Elevated over a natural spring that flows year round, the Japanese inspired aesthetics of this private, tiny cabin sits perched atop a deck among the wooded trees overlooking the waterway the mineral spring feeds, but not before filling the in-ground, cedar lined, two person, bubbling hot tub heated with a wood burning stove. Franklin is an amazing location for exploring the West Catskills and includes many breweries, restaurants, hiking trails and antique shops. We’re 3 miles outside Franklin, 15 minutes from Walton NY and 30 minutes from the Baseball Hall of Fame in Cooperstown, NY.

The Lily Pad

The Lily Pad is a comfy one room king bed cottage with a porch overlooking the pond. A private full bath is close but not attached (attached to our home for plumbing purposes, but you have a private entry). The paved path is well lit. The cottage is insulated, heated,air conditioned, has electricity,Wi-Fi, and a smart tv used with your accounts. Fishing pole provided. The cottage is separated from our home by a garage. We leave guests uninterrupted unless they want to interact/need anything.

Cooper Creek

Cooper Creek is a valuable piece of central New York history that was built in the late 1700s. This homestead once included an outhouse, a spring house, a Cooper shed, and a proud hand hewn timber barn. Robby and Eileen Robbins purchased the property in 1984-finding it in desperate need of plumbing, electricity, as well as emergent repairs in order to preserve as much history as possible. The 18th century beams,& the wooden pegs used instead of nails helps it maintain its unique identity.
