Escape and experience off grid camping with no electricity, phone, or internet and seasonal running water in a very beautiful but easily accessible old style family cabin on Big Averill lake
The entire cabin and easy waterfront access are available to you. If you have a generator, the cabin is wired for electricity through out. A generator for your use is not provided. Gas lights, seasonal gas water heater and gas refrigerator are available for your comfort.
Cabin is within 4 miles of the Canadian border at Norton Vermont. Enjoy local hiking on Averill and Brosseau Mountain as well as mountain biking and fishing out the front door. Local communities include Pittsburg and Colebrook New Hampshire less then 30 minutes away. The camp is very close to the Canadian border and shopping, dining, and recreation are close by in Coaticook Quebec as well.
  • This cabin was great, and Rita was a gracious host. The place was kept neat and tidy, and there was plenty of room for me and my 2 boys. The cabin is right on the water, so I recommend fishing poles or kayaks. It's definitely a quiet place, with little to no traffic, and only the sounds of loons and geese to break up the night. It's definitely off the grid, and she makes that plainly known in the ad. There is absolutely no cell service for about a 15 minute drive away from the cabin, and no electricity. Water was shut off for the season, but we were informed ahead of time, and she left plenty of bottled water for us. It was a great long weekend, and I look forward to taking my wife back there next year.

  • We loved the Looney Bin! Beautiful off grid cabin with private beach access to Big Averill Lake. No electricity - has efficient gas lighting (plus generator hook up if need be.) Perfect place to relax and revere in NEK's wild lush landscape. Grateful to have the loons serenade us to sleep each night. Even heard a coyote family singing old songs to the harvest moon - amazing! Rita is a lovely host. Exceptionally easy to communicate with. Makes you feel very welcome and keeps her cabin cozy. We will certainly return! Thank you!

  • The location couldn't be better. The lake is so beautiful and quiet. Loons off the deck every day. Great access to gravel roads for biking and exploring. It's rustic, but we like that. We really enjoyed being away from phone and internet for a few days.

  • Rita’s place is great. It sits on the most beautiful lake with a wonderful platform and lots of places to enter the water. Location is private and there is so much beauty to see, from walking her dirt road to taking drives or hikes into the wilderness, or a paddle on the lake. It’s a cabin, so keep that in mind, everything you need to cook some great meals and relax between your adventures. Rita is an awesome host that told us about some must sees and do’s, and they were all super. The Northeast Kingdom at its best all around.

    It’s a quiet neighborhood, friendly neighbors. A small mountain faces us, a larger one can be visited, Mont Hereford.

Be careful while you are driving to the loft, as the deer are hopping around all over the place. You will most likely be able to admire the beautiful creatures while sipping on your morning coffee. In the summer months (June through end of September), enjoy some time around the in-ground pool and splash the day away. In the evening, you can wind down away by enjoying a calming camp fire in the backyard, or while soaking it all in while you relax in the hot tub, gazing at the thousand stars. As we aim for the loft to be a place where you can truly disconnect from your (probably hectic) life, there is no cable or internet. However, there is a television hooked up to a Playstation 3, as well as a selection of good old DVDs, video games, board games and cards.

  • How to say ... There is not one aspect of the reservation at Daphnee which was disappointing! The loft is located in a quiet and heavenly location, 4 minutes from Mount Pinnacle which offers a magnificent view and which is easy to access. Daphnee herself was most sympathetic and attentive. Full of little touches we expected in addition to the fully functional equipment on site. Without hesitation I will return if I wish to go to the region!

    Our place is close to great views and family-friendly outdoor activities like hiking, snowshoeing, fishing (several lakes, ponds and streams within 10 miles), snowmobiling (access to near by VAST Trail), Canadian border within 5 miles, Kingdom Trails in East Burke, Jay Peak Ski Mountain, Burke Ski Mountain and many more. You’ll love our place because of the views, the location, the outdoors space, and the ambiance. Our place is good for couples, solo adventurers, and families (with older kids).
    From the beautiful pine floors & soaring cathedral ceilings to the chef's kitchen with island, gas appliances, granite counters & custom tile back-splash. Amazing floor-to-ceiling granite wood-burning fireplace & huge windows enhance the living room's unique lighting. Granite top vanities & ceramic tile floors in both bathrooms. Smart TV's in each room. Two bay garage with a ping-pong table. Outdoor gas grill. The property is very well landscaped with beautiful stone work all around, a good assortment of flowers & shrubs. You have a gorgeous view of Big Averill Lake right out the front windows!
    Although our place is right off the main road, it's got a great view of the lake. VAST Trail access is just across the road and you can park and ride your sleds right from our driveway. Just a 1/4 mile down Cottage Road is Big Averill Lake's boat launch. At the end of our road (less than a 1/2 mile) is an awesome hiking trail that will take you up Averill Mountain with gorgeous views of Big Averill and Canada. Big Averill Lake is great for trout fishing! If bass fishing best suits you, then you'll love Norton Pond which is about 10 miles away (also great for kayaking and seeing wildlife) If you like sight seeing or driving around looking for moose and other wildlife, you'll be in heaven. The famous "Moose Alley" is a beautiful 40 minute drive to Pittsburg, NH. You may want to bring your passports or enhanced drivers license so you can skip over the boarder (about 5 miles from our place) into Canada. The beautiful town of Coaticook, QC is about a 23 minute drive. Or the town of Magog, QC and the city of Sherbrook, QC are each about a hour drive. There's also Lake View Store, a small convenience store/gas station, across the road and very walkable. They sell basic groceries like eggs, bread, milk, burger, bacon, beer, wine, etc.
  • 2nd stay and this one was short notice because another Airbnb that we rented was not as described. Caddis Cove is amazing. The snowmobile access is perfect, there is a store right next door for gas, the house is beautiful and the hosts are perfect. We will be back!!

  • Our time at Caddis Cove was a memorable one for sure! We truly enjoyed our stay. The house is bright and clean and felt very much like being at home. All of the amenities were generous and we had everything we needed. My husband and I wanted a place to take our 4 children that we could just bond as a Family. What a perfect place for this. The house was full of fun things to do, like board games, ping pong table. Not to mention lots of outdoor nature. We enjoyed snowshoeing as a Family, and then curling up by the amazing fireplace.   • My boyfriend and I stayed here this past weekend and it was absolutely perfect. It’s so remote and relaxing so be prepared to snuggle in with the fire roaring, hot coco and movies! For Boston city-dwellers it was a much needed vacation away from the hustle and bustle. The house is clean, very beautiful and perfectly Vermont. Amy is totally a super-host, she left notes around the house for instructions on how to work things, a cute welcome note and yummy Vermont treats. As for amenities, there is everything you could want from kitchenware to toiletries, etc. Overall, 10/10 would stay again. Lastly, for those future stayers, visiting Canada is a must, there’s a cute town called Magog that is so serene and beautiful! Thanks again Amy!

  • Hidden Gem in Coös County! Colleen and Marc’s place was wonderful! I typically only book places with many reviews but I’m glad I didn’t let that keep me away. The apartment was perfect for our weekend stay. The Home: The check-in process is very easy, which was great for us because we didn’t get in until after 10pm. When we walked in, we were greeted by a cute, cozy, and CLEAN apartment. The kitchen had all we needed to cook dinner the next evening. The bed and pillows were incredibly comfortable and my s.o. and I slept like babies. Overall, the value of this Air BnB is outstanding. The Hosts: Marc and Colleen were a delight. Bring your snowshoes or cross-country skis because you are a 5-minute drive to the lake where you can traverse in a variety of directions once it's frozen. Best to check before you proceed. However, cross-country skiing on the bike path is permitted and connects to wooded trails as well. The top of the lake is in Magog, QC (Canada), a charming, French Canadian city, 30 minutes away by car. Along the way, the trip takes you through some of the lovely Eastern Township communities providing a variety of seasonal offerings. A passport is required.

    The treehouse is at the very edge of Walker Pond. You are welcome to enjoy our 40 acres of forest/wetland, go canoeing in our canoe, soak in the custom made cedar hot tub, or just enjoy having a private holiday. The treehouse is located just 5 minutes from downtown Newport and is 22 minutes to Jay Peak Ski Resort.
    Walker Pond treehouse is partially supported by two White Pines that are along the shoreline of Walker Pond. The treehouse has a main level, consisting of a kitchen area, sitting space, and a bathroom. Climb the winding tree staircase to the bedroom into the bedroom, which has a cathedral ceiling exposed with hand hewn cedar rafters. This room has a queen size bed (memory foam mattress), wall mounted LCD TV, reading bench, and a tiny closet. There is plenty of glass and windows, so you get the best views of the pond and field. Sunny/breezy afternoons bring the sparkle of the pond into the treehouse. It really is beautiful! Unique in design, this rustic treehouse will be fully functioning with all the essentials provided to make your stay comfortable. Also included, there will be a private deck overlooking the pond, a rustic hot tub, mini kitchen, grill, TV, etc. You will have access to the land and pond, so we invite you to go on a nature walk or go canoeing. You never know what kinds of animals you might see! So far we have seen moose, deer, bear, turkey, geese, ducks, heron, owls, otter, huge turtles, fish, and frogs.... just to name a few. Get your camera ready! While we border 20 acres of farmland, you may often see cows grazing. They are very peaceful and may greet you if they see that you are offering them grass.
    Newport is a beautiful town that is growing and it is the gateway between New England and Canada. The city lies on the southern shore of Lake Memphremagog. On the western side of the 30-mile lake rises Owl’s Head. Its 3,360 foot summit offers impressive views. There is plenty to do and see while visiting. From bicycling, fishing, hunting, paddling, sailing, boating, horseback riding to cross-country skiing, snowshoeing, and snowmobiling. Newport, Vermont is a mecca of outdoor recreation year round. Newport also has fine great restaurants on the water and artisan local foods for all you foodies out there. Jay Peak Mountain and Resort is only 17 miles away. You can visit any time of the year. Of course, they have skiing and riding, but all year round they have an indoor water park, ice arena, spa, restaurants, and shopping.

The scenery was amazing, being surrounded by nature and watching the snow fall while drinking your morning coffee was sublime. All the personal touches really made it so cozy and unique, all they're hard work and craftmanship were noticeable. From the hot tub to the waffles, everything was great. Andrew was very helpful and answered all our questions about the treehouse and whats around town with no problem. If you're looking for the perfect nature get away, you've found it! Pushed far off the road where you can’t hear any cars or trucks. The snow made the hot tub so enjoyable. Fireplace was a great touch. We played board games that were up in the bedroom and went to some of the local restaurants that Andrew recommended for dinner.   • By some miracle we were able to reserve the treehouse for our anniversary on relatively short notice. The pictures and description do it absolutely no justice. The treehouse was phenomenally beautiful in every single way, down to every thoughtful, handcrafted detail that Andrew created with his own two hands. Andrew welcomed us upon our arrival, and made sure we had everything we needed for a relaxing stay. The living space was comfortable and cozy with its lovely views, cozy gas fireplace, and many lovely details of the treehouse to admire from the comfort of the couch. The bed in the beautiful, airy loft space was beyond comfortable, and it was tons of fun to curl up at night and watch our favorite Netflix show on the flatscreen tv. The kitchen was clean and pretty, with the ingredients for homemade waffles being a very welcome and special touch. Even the details of the bathroom added to the amazing experience, such as the sink base made from a log and the rain head shower. Though I could go on and on, I must save the best for last and say that I’ve never had an experience like enjoying a hot tub in a treehouse! The hot tub itself is a work of art and was so incredibly comfortable, the perfect temperature, and all the more fun for feeling like you’re up in the trees. Though the walk to and from the hot tub was rather exciting in the below 0 temps (hahaha), we spent a very considerable amount of time out there and were perfectly warm and cozy admiring the snow and the woods while we soaked. Thank you Andrew and Marilou for a memorable visit, and we can’t wait to come back!!

It was very close to town for groceries and restaurants and for visiting friends. The hot tub and sauna left us totally relaxed after our vacation. Sammy and Sonia were super hosts. They were stellar with snow removal and delivering clean towels and more wood so we were left with everything we needed. The place was very clean.   • Amy & Brian's cabin is one of the most magical places we've had the pleasure of staying. Not only is the cabin perfect, but the property it lies on is absolutely gorgeous. Think old growth apple trees under a deep blue sky, with a nice breeze blowing through the open field. It's off the beaten path, making it truly private, while also being just up the road from the lake and other amenities. The cabin itself was easy to find and even easier to relax into. It's one of those places where you just immediately feel at home. The care and planning that went into the property is quite apparent, with a beautiful (seriously) outhouse, outdoor solar shower, large stone-lined fire pit, picnic table w/ umbrella, chairs, wash basin, etc. There are mini gardens scattered about and birds chirping. It's truly a happy place to be. The nighttime revealed one of the clearest skies we've seen in a LONG time, with countless shooting stars. The spiral arms of the Milky Way were very visible. A thunderstorm rolled in around bedtime and lulled us to sleep. The sleeping loft has two large windows that push open so you can keep them open even during the rain. Like other reviews mention, the battery powered LED lighting (candles/led strips) are generously located in every nook of the cabin, along with solar lighting in front of the outhouse, making it more than easy to find your way outside or hang out and play card games in the cabin at night. Even if Lake Willoughby wasn't 5 minutes down the road, this place would be worth a stay, but seeing that the lake is so close, it just adds to the allure. We easily popped our kayak into the lake at the closest boat launch and adventured for hours. A quick trip to Lyndonville offered a wonderful diner for breakfast as well as lunch at a delicious deli/store, along with a little resupply at a local market. Do not hesitate to stay here. Located directly on Lake Massawippi, it includes a well-equipped kitchen, a living room, a bathroom with laundry, a bedroom with a queen-size bed, large terraces, an outdoor barbecue and a covered porch. The shoreline is 150 feet with a dock and a separate floating dock. The kayak, pedalo, firepit and the outdoor furniture are included. Please note: We welcome you to a little time off of part of the grid: there is no WIFI nor Cable TV!
    Ours is a beautiful spot on the lake - about halfway between North Hatley and Ayers Cliff. This is a renovated 1960's cottage of approximately 600 square feet, designed for a family of four. It was originally built for an Austrian couple who later had two children and sold it to us when their children grew up about 20 years ago. They loved the site because the slope was reminiscent of their home in Austria. We love it for the extra privacy, tranquility and beauty of the lake on this site. Most of the structure is built with hemlock. The covered balcony at the front shows it exposed. We love the quiet evenings on the back deck or lake deck listening to wood thrush and loons, playing cards and watching the night sky. As you may have heard, this area used to be the Abenaki fishing ground and there is always an annual fishing contest on the lake. The trail that climbs the slope to the left of the property facing the lake was a deer track. There are great dining spots in and around North Hatley as well as a farmers market on Saturdays - well worth the trip where you can buy pies, jams and local veggies. Magog and Sherbrooke are also pleasant destinations to visit and to dine. The Mont Orford Music Festival is exceptional. Stanstead at the Haskill Opera is a fun tour. There is a bike path (about 25 km) that is a reused railway bed that links Ayers Cliff and Stanstead to the United States (bring your passport!).

The best of all worlds between camping and the comfort of a room thanks to the large accessible ground where we can make fires at will with the wood provided and the large duck enclosure which is an attraction for children! The common spaces with board games favor the exchanges with the travelers. Resident hosts on site very friendly and available. My 8 year old son and I would definitely stay here again.

  • We really appreciated our week’s vacation at Woody’s, enjoying swimming, kayaking and also riding our sea-doo on this beautiful clear water lake. We also enjoyed bike-riding in the area and visiting the Coaticook Park with the suspended bridge. Saint-Herménégilde is gorgeous country and we found a little road going right up to the top of Mount Hereford. It was awesome! We loved sitting on the dock watching the stars at night and hearing the loons call. The cabin is very enlightened with many windows and curtains to close at night. We left the curtains facing the lake opened and woke up to a beautiful view of the lake every morning. There is a large yard and we had fun playing frisbee with our dog. Woody and Diane are friendly, available and nice to chat with!

We really appreciated the extra hospitality like the use of kayaks, fishing gear and a boat to explore the lake. Lake Wallace was great for swimming, kayaking and fishing. We had lots of fun hiking on the excellent trails and paddling on the Coaticook river. We especially liked our visit to the fish hatchery and the amazing Foresta Lumina experience.

    Century and a half old farm to be more accurate, this house was originally sort of an Inn for travelers from Boston to Montreal. They would stop here to sleep the night and rest their horses in the stable. It is a house that has welcomed many visitors in the past and we have decided to pursue such a vocation. The suite we offer is comfortable, spacious and with much to do for young and old. We are located near the beautiful village of North Hatley.
    We offer a livingroom and a master bedroom loft: the livingroom has a very comfortable double size futon, the Master has a queen size bed and a single floor mattress along with toilet and sink. The rooms are not seperated: there is a solidly built ladder to gain access to the loft but you may use our stairs if you prefer. We also have 1 inflatable mattress and we can provide a playpen for very young children. Do consider that the access to the loft may not be that practical for older people or for families with infants or very young children. However, we have had many families with young children who have managed quite well. It is part of the adventure of staying here!! Despite that, your are welcomed to use our stairs to get to the loft at any time if you prefer. The suite we offer is attached to our house where we live but is very private. The shower and backyard are shared with my son and I. We are a very quiet small family and we rarely use our backyard except for the pool and patio which are shared with our guests. There is a table with a parasol in the yard for eating outside and that one is reserved for our guests. You will also find lots of entertainment for families travelling with children since we used to offer a Waldorf daycare service. Indoor there are several toys and board games and outside there is a safe place to play: sandbox, play structure, trampoline, swing set, etc. Your little ones will never get bored here! The pool is also available to guests and is shared with us. We also have the ability to lock it in case you have very young children and want to limit access. We have a barn with 3 laying hens and 3 cats. Guests also have access to a kitchenette. Easy to fix up basic meals and breakfasts. We have a stove as well as a mini fridge. All basic cooking utensils and dishware is available. We also provide salt and pepper, oil, butter, fair trade organic coffee, herbal teas, sugar, honey, cream, mayo, ketchup and a dressing for salads.
    Our house is located in the Eastern Townships which are known for their rolling hills and picture perfect towns and small villages. Enjoy delicious snacks in cafés de village, in micro-breweries or during the many festivals and events happening all year long. Our house is located near several skiing, sleighing and snowshoeing facilities. Le Parc National du Mont Orford (20 minutes drive) offers downhill and cross country skiing as well as snowshoeing and walking paths. Also, we are surrounded with other ski hills such as Owl’s Head, Mont Sutton, Ski Bromont (night skiing) and Jay Peak in the U.S.; all within 50 min to 1 hour drive from our place. Closer to home (15 minute drive) in Sherbrooke is Mont Bellevue and La Base de Plein-Air Nadeau which both offer tube sliding, snow biking and winter walking. In Coaticook (20-25min), le Parc de La Gorge offers 20km of snowshoeing paths, winter biking and ice skating. And in North Hatley, 5 minutes from our place, is a cross country ski trail alongside a river and a golf club with great sleighing hills. But the best ice skating place in the area is la plage des Cantons in Magog. There you will find a lakeside trail (2km) which makes it a perfectly safe and family-friendly outdoor excursion. The skating trail is lit in the evenings and the access is free. There is also a little heated shelter at either end and skate rental is available. The ice runs alongside Lake Memphrémagog: a 110 square- kilometre freshwater lake that stretches all the way to Vermont. And after skating, there is lots of good food and hot warming drinks awaiting you downtown Magog, a few minutes from the Lake. And if in need of a break from the cold with the children, O-Volt located in Sherbrooke is a great place to move indoors with trampolines, rock climbing and ninja course. Our house is located 5 minutes from the quaint village of North Hatley where you will find the beautiful Lake Massawipi, restaurants, cafés, a well stocked grocery store and an amazing view of the Appalachians by the lake. We are 15 minutes away from Sherbrooke and Magog, the main 2 towns in the area and 25 minutes away from Coaticook and the US border.

On the way to her house, I had a small accident with my car and she came to pick me up so that I would not have to wait for the tow truck alone ... WOW. She even came to drive me back to the car when I got the call from the tow truck ... and refused to pay me ...! The place was even more charming than expected, and full of nice little touches (books, receipts, mandalas, candles, organic tea and coffee, water dispensers ...) Really Cozy and nice! Only small downside: as the suite is in his house and it is a century-old house ... we still hear what is happening on the other side (even if he and her son are calm and respectful!)

    Enjoy a quiet stay in the Vermont countryside. We live off a dirt road in a small town with plenty of land to explore. We are on 23 acres of forest and field and guests are free to roam about as they like. We have two indoor Australian Cattle dogs who are both friendly and harmless, but if you are not much of a dog person this might not be the right fit for you! Most of our time is spent outdoors or working, so the house is typically fairly quiet, and we are looking forward to sharing our home!
    Although we live in a quiet town, driving 15-20 minutes in most directions will get you to different towns with stores, restaurants, lakes, parks, and places to explore such as; Newport, Derby, Barton, Orleans, Lake Willoughby. We are also about 25 minutes from the Canadian border, and 20 minutes to I-91.
  • It was a bit of a trek after a foot of snow but honestly not bad at all and we have 4wd but didn’t need it. Seriously transported! We had a fabulous stay. We had a long drive and just needed a quiet evening. It was snowing and beautiful! The dogs are very cute. They listen to their owners well. The room is like a small apartment. Very comfy bed and couch. Cute desk. And great view of tree line. I recommend a snowy stay! Bathroom is down stairs which could be a problem for some but not for us!

  • Elizabeth was an incredible host. She is truly pet friendly and the place is super cute! Did you know their walls are made of straw?! Strawbale construction?? Super cool! The house was well insulated from the freezing winter weather and the woodburning stove kept us nice and cozy throughout our stay. We bonded over The Office on Netflix and she even let our doggo out while we went skiing. Oh and her doggos, May and Shep, were super sweet and loving. Will definitely be back!
