When deciding whether to become an Airbnb Host, it's important for you to understand the laws in your city. As a platform and marketplace, we do not provide legal advice, but we want to provide some useful links that may help you better understand laws and regulations in Calgary. This list is not exhaustive, but it should give you a good start in understanding your local laws. We’ll continue to update this information as more becomes available.

Actions a host needs to take

Step 1: Gather all necessary requirements

  • Ensure you have all required documents, including proof of property ownership or authorization from the owner, and a Fire Safety Plan.
  • Verify that your insurance coverage meets Home Sharing Liability requirements.

Step 2: Submit your application

Apply online at City of Calgary Short-Term Rental Licensing.

Short-term rental regulations

Effective April 1, 2025, a short-term rental means the business of providing temporary accommodation for compensation, in a dwelling unit or portion of a dwelling unit, for periods of up to 180 consecutive days, by advertising or otherwise listing with a Short-Term Rental Company.

Payment

For a new business license:

  • The fee for a Primary Residence is $172, plus a $114 fire inspection fee, for a total of $286.
  • The fee for a Non-Primary Residence is $510, plus a $114 fire inspection fee, for a total of $624.

For a business license renewal:

  • The renewal fee for a Primary Residence is $131, plus a $114 fire inspection fee, for a total of $245.
  • The renewal fee for a Non-Primary Residence is $260, plus a $114 fire inspection fee, for a total of $374.

Business license and other associated fees (including Fire Inspection fees) are to be paid at the time of application.

Renewals

  • Licenses must be renewed annually with applicable renewal fees.
  • Licenses expire one year from the date they are issued.

Insurance verification

  • Hosts must have a Home Sharing Liability Insurance Policy in place.
  • Effective April 1, 2025, this coverage will be the responsibility of the business license owner.
  • While the City does not require proof of coverage to be uploaded, applicants must confirm they have this policy in place.

Fire safety plans

  • Attach one (1) copy of your Fire Safety Plan.
  • Ensure the floor plan is clear and includes the following:
    • Address
    • Room designations
    • Location of fire exits
    • Evacuation procedures
    • Emergency contact information
    • Location of smoke alarms, CO detectors, and fire extinguishers

Other contracts and rules

It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations. Please read your lease agreement and check with your landlord if applicable.
