The guesthouse is located in the village of Psarades which is a mountainous traditional settlement of the municipality of Prespa on the southern shore of the lake of Megali Prespa. It is the only village on the banks of the Great Prespa and is a declared traditional settlement. In the village there are taverns, cafes and a grocery store. guests boating in the waters of the Great Prespa, a rare experience on the water borders of the three states.

The main bedroom and the small terrace overlook the lake. The roomy, old-fashioned kitchen boasts all modern facilities, including a dishwasher and a washing machine. The large living room overlooking the lake is connected with the two terraces, the lower of the two being used as a private beach. The house has Internet and cable TV.
