  • Connie's place is very quaint, great value for money and with everything you need for a lovely get away, situated in a picturesque village. They are a very friendly and helpful couple too. The local pub serves amazing dinners and is only two minutes' walk away, with the bigger centre of Oakham only a short drive away. I would definitely recommend staying there!

    My place is close to restaurants and dining, family-friendly activities, and public transport, The train station is within walking distance as is the bus station. You’ll love my place because of the comfy beds and the cosiness, the third bedroom has bunkbeds. My place is good for couples, solo adventurers, business travellers, families (with kids), and small groups. Rutland Water with canoeing, cycling, bird watching and walking to name a few will keep you very busy.
    We are a stones throw form Rutland Water with all its activities. The market town of Uppingham is 3 miles away and Stamford is 10 miles both beautiful places to visit.

  • This is a wonderful stay. We have visited many Airbnb’s and this is the best. If I could pick this house up and move it around the country I wouldn’t stay anywhere else. Warm, cosy and with wonderful touches like an Xmas tree. We always bring essentials even when the place says it has essentials but there was no need this time - it had it all. Tracey is a wonderful host who takes the time to welcome her guests. The house is great with super comfy beds and lovely towels and sheets. We were 2 adult couples with 2 children (3 and 5 years old) and the property was perfect.

  • This is a really well equipped house which makes it a home from home. All you need there. The lounge is comfortable and spacious, with sky tv. Good comfortable beds, large shower and plenty of towels. Very big gravel drive easy to turn in. Plenty of information leaflets and ideas of things to do. Tracey was a superb host always at the end of the phone. If I go down that way again I shall not hesitate to book Honeysuckle House. We had a thoroughly enjoyable weekend there.

    The townhouse is located on a quiet residential one way street. Permit parking is available for one car. Oakham has stunning historical architecture, i.e a castle, quaint independent shops, pubs and restaurants are moments from the door. A short walk from the railway station. It is ideal for couples or families. A short drive is Rutland Water and is the largest man made lake in Europe 26 miles circumference and hosts many outdoor pursuits such as walking, cycling and bird watching.
    Living and Eating There is a separate dining room that seats six and a lounge with a smart TV and Wifi router. The kitchen is fully equipped. It also contains a washer dryer. Sleeping There are two large bedrooms upstairs both containing king size beds. Bedroom one has a wardrobe and chest of draws and also includes a TV. Bedroom two contains wardrobes with shelves. Also included is a vanity sink with overhead mirror. There is an extremely comfortable double Futon Company sofa bed in the lounge. There is a charge of £15 for the use of the Futon. Garden There is a secure private garden to the rear. Access can also be made via a purple door to the left of the property which is a shared right of way. Parking The parking permit allows you to park on Finkey and Northgate street. For extra cars, there are also car parks within walking distance to the property. Westgate long stay car park, 41 ST Annes Close LE15 6AZ is the cheapest. House Entry and arrival and departure The house has an outside key safe entry system to make it simple for your arrival. You will be given a code before you arrive and you may let yourself in to the house at the designated arrival time. If you would like to arrive early we can be flexible as long as there are no back to back tenants. Just let us know and we will try to work with your schedule and with our cleaning service. Please lock the doors and turn off all electric when you depart. Misc Please respect neighbours. No parties or events. Only registered guests. No smoking. No pets. No shoes. 1 night accomodation available on request before booking.
    Whilst staying in Oakham we recommend pubs such as The Lord Nelson, The Admiral Hornblower and The Wheatsheaf. Cavells and its sister shop around the corner are fabulous boutique shops as is Coco's.

A pleasure to spend our birthdays there! The hosts were perfect - in touch when we needed them and full of suggestions on where to eat and go. Surrounding area absolutely stunning, we loved the scenery on Rutland Water and the pub at Upper Hambleton. Wouldn’t hesitate to recommend.

Parking is restricted for permit holders (which the property has) so no issues parking. Beautiful house with lots of nice touches such as toiletries and tea/coffee.     This property is open plan design – the only internal walls being around the Bathroom! Parking on unrestricted Village Road immediately outside. Award winning Architect designed conversion of a Methodist Chapel, which was a place of worship for 150 years until being converted to a home in 2000 when it featured in 'Living Etc.' magazine. It has been available to rent as a holiday home since late 2015. The modern conversion retains the original features such as the double height ceiling meaning the space is very light and airy, perfect for a relaxing break. At Ground Floor the Living / Kitchen / Dining Areas. An ‘L’ shaped sofa provides ample space for you to relax with freeview smart TV & blu-ray player to keep you entertained and a wood burning stove to add to the heat and the ambience of your stay. The Kitchen area has a 4 plate electric hob together with both fan and conventional ovens, an american style fridge/freezer, various utensils, cutlery, saucepans, frying pan, small wok and oven dishes. Not to mention the kettle, 4 slice toaster, microwave oven and cafetiere. There is a dishwasher below the sink and hidden away under the stairs is a washing machine. The Dining Area has a table and chairs to seat four very comfortably. There is ample crockery, cutlery and glassware. A full inventory is emailed prior to your arrival so you are aware of what to expect from the kitchen contents. This is only to ensure that you do not duplicate any items by bringing them from home uneccessarily to hopefully help to reduce your luggage. At the Mezzanine level there are two Bedroom areas and a Bathroom. The two Bed areas have glass balustrade viewing to the Living Area below. The Master Bedroom area has a king size bed and side boards with shelving below and reading lamps above. This area is provided with a DAB radio alarm clock. The Second Bedroom area has a small (4ft wide) double bed with bed side table, shelf and bed side lamp. The Bathroom appears modest from the outside, but is comfortably equipped with an electric towel rail, washbasin, WC and bath with shower facilities over. Linking these three areas is a landing with a substantial amount of wardrobe and storage space including an airing cupboard with it's own hanging rail, wardrobe hanging rails, hangers, shelving and a shoe rack. There is a hair dryer, an iron, ironing board and folding clothes horse for your use should you require them. Each bed is provided with 4 pillows and a duvet. Bedding (2 x mattress protectors per bed, 2 x pillow protectors per pillow and 1 x duvet protector per duvet, 1 x pillow case per pillow, 1 x fitted sheet per bed and 1 x duvet cover and 1 x throw per bed ALL changed weekly or before each stay whichever is sooner), towels (4 bath sheets, 2 hand towels and 2 bath mats ALL changed weekly or before each stay whichever is sooner ) and toilet rolls are provided for your stay. If you run out of toilet rolls we ask that you provide more yourself. If your stay lasts over a week the beds will be changed for you during the weekly clean. We keep the kitchen stocked with some basic essentials such as dishwasher tabs, soap, hand cream, washing up liquid, salt, pepper, laundry detergent, fabric conditioner, a first aid kit, bin bags, tea and hand towels and dish cloths. To welcome you upon arrival the kitchen is stocked with a limited supply of Clipper tea bags and coffee and hot chocolate sachets with brown and white sugar sachets and a pack of local hand made biscuits (usually shortbread). A pint of fresh milk will be available in the fridge. All of these complimentary items are provided as standard. !!CHILDREN!! : Due to the nature of the property, especially at the Mezzanine level, while we encourage "Babes~in~arms", but we do not feel it suitable for "mobile" children between 9 months and 7 years old. Sorry. Young babies and children aged 8 and over are welcome. For reasons of safety due to the fact that there is a Mezzanine floor above ground level separated only by a handrail and glass panel to (adult) waist height young children may be at risk of falling if they climb onto the rail. These stipulations are for general guidance only. Obviously it is your responsibility to ensure your children's safety. PLEASE ASK if you have any questions about this aspect. We are always happy to help with advice/further photos etc. Please also see the full range of photos in the listing. Because we have highlighted the potential dangers we accept no responsibility for injury or other consequence of a fall accidental or otherwise. Clearly the property is unsuitable for those of any age who sleepwalk. Although it is open plan it is not possible to see the bed in the other room when you are in bed yourself nor is it possible to see the beds properly from downstairs. Your child's safety is your own responsibility at all times. BABES~IN~ARMS: We have a good range of equipment for babies staying at The Chapel including a travel cot / change table / bassinet combo with bedding, a secure high chair, Jogger City Mini push chair (suitable from birth), age appropriate cutlery and crockery, play mat, change mat with replacement washable covers and a baby bath with bath toys. Hopefully this will help reduce the space taken up in your car for the journey here! We have some suitable cot linen, blankets, a sleep bag and towels, but you'll probably want to bring your own in addition. All of the baby equipment is of a good quality and is checked and steam cleaned before and after each use. Please let us know when you book if you would like to use these facilities so that we may prepare them ahead of your arrival. DOGS & PETS: Sorry, but due to the nature of the property and lack of enclosed garden, we do not feel it suitable for animals to stay. CHANGE OVER DAY: Generally the change over day is Friday, however for those long weekenders or mid-week breaks Monday can be arranged. Please feel free to contact us if another day would be preferable and we'll see what we can do. Arrive: anytime after 3.00 PM on a Friday or 4.00 PM on other days. The Chapel may be ready earlier on occasion and we are happy to text you if you let us know in advance that you'd like to know if this is the case. Vacate: before 10:15am. The Chapel is immaculately presented and professionally cleaned and checked between each visit. In addition to this there is no need to remember to put the bins out for collection as this will also be done for you. WI-FI / INTERNET ACCESS: Wi-fi / Internet access is available. Details for connection are found in the information welcome pack. This also means you can use the smart tv to access catch up tv using BBC iplayer, itv player, All4 etc. HEATING: Each of the main areas of The Chapel has its own individually controllable energy efficient electric heater (the night stores in some of the photos have been replaced) which is pre-programmed, but allows you to easily override the settings should you need to. For those of you who wish to, the wood burning stove is available for use. We ask that you only use the complimentary well seasoned wood and kindling provided. Additional wood can be purchased for a (small economical) fee during your stay.
    The Chapel is in Wing, a modest traditional village within the glorious Rutland countryside. The local pub - The King's Arms - is just a few minutes walk and excellent for food and drink. Wing situated between the county town of Oakham and the near by town of Uppingham, both being historic market towns. Each town and the villages which surround them are of much interest from an historical and architectural point of view as well as the many independent specialist shops, museums, art galleries, hostelries, garden nurseries, restaurants, cafes and tea rooms. In Wing you will find The Kings Arms Inn and Restaurant, less than a 3 minute walk from the door, which provides locally sourced food and ale alongside roaring open fires and a short walk to the edge of the village you’ll find yourself at Wing Hall where you can sample the delights of the Farm and Village Shop. On Sundays you can enjoy afternoon tea at the village hall and various attractions throughout the year. The South Shore of Rutland Water is well within a 10 minute car journey with easy access to its various attractions such as sailing and water sports facilities, cycle tracks, bird-watching, fishing lodge, walking, climbing wall, reptile and bug zoo, crazy golf etc, etc. The Rutland countryside’s highways and byways are ideal for cycling and walking alike and there is a multitude of footpaths and bridleways which crisscross the agricultural land between the towns, villages and hamlets. For fishing, walking and cycling, the Eye Brook reservoir is a 13 minute drive and Wakerley Woods is 15 minutes away. A 20 minute drive hop across the border into Lincolnshire will see you in Stamford with its nearby Burghley House famed for the Burghley Horse Trials, being the back drop to many period dramas, its gardens and its historical architectural interest. Northamptonshire with it's stately homes and gardens including Rockingham Castle only 20 mins away is also easily accessible from The Chapel. There are various golf courses throughout the county from the historic Luffenham Heath Golf Club (15 mins away) to the newer Rutland Water (10 mins away) and Greetham Vally Golf Courses (25-30 mins).

It is in a lovely peaceful position in a beautiful village, yet equally near enough to for local walks and to visit nearby villages and Rutland Water in the car. Samantha & Colin were quick to reply and had useful local knowledge too. The local pub (Kings Arms) is very close by and we enjoyed a great Sunday lunch there.

There’s plenty to do outside of the location, like walking around Rutland water and visiting local towns. Wonderfully clean and with really helpful touches like emergency toiletries and other essentials. Make sure to wrap up in the colder months as it does get a bit chilly!

    A modern 4 bedroom house in the centre of Oakham, Rutland with reserved parking. On a quiet side street just a stones throw from the centre of the idyllic market town of Oakham. Oakham has numerous pubs serving real ales and excellent food. Rutland Water is less than 5 minutes by car and there are plenty of villages and activities in the surrounding countryside to visit.
    The house has 2 double bedrooms, one with en-suite, two single bedrooms, a family bathroom, kitchen and living area. There is tea and coffee making facilities int he kitchen as well as microwave, oven and hob. In the living area there is a flat screen TV, dining table, sofa and chairs. There is also a downstairs toilet.
    The house is located on a quiet street just a 200m walk from the town centre. Oakham is the county town of Rutland located just a few minutes drive from Rutland Water and has plenty of shops, pubs and restaurants.

  • This was our first AirBnb experience. The occasion was a visit with my wife, 16 month old toddler and mother-in-law to visit my hometown for my parents' 50th wedding anniversary. We stayed from Friday night to Sunday morning. Firstly, location is great - just about as central as you can get in Oakham. The house itself is beautiful. There are two double rooms (one en-suite) and two single rooms, a lounge with a comfy sofa, TV etc and a kitchen with all that you need (bar an espresso machine ... but there's a Costa nearby). There's even a little garden out the back (which we didn't use but looked lovely). Communication with Nick was great. Check in and check out a breeze. Really couldn't recommend this place highly enough!

    COVID 19 UPDATE: the cottage is still taking bookings and is completely private and deep cleaned between guests. It’s a great place to escape. Gamekeeper Lodge is a characterful, modern and luxurious self catering cottage; and forms a totally private annexe to our Grade 2 listed thatched cottage in the heart of Rutland. The property was designed in 1795 by John Nash, who also designed Buckingham Palace and overlooks the original thatched game larder. Situated only 2 miles from Rutland Water.
    Game Keepers Lodge is steeped in history, with quirky features and heaps of character. The main sitting room has a vaulted ceiling, a comfy sofa, chair, TV with Freesat, DVD player and lots of DVDs for adults and kids to enjoy. The log burner is great for cold days and we always leave guests a well stocked wood basket with the option to purchase more. The kitchen has been hand built to a high specification with granite work sufaces and is equipped with: Built in Oven and Induction hob, slimline dishwasher, kettle, toaster, microwave and Dualit Nespresso coffee machine. The cupboards are stocked with plenty of utensils and kitchen items and we also provide tea, coffee, sugar and coffee pods. We can provide access to a washing machine and tumble dryer should you need them. The kitchen leads to the orangery which overlooks the garden and is the perfect place to enjoy meals or just relax in the comfy chairs. The dresser contains plenty of books, local information, games and a selection of toys for younger guests to enjoy. On the ground floor you'll also find the second bedroom with two vintage brass single beds, with 2 lockable windows. The bathroom is also on the ground floor and features a large walk in shower, WC and wash basin. The master bedroom is located upstairs - please note the stairs are old and as such are steep. The master has a kingsize bed, bedside tables, dressing table, wardrobe and hairdryer. There is a door which leads to an outside terrace where you'll find a table and chairs to enjoy the sunshine on nice days. Outside there is plenty of parking and we have enough room for larger vehicles or trailers - just let us know when you book.
    Rutland is often described as a hidden gem, and the UK's smallest county has so much to offer. With two bustling market towns - Oakham and Uppingham, as well as being only 8 miles from Stamford there is plenty to do or just relax in the stunning countryside. With its water sports facilities, nature reserves and miles of cycleways and footpaths, Rutland Water is the perfect place to walk, hire a bike or learn to sail. The nature reserve and annual bird fair are extremely popular and Rutland Water is home to the first Ospreys to be bred in England for 150 years.     Beautiful little annex situated in the heart of Rutland in the stunning Uppingham! Endless activities to do in and around uppingham and you’ll never be short of ideas rain or shine!
    Situated in the heart of Rutland in beautiful Uppingham with some of the most beautiful things to do in and around local areas you’ll never be bored of things to do, rutland water is just a 15 minute drive (it even has its own “beach” now.) you can hire pushbikes if you fancy the 26 miles around rutland water! Burley house and grounds are simply stunning. Plenty of food places in and around uppingham and pubs also! Cinema & shopping is as close as 7 miles down the road to corby town. There is endless things to do trust me you won’t have enough time to do it all! Please note the house is a small cosy little annex situated next to a family ran pub so there will be some noise generally at the weekends but hey come and join in the fun! With a jukebox, pool table & the cheapest in town at least you won’t have that dreaded long walk home! Please note anything above two persons we provide z beds in the living room area for further guests.
  • We had a nightmare journey from South Wales in Friday afternoon rush hour traffic, so to arrive at Mim’s place and see tea, coffee, sugar and milk already there was fabulous. It was a little difficult getting into the town as the road going in was closed for an event. Easy access to the property round the back of the pub. Walked in to find the kitchen with a breakfast table, all the usual accessories and a super powered electric heater (the weather was pretty cold so it was needed). Up the stairs to the living room which also had a bed set up (Mim messages in advance to see how I wanted the beds set out which was good of her). Through into the bedroom which can comfortably sleep 2 and from the bedroom into the bathroom which has a decent shower and Mim left ample clean towels for all of us. I did get tempted into the attached pub for a quick pint, and left about 4 hours and too many pints later. Nice place and friendly locals. We were here for the Scoot GB UK finals and it was nice to get away from the hustle and bustle of Corby each evening. Hopefully it will be an annual event and I’ll definitely return here if it’s available.

    My bungalow is in the pretty market town of Oakham, Rutland. Parking is available on my drive and there is usually space on the road too. I live about 5 minutes walk from the railway station which has trains west to Birmingham and east Stansted airport (and many points in between). There is a small Co-op down the road with larger supermarkets nearby. The town centre with a Norman castle and the twice weekly market is under 10 minutes walk. There are many individual privately owned shops here.
    The room available is part of a newly built and furnished extension with its own shower room next door. It has an outside entrance from the garden so you can be entirely private during your stay. I offer a DIY type breakfast; in addition to tea and coffee I will have available cereals, rolls, cheese and fruit for my guests. I would ask that all guests should be aware of potential allergens in any food and let me know if any particular item must be avoided. The garden is still under construction but you are welcome to sit outside on the patio when the weather is fine.
    Oakham is a small market town. We have a selection of good restaurants and independent shops. There is a local Norman Castle that is definitely worth visiting and an interesting museum with an emphasis an local history. A small market is held twice a week and once a month there is an excellent farmers market.

    The house is located on the Oakham Heritage Trail, 5 minutes from the railway station and in the heart of the market town of Oakham. The house is fitted with a new modern kitchen and shower room yet retains the charm of an old Victorian terraced house. There is a wood burner and an open fire for cosy winter nights in and the bathroom has a luxurious large enamel bath for relaxing after long walks. There is also a lovely private garden with space for sitting on a summer evening.
    The house has lovely shutters throughout adding character and charm. The main sitting room has a comfy sofa and chairs. There is a Smart TV, plenty of books and open fire. Guests are provided with a ready laid fire and the option to purchase further wood if needed. The dining room has a table for four and a lovely wood burner. The modern kitchen has a double oven, microwave, slimline dishwasher, kettle, toaster, fridge and freezer. The cupboards stacked with plenty of utensils and guests are provided with a variety of tea, coffee and sugar. The dresser has an assortment of games and books with plenty of local information. The modern shower room, located off the kitchen, has a washing machine, downstairs loo and spacious shower. Please note the stairs leading to the first floor are a little steep. Both bedrooms have bedside tables, mirrors, and drawer space. There is an extra TV in the front bedroom. The bathroom provides a large victorian bath to relax in after your day.
    Oakham is a hidden gem, located in the smallest county and has much to offer. Rutland Water is close by offering cycling, sailing, water sports and bird watching. The house is perfectly located in the centre of town within walking distance of lovely pubs, restaurants and markets. Local events include British Birdwatching Fair, Burghley Horse trials, Rutland County Show, Rutland Sailing Club, Oakham and Uppingham school. Oakham has a food market every Wednesday and Saturday. Other local attractions are Oakham Castle, a medieval Butter Cross and Oakham museum.

    Newly built beautiful self contained stone built annexe, attached to our Victorian farmhouse. Modern well equipped kitchen, spacious living room with additional double sofa bed if required. There is a fantastic pub just down the road serving excellent food. Convenient for Rutland Water, Burghley House, Oakham and Stamford. Plenty of off road parking.
    The property is in the beautiful Rutland village of Stretton, where the majority of homes are built of local Clipsham stone, and is 2 minutes from the A1. Nearby are Burghley House and Stamford (9 mi), Oakham (8 mi), Rutland Water (7 mi). We are walking distance from George Henry Wood which is ideal for dog walks and the Stretton Lakes, good for fishing. Rutland water offers many amenities including cycling ( hire available), fishing, sailing, walking and great for picnics. Excellent local eating establishments include Hambleton Hall (Michelin Star since 1982), Gastro pub The Olive Branch at nearby Clipsham and our very own village pub The Jackson Stops. We have just over 10 acres of land at the property and have recently acquired Alpacas after having horses for many years.
    Country village which has a working dairy farm and a riding school. We have alpacas and chickens so plenty of fresh farm eggs available.

The living area situated to the front of the house consists of a comfortable double sofa bed and occasional chair and a smart TV with a Bluetooth soundbar. The period cast iron fireplace and wooden floorboards give this room a homely feel. Following through to the dining area you will find a dining table which seats four. In this room you will find the remote control for the central heating. The light and airy kitchen consists of an electric hob, oven, fridge with small freezer compartment, kettle, toaster, and washing machine. Various crockery, cutlery and other such cooking utensils are all situated here for your use. Locally sourced coffee and a cafetiere are provided. The kitchen leads to the rear garden which has a patio area with a table seating two. The lawn leads to rear access to the road. On the first floor there are two bedrooms - bedroom 1 has a double bed, a wardrobe, drawers and a hairdryer; bedroom 2 has a single bed and a bedside table. The spacious bathroom hosts a basin, toilet and bath with an electric (NOT POWER) shower over. Oakham is a pretty, traditional town, bustling with activity and packed with heritage. With an abundance of local activities to keep all ages amused, Oakham is a popular place to visit. The property is located less than 5 minutes drive to the Rutland showground and 10 minutes' drive to Rutland Water where you can enjoy the beauty and tranquillity aboard the pleasure cruiser, 'The Rutland Belle', tee off on the local golf course or visit the ever famous Aqua Park. Why not pack a picnic and your bucket and spade and head to Rutland Water beach where you will also find the Bugtopia Zoo - ideal for the little ones! The property is located less than a 30 minute drive to Burghley House, a grand sixteenth-century country house that also hosts various events annually including Burghley Horse Trials, the Film Festivals and much more. Linen and towels are provided in addition to a hairdryer, iron and ironing board and clothes horse. Complimentary free Wifi is also provided. Please note the following BEFORE BOOKING: Pets may be welcome at an additional charge, please check before booking. Please note that the price per night is per adult. Any additional adults not listed on the booking will be charged an additional 12 pppn.     We offer a converted iron stone built grannery as a self catering holiday cottage on a listed farm in the rural Rutland village of Braunston in Rutland, being close to Oakham,Uppingham, Stamford and Rutland Water. Surrounded by cycle routes, country walks and bridal paths. 2 min walking distance from 2 great village pubs. The barn has 2 double bedrooms. There is also a bathroom with W.C and shower. There is a large open plan sitting room with modern kitchen.
    The barn was completed in 2015 and benefits from underfloor heating from our biomass heating system and some electricity from the solar panels. It is set within the farm buildings, that are no longer used for animals! Both the farm house and farm cottage are separate so you can have privacy during your stay. There is a pleasant area to sit outside with a table and lovely view of the country side. This area is shared and visible from the main drive.
    Braunston is a picturesque village with iron stone houses, nestled in the rolling Rutland countryside. It is quite rural but has two pubs and is close to the market towns of Oakham, Uppingham and Stamford, to name just a few.

Greeted by the owners personally on arrival, who offered any help if we should need it. The barn is perfectly situated for exploring Rutland and surrounding areas. Set in a peaceful area with 2 excellent village pubs, it was the relaxing break we needed, away from the hustle and bustle of daily life. We will definitely revisit the Barn again.

  • We had an absolutely wonderful few days at Topiary Barn - Wendy is a delightful and attentive host, without being intrusive, and communication was excellent from day one. You really do feel like you're staying in a cottage in the countryside given its delightful location in Wendy’s beautifully tended topiary garden; quiet and peaceful yet only a very short distance from shops, cafes and local hostelries. Being able to park in our own dedicated, secure parking space just next to the building was an added bonus and much appreciated. The accommodation was warm, welcoming and very comfortable. The kitchen area was exceptionally well equipped with everything you could possibly need if you were planning to cook and prepare a meal at home.... or even do some washing and ironing! Tea, coffee and milk were all provided and after a busy day out and about, enjoying a cuppa or glass of something on your own sunny patio was a perfect end to the day. If you're planning to visit Rutland Water, Burghley House or to explore a little further afield, then Topiary Barn is the ideal place to stay; I will definitely be back...... if the many friends I've already recommended it to don't get there first! Oakham has numerous pubs serving real ales and excellent food. Rutland Water is less than 5 minutes by car and there are plenty of villages and activities in the surrounding countryside to visit. The apartment is on the 1st floor and comprises of 1 bedroom with king size bed, 1 bathroom, kitchen and a living/dining room. There is parking behind the flat, however this is not guaranteed and there is a pay and display car park 30 metres away. IMPORTANT: Please note that a cleaning fee of £40 will be added to your bill automatically and will be charged at time of booking.
    The Croft is a flat in the centre of Oakham on the main Melton Road which runs into the High Street. Oakham is the county town of Rutland located just a few minutes drive from Rutland Water and has plenty of shops, pubs and restaurants.

We aren’t at all familiar with the area but Nicholas was hugely helpful before we even booked, with information on how to get to both the chapel and reception. The flat itself was perfect - clean, spacious and a very comfy bed! Check in was also really easy - and Andrew was able to help further with information on the area. Definitely recommend!     My bungalow is located about a mile from the nearest point of Rutland water. A 5-10 minute drive will take you to the Hambleton peninsular with its Michelin starred restaurant. This twin room with ensuite can be hired alone or with a king size ensuite bedroom in the same private part of the house. (See separate listing.) Guests have their own access and ample parking. I also provide a light breakfast of rolls cheese and fruit.
    My home is located in a quiet tree lined avenue, a short walk from the town centre with local shops and restaurants. The railway station which gives hourly access to Birmingham (west) and Stansted Airport (east) is a level 10 minute walk away. I or my co-host Ray are usually available to meet guests but if we cannot be around there is a key safe for easy access. There is good wi fi reception as well as TV in the room.
    Oakham is a small rural town. There are lovely independent shops and cafes in the high street. There is a very interesting medieval castle keep and the county museum has plenty of interesting local history. It's a short walk to the town centre lined with independent shops and restaurants. We are close to the junior house of Oakham school.

    Primrose Hall is a beautifully renovated, Grade 2 listed stone barn conversion. It is ideally situated in the Rutland village of Empingham, within walking distance of Rutland Water’s North Shore. Empingham nestles in the Gwash Valley, equidistant from the charming Georgian town of Stamford, and Rutland’s county town, Oakham. The village has a shop, medical centre and hairdressing salon. The local area also benefits from many very good pubs, restaurants and cafes.
    The cottage has 2 good-sized bedrooms, sleeping up to 4 people, and a spacious, open plan ground floor, which now also features a newly installed log burner. Fully equipped for modern living, it retains many of its original features and character. We welcome all guests, including singles, couples, families and friends. We are also dog friendly.
    Rutland Water is a great place for the more adventurous with two cycle hire stores, a watersports centre, sailing club, climbing wall and Europe's largest aquapark. However, it is also a perfect retreat for those wanting something more leisurely. The walks around the lake are spectacular, and the trout fishing is the best in Europe with tuition available. Burghley House, Rockingham Castle, Belvoir Castle and many more historic buildings are a short distance away. Stamford (6 miles away) is considered the best Georgian town in England, full of hidden alleyways with independent traders. There is so much here to see and do.

    A lovely contemporary ground floor apartment in the recently renovated 'old constables'. Located in the heart of the historic, market town of Uppingham. This classy accommodation is a stones throw from local bars, restaurants, art galleries and antique shops. Nestling in the county of Rutland, it is convenient for Uppingham school. Nearby is Rutland Water, fantastic for cyclists, walkers, sailors and wind surfers. The flat is currently exhibiting local artist Fenella Beauchamp.
    A one bedroom apartment with ensuite and a large kitchen and lounge diner. Outside is a pretty patio area which benefits from a good amount of sunshine in the summer. Clean lines in a comfortable yet modern flat housed a beautifully restored historic building. Art by local artist Fenella Beauchamp adorn the walls giving you a flavour of the arty nature of the town.
    Uppingham is a popular historic market town and is in a fantastic position for sightseers. Transport links are great for several towns and cities. Right over the road is Goldmarks a Mecca for those looking to enhance their art collection.

    A newly renovated, self contained cottage in the beautiful village of Ketton. This quaint cottage with modern features is 3 miles from the historic town of Stamford and a 10 minute drive from Rutland Water. The cottage provides accommodation for up to four people with Netflix and WIFI included.
    A newly furnished kitchen with a breakfast bar for seating, dishwasher, built in oven & microwave along with coffee machine should provide all you need for your stay. The wet room with shower and toilet is located on the ground floor of the cottage. The living area showcases exposed beams and a solid oak fireplace, ideal for relaxing and either snuggling down to read a book or watch something on the smart TV with access to Netflix. Upstairs there are two generous sized bedrooms with the main bedroom featuring a king size bed and copious amounts of wardrobe and storage space. The double bedroom is again spacious with a double bed and free standing wardrobe. There is free on street parking directly outside the cottage.
    Ketton is a gorgeous town in England’s smallest county, Rutland. The village of Ketton has a local shop, less than a three minute walk from the cottage and two pubs both within a five minute walk of the cottage. We are both big foodies so are happy to provide guests with restaurant & pub recommendations. There is plenty to do in Rutland, whether you are a keen walker, cycler, bird watcher or simply want a restorative weekend in the countryside. Rutland features some gorgeous market towns within a 10 minute drive of Ketton. The historic market town of Stamford boasts the glorious Burghley House where you can while away the day wandering around the grounds or relaxing in the Orangery. This picture postcard town also offers some gorgeous boutique shopping and a host of coffee shops and restaurants. The towns of Oakham and Uppingham are a short 10 minute drive from Ketton, which again offer a great variety of shops, eateries and coffee shops, with Oakham even having a castle you can walk around. Not forgetting Rutland water, what can’t you do here! Sailing, paddle boarding, cycling and in the summer months the aqua water park! If you fancy something a little less adrenaline fuelled there is a fabulous bird watching centre or simply allow yourself to stop and soak up the beautiful scenery.

  • This is a little gem of a property. I stayed here whilst working in Peterborough which is just a 15 minutes drive away and was so nice to have a piece of village charm and my own space opposed to a hotel on a business park. Plus this was more affordable! The cottage has everything you need and was super clean with lots of nice touches. It's a stone's throw from the local pub and some great walks which Ant & Libby kindly pointed out to me. I'll definitely be staying here again. Thanks for having me x

    My home is in a very quiet neighbourhood with grassed communal area and a shared drive. It was built 15 years ago and is a light, airy house. The neighbours are helpful if needed .
    The house is within easy walking distance of the centre of Oakham (1 mile) and closer to the prestigious Oakham School.
    Oakham is a great little town in England’s very beautiful smallest county. It boasts many great places to eat and individual little shops within walking distance of the house.There is also the castle and a fabulous museum. Rutland is well known for its lake which is in easy cycling distance along cycleways of the house or can be driven or walked to and bicycles hired at Rutland Water. Around Rutland are many quaint villages and Stamford and Burghley House are only 10 miles away.
  • This is a lovely, spacious 3 story Townhouse with great amenities. It has a comfortable sitting room and a separate dining kitchen. Two bedrooms, both en-suite plus an additional shower room downstairs on the upper floor with comfortable bedding. Over all it was the perfect place for us to stay while attending a wedding in Oakham. Definitely good value for money and would highly recommend

    Hambleton is a village on a peninsula in the middle of Rutland water, there is off road cycling and walking, a great pub called the Finchs and Hambleton Hall hotel that has a Michelin starred restaurant.
    The annex is on my property but separate. There are nearly two acres of gardens and a summerhouse with views of the lake at the top of the garden and direct access to the cycle path. There are two bedrooms. One with e king sized bed and a double bed and one bedroom with a double bed and a small fridge, toaster, kettle and microwave.There is a shower Room. Both bedrooms have views of the lake. The accommodation is upstairs and there is a wrap around balcony.
    Hambleton is arguably one of the best located villages in the UK because of its position on a peninsula in the middle of a reservoir with a 20 mile circumference.

  • Brilliant stay for a couple of day’s with friends. Nice walks and a lovely area. Nice and clean and tidy and some lovely thoughtful touches such as a cake on arrival and leaving us some bread, milk, and eggs for breakfast. Perfect for what we needed, only thing would be it was a little bit cluttered with 3 double beds, maybe if one was a sofa/sofa bed instead would create a bit more space, since there was 4 of us staying.
