedding, bathroom with a separate walk in shower, bateau bath, toiletries, towels, hairdryer, WC & basin, table, TV, fridge, kettle, coffee, toaster, WiFi, cool fan, hangers & drawers. Unfortunately much as we love them, we are not suitable for children, babies or dogs. Please note we are a totally no smoking or vaping premises. No additional people permitted.
    Our location is very peaceful, picturesque next to the village church ( the clock chimes hourly and every couple of weeks, you might be lucky enough to hear the bell ringing practice) and surrounded by superb cycling or riding countryside. Despite being on "Main Street" you will only see a few tractors and cars go by. We are only a few miles from Rutland Water (ideal for bird watching or water sports).
    The space * Private space with own entrance (via 4 wooden steps with substantial handrail) * King size bed with good quality linen * Decorated in clean crisp whites and blues. * The bathroom has been newly installed in 2018 * Contains a bateau bath, shower, toilet, heated towel rail and basin. * There is a large cooling fan summer nights. * We offer a light breakfast in our price, which includes cereals and bakery goods. * You have a toaster plus tea and coffee making facilities en suite. * There is a small fridge where we store milk, juice and yogurts for your breakfast. * Please note there are no cooking facilities in the annex. * You will find an information folder in your room giving details of local pubs and restaurants which we recommend or I can email these to you before you visit. There are no pubs or restaurants in the village. You can walk just over a mile to our nearest pub but if you are happy to drive at least 10 minutes you will have a large choice of places. * There is a television and a chair which can be used for breakfast or working on a laptop (we offer free WiFi). * We have private off road parking * We are a no smoking/vaping zone * Please note we cannot accept children, babies or animals. Much as we love them all, the room is not suitable and we do not make exceptions.
  • If you want a quiet, peaceful, out of the way place to stay, this is it. Marcia and Allan were perfect hosts, and ensured we were comfortable and had everything we needed. The accommodation is immaculate, and tastefully decorated. The bathroom actually has a lovely bath which is unusual these days. Would highly recommend staying here.

    Charming Victorian terraced house, situated on a quiet residential street. Five minute walk into town, where all the usual amenities are placed. The room is a double size containing a new single bed and mattress. Desk and chair, clothes rail (with hangers). WiFi throughout the property and Virgin media with all channels. Bathroom with bath and shower. Plenty of on street parking. Access to A1, A52 and A607, all within a couple of minutes drive. Train station is a 10 minute walk.
  • James is a perfect host and his house is lovely. Was perfect for my needs cosy, warm and clean... sorry if I trailed some mud in from site but I was trying my best to avoid it by changing my shoes in the office....

  • James is the most wonderful , Delightful, caring host! It was like staying with a family member. His home is charming in a quiet neighborhood. It is about a 10 minute walk to the main part of Grantham and all the shops. I am from America and was unsure about how my accommodations would be. James’ place and James himself exceeded every expectation I had and put my mind to ease quickly! James is very thoughtful and gives you travel tips and recommendations on what to see locally and where to eat! When you come home from a weekend excursion he is there waiting to make sure you made it home safely. He is a delight to speak to, he asks about your stay and visit. He had fresh flowers in the house and it felt so very welcoming! We also travel to Scotland and to Greece. James’ place far exceeded anything we stayed at. If you stay here you will not be disappointed!
