COVID 19 UPDATES: We are desperately hoping to to be able to re-open our doors to guests at the beginning of July. The Old Mill is located in a small village in Norfolk, home to several elderly neighbours in the near and wider vicinity, who are, understandably, still a bit nervous about the influx of guests from towns and cities which will inevitably follow the end of lockdown. For this reason we are limiting our bookings in July and August to family groups please and will look forward to welcoming groups of friends at a later date. Kind Regards, Sandra. The Main house has a Master Suite with a Super King 4-Poster Bed, dressing room and luxurious en-suite with separate wet room shower and extra deep bath. Additionally in the main house there is a spacious double room with handmade oak bed, a contemporary triple room ( 3 single beds), and a Family room with a double bed and a set of bunk beds.The bunks in this room are suitable for children and lightweight adults only. In the Mill tower there is a stunning ground floor circular dining room, with glass walkway overhead, giving uninterrupted views above to the workings of The Old Mill. There are three charming circular double bedrooms on the third, fourth and fifth floors. 70 ft high on the seventh floor is the viewing tower, providing 360' spectacular views over beautiful Norfolk countryside. The bedrooms in the tower lead into each other with each staircase and therefore offer a reduced level of privacy.
Stoke Ferry is a quiet village in Norfolk on the East Coast of England. The village and the surrounding areas abound with rivers and forests for all types of walking, cycling, fishing and boating.Within 3 miles is the National trust Oxborough Hall which can be reached over a variety of foot trails from the Old Mill.Other local places of interest include Gooderstone water gardens, Boadiceas village, Icenie brewery, Stowe Bardolphs' rare breeds petting farm and High Lodge at Thetford Forest with its excellent line up of Summer concerts, and its well known 'GO APE' extreme adventure trails. The Corn Exchange Theatre in kings Lynn and the Kings Lynn Arts Centre always have an exciting family friendly programme of events.Two excellent Golf Courses, Denver and Swaffham are within 10 minutes drive.

  • The old mill is a beautiful and unique place to stay. It was a perfect refuge from the weekend's storm, with lots of different seating areas , and a great open plan kitchen, easily big enough for everybody to be doing their own thing. Very comfortable beds in the range of bedrooms - privacy is an issue as noted in previous comments but worth it to stay somewhere so unusual. This was lovely for a february weekend break but would be amazing in the summer

  • We were a little nervous booking accommodation that would work effectively for 17 people, however the Old Mill was just superb. A classy development of an old and iconic venue that works very well indeed. The dining area at the base of the Mill was a real treat and worked wonderfully for our dinners and the kitchen area worked really well for the other meals. It is very well appointed and unique is lots of ways. It has plenty of space so you are not ever feeling cramped. One thing to consider is the intimacy of the three Mill Tower bedrooms that you have to talk through to get to a bathroom. They are beautiful but would probably need to be folks you know well to be comfortable with it. Sandra was a great host, accurate and timely communication , very reactive when we had a couple of challenges all of which was very helpful indeed. She also decorated the place beautifully for the Christmas celebration.This is an amazing venue for a large group, we would consider using it again. Thank you Sandra and Gary.

    Wood Lodge is a lovely self catering holiday get away in North Runcton, Norfolk, close to the stunning North Norfolk coast, Sandringham Estate and North Norfolk Nature Reserve. Wood Lodge has the benefit of being located near some of the country's most stunning scenery, comprising of country estates, beaches, bird watching and various walks. You will also find other activities and outings to suit a variety of interests, ages and, of course, English weather situations!
    Wood Lodge, a self contained property, is newly renovated to a high standard focusing on comfortable living for either a family, friends or couples wishing for time away. Wood Lodge comprises of 2 double bedrooms, one downstairs bedroom with 1 double bed and an upstairs bedroom with 2 single beds. There is also a double sofa bed in the living area. The kitchen and bathroom (both downstairs) have just been refurbished, making the accommodation very comfortable. Within the living area there are 2 large sofas, television with DVD player, dining table and chairs for up to 6 people. Outside there is a large garden area (sole use for Wood Lodge) with picnic table, great for children to spread their legs! WIFI is available throughout the lodge. Only thing I would say is that the road to access the property had a lot of large pot holes which made it difficult to navigate- particularly in the dark!!

    Featured in The Sunday Times in 2016, designed by Grand Designs finalist, and close to historic Cambridge, Ely, and Kings Lynn, and the unique Norfolk heritage coast. The Pumphouse overlooks the river Wissey at the edge of the Norfolk Wildlife Trust's Wissey Valley Living Landscape reserve. You cannot get closer to nature, or find a more secluded retreat. With 5 bedrooms, an interior spa, and a huge kitchen, this is the ideal place for a retreat, family reunion, party, or to get back to nature.
    The Pumphouse is an isolated 'get back to nature' type place. Inside its industrial and contemporary with concrete, wood and brick. Outside there is the deck and barbeque, and then just nature. In front of you is the river bank with beautiful walks, and next to you is the nature reserve, teeming with birds. On the track down you will see every kind of animal, from deer to hares to geese and herons - it really is an escape. Once inside you are in comfortable easy to use space - spa, big screen TV with Sky, huge kitchen, and comfortable en-suite rooms. Enjoy....... Accommodation: Ground floor: open plan living room with dining table for up to 14 people, and large open plan kitchen. AV system and wood burning stove. French doors leading to the external decked terrace and barbeque. Bedroom 1 with king size bed, and en-suite shower room. Separate cloakroom. Entrance hall with coatrack and stairs to upper floors. Spa room with views to wilderness garden. First Floor: Bedrooms 2 and 3 – both with king size beds, en-suite shower rooms and separate W.C.’s Second floor: Bedrooms 4 and 5 – each bedroom has two standard single beds, and a day bed with an additional pull-out bunk, giving sleeping accommodation for between 2 and 4 people per room. Bathroom with roll top bath, W.C. and basin. The Pumphouse is prepared for up to 10 guests at the standard nightly hire rate. For parties of more than 10 up to the 14 limit we charge an additional fee per person per night. Those hiring The Pumphouse must tell us when booking how many guests they will be so that beds and linen can be provided, and that the correct fee may be charged. The Pumphouse is ideal for nature lovers. Located right in a corner of the new Wissey Valley Living Landscape wetland reserve, The Pumphouse is perfectly situated for bird watching, with numerous indigenous and migratory bird species literally 100m away. Gathering nectar and pollen from the local shrubs and wildflowers, we have 3 colonies of bees living in beehives along the edge of our land next to the wetlands.
    Hilgay is rural village set off the A10 just outside Downham Market. The ancient towns of Kings Lynn to the north and Ely to the south are each a 25 minutes away by car, whilst Cambridge is accessible in 45 minutes. Downham Market is a 1 hour a 20 minute direct train ride from London Kings Cross, and then 10 minutes in cab. To the north and east of Hilgay is the glorious Norfolk heritage coast, with a fabulous mixture of beaches and saltings, atmospheric coastal towns and villages, and a rich and varied range of outdoor activities to suit visitors of all ages and interests. And all around are the vestiges of the ancient fenlands. The fens, made famous by Herewood the Wake, baffled and defeated incomers for centuries, and provided sanctuary and sustenance for the local people until they were finally drained in the nineteenth century. Local landowners employed the skills of the Dutch and the muscles of the Irish navies to dyke the rivers and cut drains through the low-lying fens so that the rich dark soil could be tilled or grassed to produce food for Great Britain’s growing urban population. This Pumphouse is a reminder of this most recent chapter in the history of the fens. Hilgay has a wonderful traditional butcher and grocery shop, a pub, and a farm shop and restaurant. Within a five minute drive are the ‘Boatman’ at Denver sluice, the various restaurants of Downham Market, and for an evening treat the gastro-pub ‘The Hare Arms’ a Stow Bardolph. If you are interested in private catering at the property, previous guests have highly recommended Avril, a local Norfolk chef who can be contacted via www.chef2dine4.co.uk.

  • The Pumphouse is a wonderful location for a gathering of friends or family. The living and dining areas are comfortable and functional (and very stylish!) - we loved it. The kitchen is spacious with most items that you could possibly want. The bedrooms are bright and airy and the bathrooms clean and, again, simple but stylish. There a lovely big hallway with plenty of room for wet coats and boots. We also found the living areas and bedrooms to be plenty warm enough. We didn't use the spa and it was too cold and windy to sit outside, but I'm tempted to come back in the summer to try them out. There's also a chair down next to the river which, on a warm summer's evening, I'm sure has my name on it. We were a group of wildlife enthusiasts and were thrilled to be so close to the wetland and river - visible even from the windows. Whilst pottering around we saw barn owls, cranes, great white egret, kingfisher, lapwing, marsh harrier and lots more. There were also lots of signs of otters on the river banks. I hope that we will be back one day to try and spot the otters themselves. Thank you David for a lovely stay.

The location is stunning, the kitchen and communal space is one of the nicest I have ever been in and the whole house is so beautifully and thoughtfully designed. Everyone who came along for my birthday trip there was blown away with the place and it was the perfect retreat for a few days. David was easy to communicate with and incredibly accommodating and provided us with tips for things to do in the local area.

Will go back "An English country retreat" We had an absolutely delightful stay in the Old School House and can't recommend it enough. It's location in the village of Wereham is stunning - it overlooks the village pond, across from the church and opposite the pub. A perfect English village setting. The property is extremely comfortable and spacious - it has attractive decor throughout and plenty of equipment. Many places we've stayed tend only to cater for basic needs but the owners seem to have thought of everything. This area of Norfolk is largely ignored and yet there 's much to explore. King's Lynn, Swaffham, Thetford, Ely and the North Norfolk coast a little further afield. The National Trust property of Oxburgh Hall is a nearby gem too. However if peace and quiet is what you need you'll find it here. We'll be back. "Great Value" Roomy, comfortable and well-appointed accommodation in a chocolate-box English village setting. I was really impressed by the facilities and equipment available. There are plenty of touristy places to visit within reasonable driving distance. The house has plenty of room and is very well-priced, especially for a large group - a club break, family reunion holiday, retreat etc. The wood-burning stove and stock of games and books make it an enjoyable place to stay even on a cold wet day. ‘Thank you for allowing us to stay in your lovely home. Location right by duck pond is lovely and there are lots of good forest walks nearby as well as a small children's playground in the village. Ian was a very generous host, the house was decorated for Christmas and there was a bottle of prosecco, biscuits and chocolates waiting for us. He also came round to fill our glasses during Wereham's new year fireworks which was a lovely touch!

  • We came here for the weekend to celebrate a 40th birthday. We had a wonderful time. The house was amazing, sparkly clean, lovely and warm and lots of extra special touches. We were greeted on arrival by the hosts who were lovely and left us milk in the fridge and Prosecco and chocolates on the table which the kids loved. The view over the duck pond was lovely. We hope to return again soon. Highly recommended.

    This recently renovated property is located in Tottenhill. The popular village of Watlington is close by which has a shop, pub, fish and chips and train station! The property is smoke free and pet free. Please be aware the neighbours do have friendly dogs (they do not enter property). As this is a cottage we do have a dehumidifier, however, guests are more than welcome to turn this off. Tottenhill is a short drive from Downham Market and King's Lynn.
    This cottage is modern, living room and kitchen downstairs, double bedroom, single bedroom and bathroom upstairs.

    Matthew & Caroline provide friendly, helpful and professional service. Situated in a secluded, tranquil rural setting and 35 minutes from the beautiful North Norfolk coast. The room stands apart from the main house across a sunny courtyard. The Peddar's Way is nearby, as is Houghton Hall, Oxborough Hall and Holkham Hall amongst other attractions. Maximum of 2 friendly dogs at £5 each per night cash. Continental breakfast included. Cooked breakfast available pre-booked at £12 per person cash.
    This room was once the local dental surgery, though we have of course removed the dentists chair!
    West Bilney is a small hamlet away from main roads amidst woodlands and farmland. We are surrounded with very friendly neighbours. The historic remains of an Augustinian Gatehouse which is one of the best preserved in the country is just down the road and there are beautiful scenic footpaths along the rive Nar.

  • I've stayed at Matthews place twice now, each stay has been a delight. It's the perfect little get away one needs after a stressful week. The bed is very comfortable and the whole place is super clean. Has been lovely and warm on both arrivals and the diffusers give off a lovely scent when you walk through the door. Have only met Matthew once very briefly as was in a rush but he is pleasant and kind. Thank you for the wonderful stay, I think this location will be a regular for when I need to get away and unwind.

    A small holding set in four acres of land. With sheep, chickens, ducks . Large lake. The house is made up of two cottages built in the 1800's making it a large spacious home. The bedrooms have one double bed and an en-suite including shower. Secure off street parking Pets welcome but dogs must be kept on a lead around the animals. Included in the grounds is a spacious studio which is used for textiles and mixed media art. Artists are welcome to use this space during their stay.
    Converted house from 2 old farm cottages. Large multi fuel burner in main lounge. Private loung for guests use if they wish with dart board. 3D TV. Sky TV. Wifi. With acces to garden. Guests have full use of the main well equiped kitchen. Large dining room. The old part of the house is partly open plan. There is a working textile studio on site. Guests are welcome to look around and use the facilites if required.
    Although we are in a rural location we are still only approximately 5 minutes from the main town and shopping estates. Our property is not overlooked by neighbours nor are we disturbed by the local traffic.
  • I spent three lovely nights at John and Anitas lovely place. Their place is lovely and relaxing with a very homely feel. Both hosts were really friendly and very welcoming. My room was warm, cosy and private and had everything I needed for a great stay. The outside space is lovely. Lots of ducks, geese and chickens to greet you.   • AMAZING!!! words actually fail me, John allowed me a very late check in (0500) and agreed to a later than usual checkout. The farmhouse has plenty of land/pond even saw a crane fly from the pond. The room is a large ensuite with an amazing comfy bed so much so I hardly moved. I wasn't able to taste the cooked breakfast but fingers crossed I will on my next visit. Plenty of parking space. It’s in a great location to explore the town and plenty of different food options literally on the doorstep! It was perfect for my husband, myself and our toddler for a one night stay, there wasn’t anything more we needed really. There are enough amenities in the room to be able to prepare simple meals, toaster, microwave and kettle, and the range of biscuits, chocolate and hot drinks is a nice touch.   • We had a delightful stay, the place was sparkling clean, the hosts were attentive and welcoming. They were accommodating to our late arrival and all round superb. The little touches such as the carnations, milk, orange juice, bread etc were a very pleasant surprise. They obviously were thoughtful enough to think of their guests and went above and beyond. The finish of the place was modern and stylish. Would definitely recommend to anyone.

  • This was a totally unexpected finding. I was on a tour of East Anglia, each night sleeping in a different place, and this was the best of all evenings (through either AirBnB or booking.com). Not only that it had a cosy little room, with an amazingly smart use of space to put a shower in, but also a communal kitchen space - with a table, with a microwave, etc... i really enjoyed the evening, and if I'll be again in that part of the world (King's Lynn or Norfolk Coast) I'll for sure that advantage of the place. Highly recommended!.

    Set in Rural Norfolk, a lovely country retreat for wildlife enthusiasts. The bungalow is situated on the river Wissey with nature walks, bird watching and of course fishing available. Set in a private conservation area, there are many opportunities at spotting rare wildlife without the crowds. There are opoortunities for boating, and the popular Norfolk Beaches are only 45 min drive. Local pubs offer good food, and numerous tourist trips are practical from the house in a day.
    The Property itself is a 60's build, and isn't particularly pretty. Inside was decorated in 2014, so has a few wears and tears, but is generally in good order. Beds and linen are good quality and are comfortable, all washing machines and dishwashers made by premium manufacturers. Decor is basic, but a large sofa and additional seating with a 50" TV (imperfections on the screen) with DVD player and a selection DVD's, and a Nintendo wii. The kitchen has a fridge, kettle, toaster, microwave, cooking utensils, plates & cutlery, a dining table and chairs. Tea/Coffee and basics are provided. There is a bath but no shower. Main room is a double bed, with wardrobe and desk/dressing table, Room 2: Has a double bed, a single bed and a chest of drawers, Room 3: has 2 single beds, There is an iron and ironing board portable heater hoover
    Numerous pubs locally, but many day trips for tourism including: Holkham Hall, Oxburgh Hall, Ely Cathedral & Cambridge, Norfolk Broads, Houghton hall, North Norfolk Coast, Newmarket races, and more.... Situated half way between Downham market and Brandon, towns a short drive away, there is a village shop, petrol station, fish and chip shop & Chinese, and village pub all 5 minutes walk away.

    Welcome to Wesley House, an 18th century barn conversion. You will have your own separate flat, oak beamed lounge with wood burner, double bedroom overlooking the garden and shower room. We welcome families and dogs. A Continental Breakfast is available for £6 per person. The beautiful village of Shouldham is next to Shouldham Warren, a forest with walking and biking trails. The village boasts its own community run and award winning pub ‘The Kings Arms’. We are just half hour from the coast.
    The guest accommodation is separate to the main house, it has its own entrance and you can park outside the front door or on the driveway. There is a large entrance hall, an oak beamed sitting room with a wood burning stove. The sitting room has a double sofa bed for extra guests, a large leather sofa , a dining table and chairs. There is a fridge, kettle and toaster. Complimentary Tea, coffee and snacks are provided as well as cold drinks and milk in the fridge. A Continental breakfast will be provided fro £6 per person, please request upon booking. There are also complimentary doggie biscuits for our four legged friends. Cutlery , glassware and crockery are also provided. There is no facility to cook or reheat food in the guest accommodation but if you require anything heated up or cooking we have both an Aga and microwave in the main house and it is no trouble. The lounge has WiFi, DVD player and DVD library and Netflix. We have a wide selection of books for you to browse and a collection of children’s toys and board games. There is a double bedroom which looks onto the garden. In the double bedroom there is a double bed and a single sofa bed. In the bedroom is towels, bedding, linen, blankets. There is a shower room with toilet and basin. Complimentary toiletries are provided. Please ask about local places to eat as we are blessed with some great local pubs and restaurants. You are welcome to use our garden and it’s facilities; garden furniture, trampoline, sandpit and tyre swing, be aware we have free range chickens and a (friendly) dog so please keep the main gate closed. Check in is 2pm onwards and check out is 11am. There may be some flexibility, please ask. Please ask if there is anything you want or need, we are happy to help and want your stay to be as relaxed and enjoyable as possible.
    Shouldham is a beautiful village in rural West Norfolk, we are surrounded by fields and farms. Next to us is an ancient forest called ‘the Warren’. In the Warren there are walking trails, fantastic dog walks and mountain bike trails. It is full of birdsong and if you are lucky you might see a muntjac deer cross your path. They sometimes wander through the village too. Things to do In this part of West Norfolk we have two wonderfully maintained castles ( namely castle acre and castle rising) and a stunning national trust property (Oxburgh hall and gardens) as well as the historic market towns of Downham market and Swaffam to explore. 15 mins away is the Historic centre of Kings Lynn. 20 mins away is Sandringham the queens country residence and country park. Half hour away is the coastline offering snettisham RSPB , Heacham and the fantastic sandy beach at old Hunstanton. Hunstanton is a family seaside resort with fairground rides, amusements and a grand promenade past the candy floss, crazy golf and the new sea life aquarium and seal rescue centre. In the other direction we are 30 mins from Thetford forest’s ‘Go Ape’ high wires and Grimes Graves. There really is so much to see and do. Eating and drinking We have a fantastic (dog friendly) pub in our village that serves great food, in addition there are some great pubs close by including, newly renovated, The Hare Arms at Stow Bardolph. There is an excellent fish and chip shop in the neighbouring village. A great local curry house , Turkish, Thai and Chinese restaurants nearby, Kebab and pizza takeaways in Marham. There are Cafes for cooked breakfasts and hot meals and tea shops for coffee and cake. Please ask if you want to bring your own food and we can re- heat food for you as we are aware of the limitations of not having cooking facilities. We also sell our own free range eggs and local honey for you to take home with you.

    We are about 30 minutes from the Beautiful North Norfolk Coast Historic Kings Lynn is just 9 miles away. Castle Acre with Priory and Castle are 10 minutes from here as is the Market town of Swaffham. There are very nice pubs and restaurants Pentney and family-friendly activities. We are situated 3 minutes walk from the lakes where you can learn to water ski or watch the wild geese and swans. Fishing is very popular here and there are fabulous walks (we are 5 minutes from the Nar Valley Way)
    The cabin is set alongside beautiful woodland and lakes, there are miles and miles of off road walks where children can run free and play. There is also a play park at the entrance to the park with swings and slides. Our cabin is a lovely homely space with lots of books and beautiful objects collected from my travels...we hope that it will feel like a home from home for our guests.it is cosy in winter with central heating and cool in the summer with lots of french doors and light flooding in....There are double beds in both bedroom one and two and a triple bunk (double on the bottom and single on top) in the third bedroom...there will be fresh towels for you to use and a welcome pack with ideas for walks, pubs, shops and details of the wonderful things Norfolk has to offer) When you arrive I will chat for as long as you require and give you as much information as you need to help make your stay a happy one. I also, always leave some croissant, orange juice, tea coffee and milk for you to use along with condiments from the fridge.

Christina, whose home it is, has created a lovely calm place beautifully furnished and decorated and we felt privileged to be allowed to share it. It was perfect for a family get together, precious time with my elderly mum, me and my wife and our daughter, son in law and toddling one year old granddaughter. A great kitchen, eating and sitting together space, enough space for an early morning yoga session for one of us, gatecrashed by a curious granddaughter. Wonderful lakeside walks, a playground and bountiful blackberry picking within a short walk of the front door. Thank you so much - we hope to return and highly recommend this as a place to stay.

  • We had a really wonderful time at Christina’s cabin. The cabin was a real home from home, with everything we needed and so warm and cosy. There is tons of space and it is located in a beautiful spot. We were there as a family of four, with our father in law staying as an extra guest for two nights. Our children (14 months and 6) loved the space, the double bed bunk bed, and huge bath. It is a real home from home and Christina was so thoughtful and left milk and eggs and bread. The location is amazing- we loved watching the robins hop across the decking, and we enjoyed lovely walks and bike rides and took up some of Christina’s tips for lovely pub lunches. A previous review mentioned the blinds in the bedrooms. It wasn’t an issue for us as we were there in winter, but the blinds are thin and let light in, so if you have young kids and you stay in summer you might want to bring your own blackout blinds. We managed to get very lost getting there (it’s actually very easy to find by the way... just us!), and Christina came and found us - she really went over and above as a host. I’d really recommend the cabin and we would definitely come back.

    Flint House is a beautifully presented holiday home in the historic village of Castle Acre. This lovely house is bright, comfortably furnished and very well equipped. In Owl Tree Temple you’ll find a delightfully comfortable double bed complete with colourful blankets and plenty of fairy twinkling lights. You’ll be surrounded by splashes of colour and rustic furniture collected from distant travels or reclaimed and hand built by local carpenters - it’s a magical woodland sanctuary to unwind and relax. By nightfall you can cosy up with the log burning stove (we’ve provided plenty of wood!) and enjoy a deep and restful sleep, drifting off to the sounds of the forest. For colder nights, Owl has renewably-powered central heating, making it delightfully welcoming throughout the year. Pathways through the surrounding woodland are lit by night • Please note the pool is closed throughout the winter as it is an outdoor pool. Usually we reopen this April - October Owl has its own ensuite bathroom with a steaming hot shower, with bath towels and organic hand soap and shampoo provided. There is also a small table with 2 chairs and a kitchenette complete with kettle, toaster, fridge, tea, coffee and a cool box. Outside your tree temple you’ll find tables and chairs along with your own gas-powered BBQ. For cooking larger feasts, head over to the fully-equipped, communal Garden Kitchen (Oven, hob, freezer, pots, utensils etc.). Here you’ll also find the wood-fired pizza oven and the nearby communal fire bowl. There’s so much to see and do here at West Lexham. We have a heated outdoor pool from May to October, with many guests choosing a refreshing wild swim in the lake the whole year round. There are also 2 rowing boats for you to take on the water along with a tennis court with views across the lake. We have recently completed a huge Japanese meditation garden - an enchanting spot for a morning stroll or finding a moment’s peace. We have planted every type of tree and shrub indigenous to the UK here and work hard to promote habitats for wildlife. In spring and summer, the site is alive with glorious flowers attracting many happy bees and insects. We are close to some of Norfolk’s best pubs - The Dabbling Duck in Great Massingham is a particular favourite! We love the saturday morning market in our local town, Swaffham, where there are 2 big super markets. We are also just half an hour from spectacular sandy beaches and a short drive to some awesome cultural attractions including Houghton Hall and Holkham Estate. For the kids, there are plenty of adventurous days out. We are 5 mins drive from ‘ExTREEme’ high ropes and the award-winning Hootz House at Pensthorpe is 25 mins away.     There is a love of the land and a belief in sustainability in its most all-encompassing sense at the heart of all that goes on here. We are run on over 90% renewable energy, with heat provided by our renewable wood chip boiler. Our deliciously mineral-rich drinking water comes from our own chalk spring and are grounds are nurtured to be a paradise for conservation and wildlife.

    My house is in a very quiet private estate but is less then a 10 minute walk to the town centre and less then a 5 minute walk to the bus stop. Norwich is approximately halve an hour drive away. So I believe best of both worlds, peace and quiet without being isolated.
    Neighbourhood is quiet and neighbours are pleasant and polite.

  • We judged the accommodation to be fully up to the standards advertised and we have no complaints. Just to be clear, we checked-in but were unable to spend the night because the external event we’d come to attend finished earlier than expected and so we decided to drive home that evening. Our early departure should in no way be considered a criticism of the accommodation or our host. I can confirm that our host was ready waiting for us when we arrived shortly after midday. The accommodation appeared to be modern, clean and tidy. Our host had provided a set of freshly laundered towels and we believe the bed linen to be the same (though we didn’t end up sleeping there). The bathroom was modern and clean. We were told that while we were welcome to use both the bath and shower, the shower worked better. We are shower people so this didn’t bother us. Our host told us that we had the run of the kitchen and could help ourselves to tea, coffee and milk. Based on our limited experience we would have no hesitation recommending this accommodation to others.

    Canterbury House is in the centre of Stoke Ferry, 6 miles from Downham Market and 15 miles from King's Lynn. We are just x miles from the Sandringham Estate, and x mile from Thetford xxx for concerts The Tack Room is a spacious double room accessible independently.
    Very peaceful, it's independent of the main house so you can come and go as you please. We have secure parking in the courtyard behind gates and there is further parking just nearby if you have guests. Aga-cooked breakfasts and other meals (including veggie/vegan) can be arranged, and we provide kettle, mini-fridge and mini oven/microwave in the Tack Room. Well-behaved dogs are very welcome and are safe in our courtyard accessed direct from the room. There's a TV in the room, an wifi is available in the main house/breakfast room.
    So close to fascinating places like Sandringham (30 mins), the coast (60 mins), Cambridge (60 mins, or less by train!), Oxborough Hall (10 mins), Ely (30 mins) and Norwich (60 mins), great walks for the dogs and great pubs - there's lots going on.

  • What a find! The Gig House is the perfect retreat for four wanting a little time out from it all. The house is very comfortable with a large enough sofa to accommodate all guests and two bedrooms with enormous beds in them! The house is warm against the cold outside and the log fire is such a treat. Having the added use of spa facilities was such a treat - a Friday evening swim and outdoor jacuzzi sets you up for dinner cooked in your well-equipped kitchen. We really had the best time and only wished we could have stayed longer.

  • A wonderful chocolate box cottage, in a quaint village with its own ford and geese. The property seemed almost manufactured for the rental business, and delivered on every aspect. The owner has put a lot of thought into what is needed to make sure your stay is perfect. As said it was in a little village but only a short drive away from busy towns (Downham Market, Wisbech and Kings Lynn) and places of interest, including the coast.
