The barn is a lovely private space for a romantic break for two. It has it's own kitchen, bathroom with roll top bath, sitting room with wood burner, and kingsize bed with White Company bed linens and towels provided. There is a hot tub in the garden for guests to enjoy. The kitchen is well equipped with a mini dishwasher, microwave, electric hob and oven, toaster, Nespresso machine, kettle etc.
Swallows' Flight Barn is adjacent to a farmhouse in 1,000 acres of glorious Devon farmland, set in a historic courtyard dating back to 1860. It's one mile to the sea and many beautiful beaches, and a 10-minute walk to the village with great dining.

  • We cannot fault swallows barn! Lucy has thought of everything - it was such a special place to stay and she was full of recommendations of great restaurants and walks to do locally. We are definitely coming back as we didn’t have nearly long enough to do all the wonderful things the area has to offer. The weather was dreadful but swallows barn was the cosiest place to squirrel away. We now want to come back in the summer. Wholeheartedly recommend.

    Our beautifully crafted Treehouse at Salcombe Farm, Salcombe is perched within the branches of a stunning silver birch tree, growing just behind the gorgeous Georgian Farmhouse.
    Spectacular views through the rolling hills of Horsecombe Valley and on to Batson Creek, Salcombe Estuary and beyond can all be viewed from the private seating area in a secluded corner of a 3.5 acre field. The cedar shingle clad Treehouse is surrounded by an elevated decking, where you can sit back and relax with a glass of wine, while watching Horsecombe Farm's Rare Breed Dartmoor Ponies. There is an abundance of nature too with buzzards and barn owls to be spotted from the deck. Alternatively stargaze at night and listen to the crickets and look out for the glow worms from your private terrace, while sat by a roaring, crackling fire in the cast iron fire bowl, perfect for BBQ's or treat yourself to toasted marshmallows. Inside you’ll find a beautiful big chunky solid oak double bed; piled high with gorgeous linens, Susie Watson cushions and Susie Watson sumptuous quilt. The rustic half round wood rail ceiling and beautiful oak walls and floors provide the perfect setting to curl up in the tweedy chairs, next to the electric flame effect wood burning stove which, heats up within a matter of moments. The hand crafted oak table provides the perfect setting for a game of Scrabble, cards; or simply just peep through any of the windows at the surroundings. An en suite shower-room lined with ceramic drift wood tiles, underfloor heating and heated towel rail ensures that you'll be snug, piping hot water, with organic paraben free hair and body wash products. There’s a proper flushing loo and a river rock granite wash-basin that sits on a hand crafted table. Optional extra - wake up in the morning and winch up the wicker basket, filled with fresh crossiant and pain au chocolat from the local bakery or The English Breakfast Package, containing locally sourced produce (available on request at a small charge). The Treehouse has a bespoke built duck egg blue kitchen, with gorgeous oak worktops and a matching oak kitchen table. Including a fridge-freezer, fan oven with grill, portable induction hob, large white butler sink, Nespresso Coffee machine, seven-bottle wine cooler, Morphy Richards toaster, kettle and utensils. All of the cooking equipment and crockery is state of the art. If you decide you do want to leave your little paradise, there’s plenty on offer. A 15 minute walk along idyllic country lanes past fragrant hedgerows and thatched cottages brings you to Salcombe town that offers an abundance of fantastic shops, restaurants, cafés and pubs all in the backdrop of some of Devon’s most spectacular coastline and the lovely beaches of the Salcombe estuary. With panoramic views, and the rustle of the wind in the trees - you’re in for a unique, and amazing, stay.

  • Booking this weekend away was possibly the best decision myself and my partner have made! The treehouse is located within walking distance of the lovely salcombe, it is a bit hilly, but after a few gin and tonics you hardly notice the slopes! We stayed in mid February, and even with the rain and the wind, we felt incredibly warm and cosy in the beautiful treehouse (which has underfloor heating!!!). Our lovely hosts sent through a massive comprehensive list of not only great places to go for dinner, but a large list of taxi numbers and directions on how to get to and from wherever you need to go! On top of this there was a massive booklet full to the brim of great activities to get stuck into during the day! We opted in for the full cooked breakfast which was winched up to us in a hamper ready for us to cook in the morning. HIGHLY RECOMMEND! Everything was so fresh and tasted amazing, and not being the smallest chap, I was impressed with the portion sizes! Worth it every time! I think we witnessed the treehouse being tested as storm Denis was still whipping the coastline during our visit, but apart from the occasional whistling wind, you would hardly notice there was a storm outside! It’s beautifully quiet and with my phone on airplane mode it was the perfect weekend to switch off. It is worth noting that the bed is incredibly comfortable, and the sheets, towels and all cooking utensils were absolutely spotless! We are both very much looking forward to our next visit (maybe in the summer next time to make the most of the lovely patio area with the fire pit!). Thanks again!

A particularly lovely touch was the option of a breakfast being winched up to the treehouse - we went for the full English and the local produce was excellent.   • I can’t say thank you enough for our stay. First and foremost The Treehouse and the surroundings are both absolutely gorgeous. The bed was incredibly comfy, in fact the whole place is just so warm and cosy. The shower was absolutely to die for and all the space so well designed. Freya was the perfect host, so informative and organised ahead of arrival and attentive on check in despite her own busy diary. The short walk into Salcombe is really pleasant (bring a torch!) but far enough out of the town that it is it’s own little world. I could not recommend this place enough.

    Relax and unwind in this luxurious studio apartment, with smart TV, cooking facilities, walk-in shower with underfloor heating and all mod-cons. Or on a warm day, soak up the sun in the garden, while cooking on the BBQ.
    Perfect luxury retreat for couples, for either a long or short break. All bedding, towels, tea towels provided along with tea and coffee facilities.
    Just a short stroll from the main town centre of Salcombe. 10 minute walk down the hill but 10/15 minute walk back up. Its not a major problem but note the hill is steep. Close enough to enjoy the activity of the town but far enough away to escape and find peace should you need. Less than a minute away from the local spar store and post office.

  • Would absolutely recommend staying here, the place was lovely and had everything we needed. Beautifully decorated, it felt cosy and comfortable and provided good shelter from Storm Dennis! Clare and David were wonderful hosts, they made check-in and check-out incredibly easy and were very easy to get in contact with. They also left a lovely welcome basket for us to enjoy. The apartment was very close to the town centre and has a Spar just opposite. Overall, a great experience!

    Cosy One bedroom semi detached annex with private parking and garden. Our cottage is perfect for a quiet winter break storm chasing or a lovely summer break by the sea. Situated near the South West coast path and walking distance (20mins walk 1 mile) to pubs and beaches at Hope Cove and South Milton Sands. Salcombe and Kingsbridge less than 10 mins drive away! We are very happy for you to bring dogs but we request that they are not left at home unattended and that you clean up after them.
    Well equipped and self contained holiday apartment with spacious kitchen, living room and two bathrooms. Bedroom is light and airy with a large super king sized bed which can be made up as two single beds on request. Outdoor patio and enclosed garden with private parking.
    The property is in a village setting in a rural area surrounded by wonderful walks.
  • My partner and I stayed here for a weekend away and it was just what we needed! We were able to switch off from everything and relax, there were many places to go and explore and it’s only a short drive from the shops. The enclosed garden is great however dogs will be able to get out! We had a lovely weekend and would definitely come back!

  • We had an lovely weekend staying at Sam's place. It is very comfortable, cosy and well equipped. Despite living in Cornwall, the South Hams and East Devon are areas we hadn't visited much, but this weekend enabled us to really explore. Sam communication was excellent, informative and friendly. It's the storm season...! But with better weather / lighter evenings, we would have easily been able to walk to Hope Cove. We would definitely recommend it here.

  • Lovely quiet spot in a beautiful part of Devon only a short drive from Salcombe. The most spectacular coastal walks are easily accessible from The Lair and plenty of places to visit too. The cottage was beautifully clean and the kitchen was well equipped. The super king bed was so comfy. Sam left a lovely bunch of daffodils in the sitting room along with other nice touches. You can even buy lovely pieces of handmade pottery that are displayed in the cottage. The wifi was a bit intermittent but we did manage to connect iPhones and an iPad to the wifi. There was no mobile phone signal for our phones but that might not apply to all networks. We would definitely go back to Sam's place.

  • The Lair is in a beautiful and rural part of Devon, yet not totally isolated. The property is well equipped, fantastically cleaned, homely and well decorated- something which is more difficult to find when looking for a place that accepts dogs too! Value for money is excellent as you get a lot of space both outside and inside all to yourself! Communication prior to our visit and check-in couldn’t have been any smoother. We were left to ourselves, yet, it was reassuring to know that help/advice was only around the corner if needed. Perfect little set up for a relaxing weekend away to switch off and explore the coasts and moorlands! Thank you.

    The newly converted spacious loft in the Barn (Upper Deck) of the gardens of Lower Kerse set in 30acres of beautiful, tranquil gardens, woods and fields and only 5 minutes from local beaches such as South Milton Sands, the surf beach - Bantham, village pubs, beach restaurants, coastal walks, tennis and golf clubs. Upperdeck is newly furnished with constant free WiFi.
    The Upper deck is a newly converted and furnished upper floor of a new oak open plan barn (40ft x 14ft). It has a separate toilet and a separate shower room with hand basins in both. We provide professionally laundered linen, fresh towels and beach towels. The superking bed can be split into twins. Please state at time of booking how you would like beds made up. There is the option to assemble a single bed for a third person to share the room. There is a nightly charge for this.
    The Upper Deck is in a unique setting. It is in a designated area of outstanding natural beauty surrounded by beautiful gardens. We are only 5 minutes from the centre of Thurlestone Village in a secluded, peaceful valley with views of the sea from the garden. Thurlestone is a pretty thatched village with an excellent pub, golf/tennis club. Over 4 beaches in Thurlestone alone and Bantham beach, famous for its surf and surf school is only 10 minutes from your front door. Also, popular for kite surfing and wind surfing. Bantham beach also offers superb Stand Up Paddle boarding down the beautiful River Avon. Hire of Paddle boards can be arranged prior to arrival. Salcombe, 15 mins away and Kingsbridge under 10. We have put together a useful manual with all our favourite restaurants, cafes, sailing schools etc etc.....

  • Upper Deck is just fab! We totally recommend as a base for exploring the South Hams. It’s super close to the Best beaches. Especially South Milton Sands. The accommodation is very private. We were met by a lovely man with some umbrellas as it was absolutely chucking it down! Much appreciated! The bed is so comfortable we didn’t want to get up! The kitchen space is fab. Good size shower and cloakroom. Lots of little personal touches around the room. We will certainly be back! If you are looking for a base to explore the area you can’t go wrong here!

  • I booked a stay at The Upper a Deck as part of a Christmas present for my Mum. Being from Devon ourselves, we were familiar with the Salcombe area - but it was nice to try somewhere more off the beaten track. The room was sparkling clean, spacious, stylish and comfortable. We had everything big we needed for our night away, including little personal touches from Lou. There are three radiators in the annexe, so don’t worry about being cold in the winter - mum and I were very toasty. There were even two hot water bottles, just in case! I’d highly recommend The Upper Deck and hopefully will be back again soon :)

Large Sliding doors leading out onto the veranda, where the hot tub is positioned overlooking the water with rural views. With a south facing aspect the property is airy & bright all year round, even on a dull day. Private parking outside the property. 5 minutes walk to town centre or 3 minutes to The Crabshell,water fronted restaurant and Bar serving the best Pizzas! We welcome pets.
    Paddlers View, newly build in 2017 is extremely spacious and has a wonderful open plan living, dining and kitchen area with sliding doors which open out onto a veranda with the luxury of a hot tub positioned overlooking Kingsbridge estuary with spectacular 180 degree views. Whilst sat on the veranda, you can watch the world go by! The Rivermaid passenger ferry taking its daily trips between Kingsbridge and Salcombe, boats and enthusiastic Paddler boarders heading out on the water, making the most of the tides. Inside you’ll find the king room with french doors opening out onto the veranda with the same rural views over Kingsbridge estuary. The wood cladded wall, king sized bed; dressed with gorgeous white company bedding, faux fur cushions and blankets. You will find any excuse to stay in bed! The en-suite fully tiled bathroom, has a bath, huge mirrored wall,hand held shower, basin and toilet with underfloor heating throughout the property - a real treat for your feet! We provide GHD hairdryer and straighteners, along with cotton wool pads and cotton buds. The twin room has 2 single beds, which can be pushed together if required. The bathroom is adjacent which has a shower, toilet and basin. All bedding and towels are The White Company with branded toiletries provided. Both bedrooms are large enough to fit a travel cot, please contact me if you require one.( a small fee will apply). The utility room is equipped with washing machine, tumble dryer, ironing board and iron. The shaker style grey kitchen includes; fridge, freezer, microwave, fan oven, hob, Nespresso Coffee machine, toaster, kettle, utensils and cupboards filled bakeware, serving dishes and a few little extras. Parking outside the front door and another space if required either next to Paddlers View or out on the road side. Paddlers View is perfect for couples, families and friends.     Paddlers View is situated in a beautiful part of the town. South westerly facing, so always bright and airy. As you drive along the promenade, past the shops, the town square and park;we are located only a short distance up the hill. On arrival you will go down a long drive ( not realising what is at the end) then a nice surprise will be waiting when you open the door of Paddlers View, stand out on the balcony and admire the views. You can see The Crabshell from your veranda, which is only a few minutes walk away. This will be your local! With its water front location it attracts all the boats from Salcombe on high tide, for an oven fired fresh baked pizza or they offer something a little more substantial from the restaurant menu on the first floor. If the sun is out then this little venue is the place to be! Booking is a must.The other top place to dine out is Wild Artichokes. Again booking is a must and please look at their website as its not your usual dining experience, a real hidden gem for Kingsbridge. Kingsbridge is a little hidden gem, only recently mentioned in The Times magazine as ‘ Going places, Kingsbridge’. We have an adorable cinema located in the town hall, museum, Quayside Leisure Centre for multiple sports activities and Olympic size pool, Beautiful high street with a variety of independents retailers; larger chains such as Costa, Tesco, WH Smith and Morrison’s. The area is known as an area of outstanding natural beauty with so many beaches and costal walks you are spoilt for Choice, with the bonus of an abundance of fantastic shops, restaurants and pubs.     Stylish and comfortable apartment occupying the seaward corner of a large Victorian villa set in lawned gardens (shared) sloping down towards the bay. Even though it's an apartment it's still quite private and you don't feel like you're overlooked by other visitors although it is worth noting that ours is one 8 apartments in a large house, some of which are occupied full time by residents and whose gardens/decking adjoin ours. With amazing views from the decking this well equipped apartment is the perfect holiday destination for families and friends. Description of sleeping capacity: Sleeps 6 (3 Bedrooms) PLEASE NOTE - Linen and Towels, Bath Mats, Hand Towels, Tea Towels and Oven Gloves are all provided as well as a few basic essentials to start you off such as loo roll, washing up liquid, dishwasher tablets, bin bags etc and tea and coffee. Notes on bedrooms: Bedroom 1 has a king size bed, fabulous sea views and opens on to the decking. Bedroom 2 has a double bed and large windows overlooking the garden (and shed - sorry!). Bedroom 3 has two funky full size wooden bunks. Also a door opening on to the decking and lovely views. There is a trundle bed that you can pull out from under the lower bunk, which would be fine for an extra child to sleep on, but would make the room a bit snug. Please let us know if you plan to use this. Bathrooms Family bathroom has a bath with shower over. There's a loo in there too. The other bathroom is a little more cosy and has the same bath, shower and loo layout. Kitchen The kitchen has a gas hob with electric ovens. There's even a steam oven for the adventurous. Fridge, freezer, dishwasher and microwave all fitted and high quality. White plates, lots of wine glasses. Good pans. Nespresso coffee machine and milk frother with a few pods to get you started. Living Room A big wooden table, easily seating eight, separates the kitchen from the sitting room, which has two big slouchy sofas facing each other across a low table, good for feet or magazines. There's a good-sized telly (not too giant) with a DVD player. Notes on accommodation: Child's Highchair. Travel cot Outside: Gas bbq. The decking is great. Clean and modern with the most amazing sea views. You can easily sit eight around the table for lunch or dinner and there's still enough room for children to do their own thing without disturbing everyone. Two big sun loungers and two reclining chairs. Cushions for garden furniture in the shed. The railings on one side are a little low so care should be taken with young children. There are lawns and planted borders below on the sea side. It's great for younger children to play on but too slopey to play football (which many might think is a good thing!). Parking is up above the house out of the way in one allocated space. There is plenty of unrestricted parking on Sandhills Road for additional cars. Steps down from the car park to the front door.
    It is close to the lovely North Sands beach and of course the popular Winking Prawn beachfront cafe/restaurant.
  • Sophie went out of her way to make sure every conceivable thing was taken care of so we landed with great ease, in a place that's quite wonderful! The views from the windows and the decking out across the sea and the valley were entrancing - we spent hours enjoying the view, taking in the sun, rain, wind and it was all pleasurable. The place was spotless, very comfortable, lovely touches and we got what we were seeking most, peace and quiet. The short walk into town was enough for us to feel that the great meals out we had was enough to burn a few calories! My son is keen to come again and that says it all

    We offer accommodation in a large, comfortable double room above our pub in the estuary town of Kingsbridge in South Devon. The room has an en-suite with shower and toilet; TV; tea and coffee making facilities; hairdryer; wardrobe and drawers. The pub downstairs is a traditional pub, with a pool table, piano and charming, courtyard garden. We are based in the heart of the town, close to a variety of fine restaurants and shops, the bus station and the scenic estuary.
    There is a private side entrance to the building which is available to guests if they do not want to use the pub entrance. We do not provide any meals, but there are a number of places nearby which offer food throughout the day. It is important to be aware that the room is above the pub and so there is a level of noise which comes from downstairs. There is live music performed by local musicians on a Sunday from 5-7pm. We are situated on a street with award winning restaurants, another pub and take-away outlets. It can therefore be a busy part of town, especially on a Saturday night, so there is some noise outside the pub. Some may enjoy being so central, while others may not, so please keep this in mind.
    Kingsbridge is a charming estuary town in the South Hams, an Area of Outstanding Natural Beauty. The town has a number of interesting independent shops; art galleries; cafes; restaurants; pubs; a cinema and leisure centre with a swimming pool and gym. There is a scenic embankment for those who enjoy a stroll and for the adventurous, the town is an ideal base from which to explore the nearby coastal areas, moor and neighbouring towns.

Thank you so much. ❤️ There's is a slight bit a noise heard in the room from the downstairs pub, but not enough to disturb your sleep etc. Smack bang in the centre of the town, close to all restaurants and pubs/cafes. The room was spacious, clean and well lit. Lovely touch with the coffee cafetiere, a great start to the mornings. :) Would highly recommend the hermi, and should we be needing a place to stay in kingsbridge again we will defiantly be back.

  • This lovely room hidden away on one of the side streets in Kingsbridge is a gem. It is situated above a “proper” old pub and has one of the comfiest beds 👍. As it is above the pub, you can hear muted music and chat but to be honest I hear more noise from the tv from my neighbours house ! It’s a lovely old building with plenty of restaurants nearby and take any direction to explore many of the nearby towns like Salcome, Totnes or Dartmouth. The hosts are very friendly, they will give advice on places to visit, eat and nothing is too much trouble. We brought back take-always to our room and they provided us with plates and cutlery and having a bar downstairs was very useful 😁. We took two dogs with us and they enjoyed all the attention from the friendly locals too. This is a lovely little bolt hole to escape to and we enjoyed it so much we’ve booked again already. Thankyou for an enjoyable stay x🐶

  • There is a huge, light-filled room above the pub with the most comfortable bed. The power shower has just the right pressure for a delicious hot shower with toiletries provided. This is a pub facility so expect some noise, but even with a live singer performing, it was not obtrusive. Anna and Austen are very strict with closing time so my sleeping hours were never interrupted. Added advantage is of course a freshly drawn pint before bed. Kingsbridge abounds with eating establishments within a 5 minute walk. On-site parking and access is very convenient. There’s loads of wardrobe space too for longer stays.

    This is comfortable and cosy, ground floor, self catered accommodation with a double bedded room, bathroom, kitchen and sitting room. A simple continental breakfast is provided for the first morning. We are close to the seaside town of Salcombe, beautiful coastal walks and 5 minutes drive from Kingsbridge. Collapit is a peaceful spot from which to explore the area and we do our very best to give you a welcoming and comfortable stay. Dogs welcome by arrangement, please see house rules.
    September Cottage ( in fact, part of a barn conversion) was refurbished in 2016 and the whole ground floor now provides this private self catering accommodation with double room, bathroom, kitchen and sitting room. The bedroom is an attractive room with french style double bed with a memory foam topped mattress. The private bathroom has a washbasin, toilet, large bath, shower with jets and heated towel rail. There is a neat kitchen with cooker, fridge, kettle and toaster. This leads through to a cosy L shaped sitting/ dining room with oak flooring, comfy sofas and an electric log burner fire. We provide lots of little touches to help make your stay feel like home! All linen is provided but we ask guests to bring their own beach towels. There is a TV, an iron, hair dryer and free Wifi. Outside the stable door is an ironwork bench overlooking the courtyard, perfect for having your coffee in the sun in the mornings! If you need to dry wetsuits, we have a hanger in the garden and easy access for any dogs there. We aim to make your stay as comfortable and relaxing as possible and help as much as possible with local information.
    The property is part of a courtyard of barns set within the area of outstanding natural beauty and rural countryside that is just near to the beautiful Salcombe Estuary. It is a one minute walk to the pretty bridge at Collapit and 5 minutes drive to the nearest National Trust areas. Salcombe, with its thriving galleries and restaurants and lovely beaches is 7/8 minutes drive away, with Thurlestone and Bantham just a little further.
  • Margaret’s place is a very cosy space to stay in, in a location that is very tranquil, just outside Kingsbridge and only a short drive or slightly longer walk into Salcombe. Margaret met us upon arrival and explained all we need to know about the house and the area, she was really helpful with suggestions. Can’t fault the stay, it was really enjoyable.

    Kingsbridge is a vibrant market town near the bustling tourist hot spots of Salcombe and Dartmouth.     The Space - Our cosy, quirky detached guest house has everything a couple, friends or small family would need for a relaxing stay. The open plan living and kitchenette is a perfect space to cook and relax. The kitchen is equipped with kettle, toaster, microwave, hob, small oven, pans and utensils to cook. The sofa converts as a small double bed for extra guests. There is WiFi, a smart T.V and a few games provided. The bathroom has a large new shower and towels. The separate double bedroom with cosy duvet has high ceilings and feature stone wall. It has enough room to fit a travel cot (available on request). There is a chest of draws and hangers.     Overview Kingsbridge is a friendly market town. Every other Saturday is the Farmers Market near the pretty estuary and every Wednesday is the local market produce in the Kings Cinema. There are lovely bakeries, coffee shops, cafes and restaurants to enjoy, all in walking distance from your guest house. Nearest amenities Supermarket - Tescos and Morrisons are less than 10 mins walking distance and a newsagent just a few shops up the road opens until late. Local produce - All on the high street are 3 yummy Bakeries, Alans apples is a local green groceries, 2 butchers and a great fish mongers. ATM & Banks- Just a few mins walk on high street. Activities South Hams is an incredible beautiful place, it is a designated Area of Outstanding Natural Beauty. With so many things to do and places to explore, It will be hard to choose between, coastal walks, trekking, surfing, paddle boarding, kayaking, sailing, horse riding, shopping and beach combing. It is also a fantastic place to just completely relax, unwind and kick back. There are beautiful estuaries for boating, paddle boarding and kayaking (we can help arrange hire). We are only 10 mins drive to Bantham the best surf beach in South Hams, 15 min drive to the beautiful Salcombe town and its beaches and to the pretty Hope cove, to name a few of the wonderful beaches to visit. South hams has an action packed calendar for the year of local events, from food and music festivals, regattas, art trails and many more.

    Kingsbridge is a pretty and active community town in the lowest part of Devonshire. An area of outstanding beauty and set around the top of Kingsbridge estuary it has numerous attractions especially for those who love being by and on the water. In the early morning head east to Torcross 9 miles away and watch the sunrise over the beach and travel along Slapton Ley. In the evening head out to South Milton Sands 3.5 miles away and watch the sunset, have a barbeque and an evening walk or swim. The South Hams penninsular has much to offer.

Annie is very welcoming and shows an interest in you as a person. Pebbles her dog is lovely , if you are not used to dogs don't worry she is noisy when greeting you and then just wants a stroke! The property is well situated for Kingsbridge and the local amenities, I didn't have time to check out the Ring O'bells pub down the road but it looked like it might be a nice place

  • Spent a cozy few days in January here, just as we imagined and lovely to have use of the open fire, or the electric log burner as an option. Very well equipped throughout, with everything we needed. Couldn't get much closer to the sea! Friendly pub, dog friendly, just four doors away. Lovely quiet area with hardly any traffic noise due to a no through road. Woke up to the sound of waves crashing, such a treat if you live in the middle of the country. We'd certainly book again, prompt communication from the hosts if you had any questions. Thank you!

The open fire place was the icing on the cake, and made for the perfect Christmas atmosphere. Beesands is lovely, isolated and quiet (well, at Christmas anyway ;-) ) we didn’t try it but the local pub looked great. Some really good walks up on the coastal path, and some challenging runs if you happen to be a trail runner! Can’t fault Trish and Lloyd either, excellent, prompt communication and all the information we needed. Really good hosts, with some very thoughtful little touches. Very highly recommend!

I do not cook a breakfast. No access to main house, as we have a resident dog. Iron etc available on request and hair dryer. Parking for vehicles, and one mile from Kingsbridge. We are close to Salcombe, Bantham, Hope Cove, and Thurlstone all great location for surfing, walking and other activities.
    A very peaceful location one mile outside of Kingsbridge, for info it is not possible to walk into town as the road has no pavements or street lights but there are plenty of taxis in town. We have beautiful views and it is a quiet, relaxing location.
    There are many interesting shops in Kingsbridge and a sports centre. We have Harbour House which regularly has art exhibitions on, it has a lovely cafe etc. There are many places to visit in town.
  • Lou and Gren were absolutely lovely and very welcoming. Following Lou’s instructions on how to find them and it’ll be very easy. Don’t listen to your sat nav, listen to Lou instead. We loved meeting Bear the puppy and wished we could have had more cuddles!! The room is so charming, large and comfortable. The amenities are great including a mini fridge and breakfast items. So nice to have an en-suite too. Everything was sparkling clean. Parking was plentiful. We would 100% recommend Lou’s place to anyone visiting South Hams!

    This tidy and convenient flat has a large terrace, private entrance and plenty of parking. From our quiet sun filled valley location you can drive to many fantastic sandy beaches or there's a flat walk to town where you can catch a ferry to Salcombe . Use this as your base to enjoy local walking, biking, SUP, surf, kite, food & beer. The accommodation is open plan styled in a modern yet comfortable way. We have some cold beers waiting in the fridge for you as well as other treats & essentials.
    The bedroom has a super king sized bed as standard, or this can be altered to 2 singles. We also have 1 fold out single bed. The linen is beautiful hotel quality Egyptian cotton. We use 4.5 tog duvets (John Lewis), but can swap to 9 tog if you prefer. We hope you will get a good nights sleep with our comfortable bed, blackout curtains, quiet location and fresh air vented gently into the bedroom. The flat is modern and light, with 45 sq mtrs of space to relax indoors and more outside. There's a kitchenette with breakfast bar and stools, and a comfortable seating area with 60" TV. A large flagstone terrace outside with table, chairs and planting around. We have plenty of parking & turning space in our car park infront of the flat. We can also offer space in our large garage to store and dry any sports clothing and all sizes of sports equipment by arrangement. We are pet friendly, but please do not allow your pets on the furniture or in to the bathroom. There is an outside tap on the side of the industrial unit before the flat that you can use to clean your pets. Please bring your own pet bedding and towels. We are immediately next door to a large field which is used as the council’s amenity space for dogs to run off their leads. There is stream adjacent to the footpath at the bottom of our car park area.
    South Devon is an area of outstanding natural beauty and the sea is only 15 minutes away. There are quiet coves, super surf beaches and coastal walks. We have a map on the wall so you can easily identify the local places you may want to visit. There are also leaflets in the cabinet below to help you identify local amenities and find your way around. We are also happy to help with suggestions. Kingsbridge is a small market town with a population of approximately 4,500. Kingsbridge was owned by the Abbot of Buckfast, who in 1219 needed an outlet where the monks could sell their produce, so he petitioned the Crown for permission to hold a market at Kingsbridge and a Royal Charter was granted. We visited for a family party and the flat is superbly positioned in Kingsbridge, easy 5 minute flat walk into town and the local shops, pubs etc. Great nights sleep in quiet location and comfy super-king sized bed. Great shower and easily controlled heating. Parking was very easy, right outside the flat. Nice quite location and great for our dog, who loved running around in the field next door.   • The Rest Flat is in a unique location, it is lovely and quiet but so close to the town. We visitied with two young children, Three and One years old. The rest flat couldn't have been more suitable for our needs. It has the space required for two little ones aswell as the added bonus of being a safe environment for them. They even provided yoghurts for the kids which is a nice touch aswell as a couple of chocolate bars for us ;0). The rest flat is highly recommended as a comfortable and quiet retreat. We will definitely be going back on our next visit to Kingsbridge. Big thumbs up from us.

    The Cottage upstairs still has many original features of the 1920s flat including the original sinks in the bedrooms. Downstairs is a cosy living area. Also downstairs is the toilet and a separate shower room. The setting is unique and beautiful. This is a true find just one stay and you will be in love with the huge expanse of sky, the peace, the air, the scenery and wildlife. The beach is popular for all the fun it offers - water sports, rock pooling, safe swimming. Kayaks & stand up paddle boards can be hired. The Beach House cafe is a hidden treasure, serving daytime snacks and dinners and full English breakfasts during the summer months. This area is very popular for birdwatching as the wet lands attract rare sightings. Horses and cows graze in the meadow - idyllic. Just relax and breathe and enjoy! Please note that we don’t currently offer bedding or towels, and so our price reflects guests bringing their own.
    This is a very rural & quiet place, guests are asked to respect the wildlife and peaceful character of the area. No fires, no pets and no large groups can be accommodated.

    A newly refurbished luxury two bedroom flat with interesting features, fixtures and fittings. The building was once a farming supplies shop and is in a charming position near the centre of town, a stone's throw from the beautiful estuary and the bustling high street full of independent shops and restaurants. The flat is filled with quirky and fun features, such as the 1980's Amstrad Hi-Fi for guests to play all their old vinyl, an old typewriter and telephone to play with and many more.
    The flat has a comfortable double bedroom and a smaller bedroom with bunk beds. The sofa also converts into a further double bed. The living area has a smart TV and retro hi-fi system for guests to enjoy, and is open to the stunning newly fitted kitchen. The kitchen has a fitted dishwasher, but no washing machine as there is a launderette just 100 yards down the road for guests to use. Flat 2 has it's own parking space adjacent to the flat. A travel BBQ is for guests to enjoy, our recommendation is to take it to one of the stunning beaches situated within a few miles of the property, or chill out in Duncombe Park, a lovely amenity only 200 yards away from the front door.
    Kingsbridge is in the heart of The South Hams, one of the most picturesque places in the South West. Kingsbridge is situated on a pretty estuary, and the high street and quay area are full of independent shops and restaurants, with a farmers market every Saturday. The well-known surf spot at Bantham is only a ten minute drive, and beaches at Bigbury, Hope Cove, Salcombe, South Milton and Thurlestone are all within a half hour drive. The bustling shops of Totnes, Salcombe or Dartmouth are close by, and a trip to the wild and breathtaking walks on Dartmoor is no more than 20 minutes away. Kingsbridge boasts numerous pubs and restaurants as well as a leisure centre and two parks, all within an easy walking distance from the flat. An evening stroll along the estuary will take you to further pubs/restaurants and some wonderful spots by the river to set up your BBQ.

  • Amazing fat which was great value for money. Jonny’s place has just been renovated and you could tell, there was a stylist bathroom, two cosy bedrooms and a spacious and functional kitchen/living area. The location was great, only a few minutes walk from the town centre but also had a parking space which came in very useful. Great communication from Jonny from start to finish, always had speedy responses and make the whole process very easy.

    At Rose Cottage, luxury beckons everywhere you look: contemporary oak furniture, heated slate floors, a comfy leather sofa and original art on every wall.     Townsend Barn has been converted into a well equipped 2 bedroom holiday cottage offering an ideal base for a couple or a couple with a baby. Private parking is available but for one car. The barn is detached and sits at the foot of the owner’s garden with private access and ample outside seating and eating space to enjoy. Free Wi-fi access is provided.
    The cottage offers a fantastic base for exploring the South Hams. Downstairs is an open plan kitchen /living space with a well equipped, thoughtfully presented kitchen area and cosy seating area for watching TV, or playing board games. A Nespresso machine is provided for guests use. There is also a small dining area and a separate cloakroom. A spiral staircase leads to the first floor which has a comfortable double bedroom with a view over the garden and beyond towards Hope Cove and a single room with a cot. There is a modern shower room with sink and toilet. Outside seating is provided.
    The cottage sits in the pretty village of Galmpton, nestling amidst beautiful South Devon rolling countryside. Hope Cove, a mile away, is a former fishing village and now home to lovely pubs and restaurants plus beaches and walks across stunning cliffs, with access to the SW Coast Path. Malborough lies a mile and a quarter away in the other direction, boasting 2 pubs, a petrol station and a well stocked convenience store. Less than 4 miles is Salcombe, famous as a sailing centre, a beautiful estuary and harbour. with spectacular walks over National Trust headlands with many beaches and coves. There is a stunning golf course 3 miles away at Thurlestone. The bustling market town of Kingsbridge with shops, cinema and leisure centre is 3 miles away. Walks to Hope Cove, the wonderful South Milton Beach, Soar Mill Cove, and Salcombe can all be started from Townsend without the need to start the car.

Has everything you could need in the place & only a short taxi ride away from the town (around £10). We completed the salcombe gin distillery school, which I would also highly recommend! The hosts were so welcoming and understanding and always keeping us up to date! We did get slightly lost on the way there (through no fault but our own) and sue was there on the end of the phone to help guide us there! 100% recommend for a quiet, peaceful couples getaway!

There are views to the sea and across to the coastal countryside from Bedroom 1. It's just a ten minute walk down to Salcombe town to the shops, cafes, pubs and restaurants.     Whinfield is a contemporary architect designed large open plan Salcombe home. It has three very spacious comfortable en-suite bedrooms. There is an open plan breakfast area and a garden patio to enjoy your breakfast in the morning sunshine.
    Herbert Road is a broad beech tree lined avenue leading into the town centre. From Whinfield there is just a 3 minute walk to the Spar corner shop. The many restaurants, cafes, shops and pubs in town are a 10 minute walk away. The lovely North Sands beach with the celebrated Winking Prawn cafe/restaurant (perfect for coffee and breakfast) is just a 15 minute walk away. Another 10 minutes beyond North Sands brings you to South Sands beach with kayak and paddle board hire, beach cafe and the South Sands Hotel Restaurant and Bar. South Sands is the point of arrival and departure of the colourful South Sands ferry which will take you back to the quayside in Salcombe along the beautiful estuary. There's a ferry from The Ferry Inn in Salcombe to East Portlemouth taking you on a 3 minute trip to the many stunning sandy beaches across the estuary. Salcombe is also a staging post for one of the most dramatic and delightful stretches of the South West Coastal Path situated within our Area of Outstanding Natural Beauty.

  • What an amazing week staying with Steve and Julie in beautiful Salcombe. We were made to feel very welcome from the moment we arrived and nothing was too much trouble. Our room was enormous with the most beautiful bathroom. We loved the gorgeous sliding window that opened up fully allowing us to appreciate the breathtaking view. Our bed was huge and VERY comfortable, we slept for hours, just what we needed! We had everything we needed in the room with a constant flow of tea, coffee and fresh milk. Julie provided a beautifully fresh continental style breakfast every morning setting us up for the day. Both Julie and Steve were on hand all week to offer advice, directions and fun things to do in the area. All in all, we had the most relaxing week. We were absolutely delighted with our choice and we felt like we’d known Julie and Steve for years! Definitely recommend for anyone to stay here. Salcombe has lots to offer, with great views, pubs and restaurants. We even pushed ourselves and dabbled in some Paddle Boarding! See you soon Salcombe!

    Waterside Lodge is a detached studio property for two guests on the Salcombe Estuary. The Lodge incorporates a small bespoke kitchen, dining/living area, plus flexible sleeping arrangements (whereby the bed can be stored away for extra floor space). There are large windows and folding glazed oak doors over looking the estuary and leading onto the patio and private garden. The patio catches sun most of the day, making it a great space for relaxing, eating out etc. There is parking for one car.
    Waterside Lodge is a detached bijou residence located besides Batson Creek. The Lodge has recently been completely rebuilt and refurbished to provide a unique experience. The Lodge has its own southerly facing castellated garden which is great for sun bathing and relaxing. This is predominantly lawn, with some mature shrubs, borders and trees, that stops at the very edge of the creek. . The patio over looks the estuary. Being south facing, this receives sun for most of the day, making it a great space for relaxing, eating outside etc. The view is down the creek towards Salcombe and to open countryside.There is private parking for one vehicle and a public slipway by the entrance to the property
    The Lodge is at the head of the creek at Lower Batson. This is a small quintessentially 'Devon' village just 10 minutes walk from the centre of Salcombe. Here you will find a great selection of pubs, restaurants and things to do in one of the west country's most picturesque coastal towns.

    Salcombe offers all the elements for a perfect British holiday all year round. It is an area of outstanding natural beauty and is the best town in Devon for a family holiday or a relaxed grown up year round break to walk on the cliffs and explore the local area. Salcombe offers world class beaches, clean water and from the cottage you could arrange to go fishing, diving, sailing, water skiing, golfing, walking on the magnificent Bolt Head or just go and enjoy Salcombe's pubs and restaurants, which are less than 5 minutes' walk from the cottage. Diving, sailing, walking, fishing and a great number of watersports can be arranged very easily. A small ferry only 5 minutes from the cottage connects the town with the beautiful white sand beaches of east Portlemouth, and children will love crabbing off the estuary walls at the end of Island Street.

The master bedroom with its king size carved solid pine bed has its own Heritage suite bathroom, complete with a freestanding rolltop bath and separate cloakroom.The second bedroom is a large double aspect room with carved pine twin beds and the third is furnished with sturdy wooden bunk beds that are ideal for family stays. Outside there are steps to the large slate paved private terrace with its table, six chairs and umbrella. Surrounded by its own herb garden, there's also a Weber gas BBQ and Chimnea for outdoor entertaining and dining. Centrally heated throughout and with many thoughtful extras added including a high-chair, travel cot, stairgate, baby/child crockery & cutlery, miniature chair, games and books; guests can expect to completely relax and unwind during their time at West Charleton Grange. Hairdryers are provided in the master and twin rooms, as well as pool towels and a full log basket, with an additional log store when topping up is needed. Guests can look forward to many amazing on-site facilities including an indoor heated swimming pool (approximately 10 x 5 metres), The Folly private venue, an indoor games room and a fantastic children’s play area including half an acre of grass playing field, a climbing frame, swings, baby swing, slide and trampoline. The 10 acres of landscaped grounds are set in a private valley with dry stone walls and terracing enhanced with extensive planting. Sheltered paved terraces with a large outdoor sofa are fantastic for relaxing, and a gas BBQ on the main terrace is perfect for alfresco dining and suitable to cook for up to 12 people at one time. In Summer months there’s a wood fired pizza oven in the Victorian walled garden with a tepee tent close by for a great space to keep the children entertained.

    Our family run, high quality b&b has comfortable en-suite rooms which can be either twin or king size double rooms. Each room accommodates up to two people (children must be 12 or over), has free high speed Wi-Fi, a flat screen TV with Freeview, a hairdryer and of course tea & coffee making facilities (nb : fresh milk is always available). We also provide a fridge for guest use, ironing facilities are also available on request.
    Guests have the option of using the guest breakfast/dining room which has views over the valley towards Galmpton and is often bathed in morning sunshine. Please note a hearty breakfast is available on request, is optional and charged at £10 pppd and is not included in the price quoted.
    We are located in the centre of Outer Hope and less than a 5 minute flat walk to the beach. Hope Cove is a beautiful Devon village, with lovely thatched cottages and safe, unspoilt beaches patrolled by RNLA lifeguards during the summer. Two pubs, the Hope & Anchor and the award winning Cove Bar, plus the village shop/post office are conveniently close by, as are a number of other places to get an evening meal. The beautiful South West Coast Path is just a few strides away. The path is a designated National Trail providing some of the finest walking routes in Britain. To quote the SWCP website “The section from Hope Cove to Salcombe is thought by many to be one of the most beautiful sections of the entire 630 miles of the path”. Hope Cove has two lovely beaches (less than 5 minutes walk away). Other local beaches include Thurlestone Sands (a 30 minute walk or a 10 minute drive), Salcombe is also only 10 minutes away and has the lovely Mill Bay/Sunny Cove. Bantham and Bigbury (along with the stunning Burgh Island) are about 25 minutes away and well worth a visit. We are also conveniently situated for the towns of Kingsbridge and Dartmouth, the award winning Blackpool Sands is also just a short drive away. In addition, a number of National Trust properties are reasonably close, namely Overbecks, Coleton Fishacre, Buckland Abbey and Saltram House.

  • Superb little find we will return. Situated a stones throw and an easy walk from the beaches and village. Spotlessly clean, comfortable well furnished room with tea and coffee making faciities. It was just what we needed parked the car Friday evening, sat on the beach, walked the costal path and generally relaxed all weekend and didn't move the car until we needed to leave Monday. Our idea of a relaxing weekend.

  • We really enjoyed our stay at Apple Barn. The location is fantastic - out in the country yet close enough to Salcombe if a burst of town life is needed. The house was great and exactly what we needed with the views from the back garden especially impressive. The housekeeper was also quick to respond when we contacted her. Overall we have a very enjoyable stay and would recommend Apple Barn to others.
