Listing setup

I am happy to dress a home from start to finish to make a property stand out - always taking professional marketing photo's

Setting prices and availability

I work with my owners and I use a dynamic pricing tool to help get the prices right and occupancy high all year round.

Booking request management

I use Hostaway to manage my listings over multiple platforms. With airbnb I only accept guests that have a good track record.

On-site guest support

I'm always available to help a guest if there is a problem. If I'm on a holiday then a member of my team is never far away.

Cleaning and maintenance

I have a large team of self employed cleaners using our check list that covers all. We check after every stay personally.

Listing photography

I take professional photography and update them as and when needed throughout the year to ensure all my listings are acurate

Interior design and styling

I choose a theme and try and stick with that - the theme is often dictated my the property type.

Licensing and hosting permits

We ensure all our listings are compliant, working with a H&S company to ensure all listings have a Fire Risk Assessment too.

Additional services

We offer a Fully Managed Service as well as List Only for hosts who wish to be hands on. We are flexible to suit your needs.

What an amazing house!! It has everything you need (and more) for an enjoyable stay and is in a great location (a short walk from Cheltenham town centre and some lovely parks). The house has been incredibly decorated and has such a luxurious feel. We were able to make great use of the garden in the sunshine. We absolutely loved it and will definitely return. Phil was very responsive and was on hand to answer any queries. Thank you so much!

Absolutely perfect location, house and fantastic hosts. Booked last minute as I had problems with other accommodation and Phil saved the day with this gorgeous house! It’s even better than the pictures and absolutely spotless. Will definitely return!

We had an great stay for 2 nights. The accommodation was clean and well presented. The only reason I have given 4 stars is because the TV had no channels which would of been ok as it is a smart TV. However the broadband wasn't fast enough so my streaming services buffered alot. I would of been happy for one or the other but both not working was a disappointment. However like I said the rest of our stay was brilliant. We would stay again definitely. Phil was brilliant too. He answered any questions we had promptly and all the communication before hand was very good. Thankyou Phil

From the moment we made the booking, Phil was responsive and answered all questions we had incredibly promptly. He shared great local knowledge and tips, and was super responsive and helpful when we had a few minor questions during our stay. The property is beautiful, exactly as the photos show and easily within walking distance of the train station and the town centre. It’s clean, spacious and had everything we needed. Thank you Phil for a fantastic stay! We will be sure to recommend the property to family and friends!

We had a wonderful stay in Charlton Kings and the property was the perfect place for our group of friends. It was spacious inside with good sized bedrooms and a nice living room. It was also in a fantastic location - both close to Cheltenham and near to other local amenities. Phil and Jason were fantastic hosts and were incredibly responsive throughout! We would happily stay here again!
