For 30 days or more, consistency rates, we do reduce our rate to $35 per night. This doesn’t include breakfast.
This Colonial B&B was built in 1905 and has stood the test of time! Mr. Brashear built this for his wife, but after her untimely, early death it has since been used as a boarding home for mothers and daughters wanting to go to school in KIRKSVILLE. Then it was turned into 4 apartments for over 60 years, then a Dr. office for less than 10 year, & then a B&B in 1999! We love the history this home and the privilege to tell its story, for future generations!
A fabulous park with wading pool is right across from the front door. That Park also starts a great hike and bike trail of about 2 miles! Located 7 blocks from Truman State University and 12 blocks from ATSU! There are several parks within a few blocks!

  • Tiffany was a great host. We enjoyed staying at her B&B while we visited our son at Truman State University. Super clean and the bed was very comfortable. Also, we had use of a living room and kitchen to ourselves. We will definitely stay there again next time we visit our son.

    The Phillips Place B &B, offers the West Suite in the Carriage House. (1890's, carriage and horse barn) that has been remodeled into two suites adjacent to the Main House which is a Traditional B&B.
    The West Suite includes a Kitchenette with refrigerator , microwave and coffee pot.

This suite features a queen bed, setting room with Futon and set down kitchen with stove top and refrigerator.
    The East Suite is on the second floor with balcony where you can enjoy the morning sun and your favorite cup of coffee.

    The Rachel Carson Room This listing is for the Rachel Carson Room, which has a queen and two twins (one in the bottom of a trundle bed). It can comfortably sleep 3 people. It can sleep a 4th if that person is a child who can be comfortable on a pull-out trundle bed. Our guest lounge and three bedrooms are upstairs, our accessible and dog-friendly room is downstairs. Bathrooms and showers are shared. Meals are served at our community table. Prices include a delicious, organic, local, made-to-order breakfast. Prices are for two people in a room. We happily accommodate dietary preferences/requirements (vegan, vegetarian, gluten-free, diabetic...). Full bar with 23 kinds of craft beer. We can provide lunch and dinner by reservation. The benefits of staying at the Milkweed Mercantile instead of less-expensive accommodations at Dancing Rabbit are many. Most importantly: this is what we do. The Mercantile was designed for YOUR comfort. Rooms and showers are spotless, the linens are clean and feel great, breakfast is included, and we (the owners of the Mercantile and long-time members of Dancing Rabbit) are on-hand to answer any questions you may have. Thick undulating strawbale walls provide tremendous insulation, providing warmth in the winter and helping to cool the building in the summer. Water is (filtered) rainwater, food is local and organic. Wifi included in rate. There are no phones or TVs in the rooms. We (delightfully) get poor cell phone reception. This is a place for peaceful relaxation, conversation and make-your-own entertainment.     The David Brower Room features a queen-sized bed and is upstairs off of the shared guest lounge. The reclaimed wood floors, the antique doors, door frames and woodwork are beautiful but not precious - you'll not find a single doily or teddy bear in this BnB! All rooms have free wifi.     Rutledge, Missouri is not close to much, but is on the way to lots of places. We're 50 minutes from Kirksville, MO (home of Truman State University) and 3 hours from both St. Louis and Kansas City. The area surrounding Dancing Rabbit is very rural, and conservative. In the town of Rutledge, Zimmerman's Store is a must-see (open 8-5, Monday - Saturday). On the 2nd Friday and Saturday of each month (April through October) is the famous Rutledge Flea Market (located on Highway V in Scotland County).
