Karen is a friendly and thoughtful host, and the apartment is lovely. With outdoor eating spaces, a beautiful garden and a frog pond, it's the perfect getaway not far from Boston (or Providence or Connecticut). Karen was always available to answer questions and even left us muffins and juice on the deck each morning. A very welcoming and generous host. We would stay again without question.

Karen was incredibly accommodating—I had to change my checkin time the day of my arrival and she cancelled her evening plans! Karen and joe were amazing hosts! The farm is beautiful and the area is perfekt for hiking. They even provided us with neon jackets because the hunting season in the area already started. Karen not only provided a lovely breakfast( cinnamon buns, muffins and orange juice) but gave us also really good advices where to go in Providence. The apartment was really cozy and neat decorated,but in the morning you could hear some noise from above because they live above the apartment. But why would you sleep in when there is such a nice area for hiking, walking and just enjoying the nature right across the doorstep?

Karen's place is great! we were there for only one night but after spending the whole day out and about in the rain on an autumn day, it was a pleasure to be welcomed into this warm and homey space. Communication with the host was great, she greeted us upon arrival and had some muffins and juice prepared for when we woke up in the morning, which was a super nice gesture. If I'm around Rhode Island again I will definitely stay at Karen's farm!

Lynn was a fantastic hostess and the loft space is exceptionally beautiful. My friends and I stayed there while attending a wedding nearby, and Lynn was very accommodating. I wish we could have stayed longer!

We really enjoyed our stay at Lynn and Paul's. My boyfriend and I stayed overnight before a short trip to CT, and we really felt like we were away from everything. It was very relaxing. The 2 person jacuzzi tub was amazing. The bathroom was well stocked with towels, and Lynn even provided non toxic and organic toiletries. The apartment is beautiful; the photos really don't do it justice. It was well stocked with organic coffee and milk, an assortment of tea, and dishes and glassware. The bed was very comfortable and we were perfectly warm during our winter stay. Lynn was very friendly and provided clear directions to her place. We would definitely stay again when we are in the area!

Lynn and her husband are extremely warm and friendly. They go out of their way to make their guests stay as comfortable and worry free as possible. The private loft is cozy and the perfect set up for a couples get away. The location could be better, being about a mile up a dirt road which poses more of an issue in the winter than the summer and no real attractions within half an hour. But if you're willing to drive some and like seclusion and privacy this is the perfect place for you. Also the hospitality and privacy you receive more than make up for travel time.

We booked the place last minute and Lynn responded to us promptly and provided clear detailed instructions on how to get to their place. Their place was a delightful gem that looked the same as what was shown in pictures. Lynn welcomed us with warmly and provided us with great information of the nearby sightseeing places. She had a basket full of travel brochures and food places! Our stay was really pleasant and enjoyable.

We spent a lovely couple of nights staying with Beverly and it was just what we wanted. The location was great, as we wanted to stay somewhere peaceful and quiet but still be close to Mystic Seaport as well as the Newport area. The room is very spacious, and there is a substantial choice of good movies for entertainment. Everything was very clean and organised and we were also very pleased with breakfast. Last but not least we had a great time talking to Beverly, thank you for helping us have a very relaxing time off.

Beverly was a wonderful, wonderful host: A very sweet and kind lady, extremely respectful of our privacy and nice to all of the people in her Bed and Breakfast. The rooms are huge, with AC, TV, a desk, and a lovely collection of VHS tapes and DVDs. The bathroom is gorgeous, with a great shower and tub, all very clean and brand new. And the breakfast had everything you could imagine. Its a self-served one, but she had a great variety of espresso coffee and tea. Overall a wonderful experince and absolutely recommended.

Had a great stay! Went with a group of 4 friends and our small dog and we had such a great time. The house is lovely, very clean and comfortable. The lake is right in front of the house and it's beautifull. We used small boat and canoes and it was a lot of fun! The hosts were very helpfull. Would defenitely like to stay again.

I cannot begin to say how wonderful my stay was with Chas and Em. It was super easy to find, super cozy room, very kind and friendly hosts who's always there to help you! I would definitely come back for this place any day!

The house is conveniently located within a few minutes drive from URI campus, which was exactly what we were looking for. We didn't know, however, that there would be other guests in the house. We would have probably opted for a different solution if we had, needing time and tranquility to revise our papers for a conference. Having said that, we were satisfied with our stay, since the guests we encountered were nice and friendly. You will have a private room and private bathroom, but the kitchen and the rest of the house are shared. The house is in a very quiet road in the middle of the woods. The train runs close by, but it does not really get annoying, except for a couple of times in which the railway workmen were fixing the tracks overnight. Em is a great host and makes you feel most welcome. She makes French toast or eggs every morning for the guests, and constantly leaves beautiful fresh food and drinks in the fridge for you to help yourself as you please. This is great. Everything is very clean, and the bed comfortable. There is even a printer at your disposal, which we found very useful, having to print our boarding cards for the plane as we checked out.

Chas and Em were absolutely lovely! The space was spaceous and renovated, not to mention the bed was an absolute dream. The location was perfect for commuting to URI (by car or bike). I enjoyed the stay very much

The apartment that Marsha rents is absolutely amazing! It's perfectly situated near the Rhode Island/Connecticut border making trips throughout both states quite easy. For those who haven't traveled to this part of the country before, the location means that you can go hiking in the morning and drive to the beach in the afternoon. There are also many great restaurants, museums, and various activities in the area. The apartment, however, makes you never want to leave! The living room/kitchen area is big and inviting with guides to the area and all of the pertinent information — WiFi passwords, house rules, etc — in an easy to find place. Marsha leaves both the bathroom and the kitchen stocked with all of the essentials -- there's tea, coffee and muffins in the kitchen. The bathroom has extra towels, blankets, and other essentials (there's even an umbrella and yoga mat tucked away!). Marsha's property is gorgeous as well. There's a great lake and all of the chairs and tables are strategically places so that you can enjoy the view. It's a great place to sit with a cup of tea or glass of wine (or just a book). As for Marsha, she's incredibly accessible and helpful — if you need something, you only need to send a text and she appears — but she's happy to let you come and go as you please. I would recommend staying at Marsha's apartment in a heartbeat! I couldn't have been happier!

Marsha and Ed are impeccable hosts! Cozy and well-stocked apartment (ah, the French press + good coffee made me happy!); responsive and gregarious hosts; spectacular grounds with a pond and tables & chairs all around the manicured property; 15-20 minute drive to nice beaches, restaurants etc. We spent the first day exploring Stonington & Mystic and another day around Narragansett and Matunuck. By the way, all of Marsha's restaurant recommendations were spot-on and she went out of her way to stock the apartment with gluten-free snacks for our needs. Absolutely perfect for a beautiful, relaxing weekend to get away from the din of city life!

What an amazing setting! I couldn't have asked for a more perfect city escape than the beautiful home and grounds that Marsha & Ed have to share. The apartment is exactly the right size for a couple and Marsha's attention to detail from her personal artwork to thinking of EVERYTHING you may need/may have forgotten to pack to the perfect display of breakfast items. "Lake Marsha" is absolutely beautiful and the perfect view for your morning coffee or evening glass of wine. Make sure to look up at the zillions of stars after dark! The goats were such a treat to observe and the pups were adorable. I can't wait to visit it all again soon!

Marsha was everything you could ask for in a host. Her home is beautiful; she is incredibly responsive and helpful. This is by far, one of the best airbnb places I've stayed at. Her home is immaculate and incredibly comfortable. I also really like the fact that she leaves personalized notes around the house that are very helpful - tips from events that are happening in the area to even a card wishing me a wonderful stay. She leaves breakfast (english muffins, eggs, butter, cereal, etc) for her guests too; couldn't have asked for more. Scenery is as beautiful as it is in her pictures. Goats were cute; lake was amazing to canoe on; outdoor chairs and table are great to sit on and relax. Overall, would definitely come back again!

We had an incredible stay at the Farm. We had fun hanging out with the goats, canoeing on the lake and relaxing outside. Marsha could not be more hospitable and accommodating. The unit is well stocked, clean, very private and comfortable. You really could make a full vacation of hanging out there, but you are also within short driving distance to great places to eat, shop, or hang out and enjoy New England charms.

We had a super time at Alan's Lazy K Ranch. The cottage is well equipped and we very much enjoyed the outdoor bbq dinners. Our kayak trip on the river will be a lifetime memory. Many thanks!

The location was BEAUTIFUL and host was very responsive; however, the house was dirty, carpeting torn and dirty, cobwebs and bugs were significant. Master bedroom bed was very comfortable but the rest of the house was not. There was not ample seating for 4 people. There is no kitchen sink. A utility sink across from the kitchen served as the kitchen sink. Dead bugs and flying termites prevailed.

Home baked cookies on the table were great. Personal welcome by Alan and offer to help in any way he could with our stay was wonderful.

We loved our stay at the Lazy K Ranch! Arrived to find cookies waiting for us. Place is great, lots of space, beautiful, serene surroundings. We used the cottage beach pass to visit the South Kingston Town Beach, which is about 20 minutes away and a great beach. We also went south to Mystic Aquarium, 25 minutes away. I spoke with Alan once to ask if it was ok to have friends visit us at the property. Of course, it was not a problem. I would absolutely stay here again.

This is such a beautiful and quiet place! We felt totally welcome and could interact with the host as much or as little as we wanted, they are such a nice family. The place is to driving distance of touristic sites but in a no crowded place, even in the middle of the summer. That was great for the kids which could play outside without any worry. There was everything we needed and we would definitely go back. I would recommend this place without any hesitation!

We had a fantastic weekend in RI. We felt very welcomed by our host, especially when it came to the plate of delicious homemade cookies! The house is located in a very rural, wooded area but is still very easy access to the beach (20 minutes - and town beach pass included), Newport (30-40 minutes), Narraganset (30 minutes) and other great activities. This house is as described in the listing and gets extra stars for being immaculately clean. There is plenty of comfortable sleeping space and the kitchen is well stocked with all the dishes and utensils you need. The house is not fancy but comfortable and had just what we needed. Our host lives on the property with his family in a separate house which is just the other side of the driveway. He was very accessible, friendly, and helpful when we had questions (including fixing a leak in the sink shortly after we arrived) but was completely unobtrusive at other times. All in all, it was a great summer weekend.

Beverly was a great host! We didnt' get to talk much as we arrived very late. She was so flexible and accommodating with our arrival (we took a few wrong turns and arrived very late) and very sweet! House is clean and comfy and Beverly even made baked goods for breakfast and gave us coffee to go...as we were in a rush to make a ferry to Block Island. Overall great stay and we'd def stay again if in the area.

Susan was very welcoming and made my husband and daughter feel comfortable. I had stayed in July to visit my son, and this time was their turn. My husband enjoyed running and walking in the neighborhood in the mornings. Susan really makes you feel at home. The location was perfect for to visit our son and to tour Rhode Island. A car is very necessary.

We had a wonderful time staying with Susan -- great muffins, stimulating conversation, and cute dogs, too! Perfect launching pad for doing things around Rhode Island: 20 minutes to the beach, 40 minutes to Providence, close to I-95.

Susan was extremely kind and accommodating. We had a ton to do packed into a very short little weekend trip (Newport Jazz Fest), and her place was the perfect home base - tucked away from the madness, but close enough for the drives to not be a pain whatsoever. We had all the essentials available to us, and felt very comfortable during our stay. Our room was spacious, impeccably clean, and had its very own air conditioner, which was a godsend after getting a sunburn. We loved Pippin the dog, too! To top it all off, we enjoyed Susan's delicious coffee and muffins for breakfast before our drive back home. Lovely stay. Highly recommended!

Paige's place is simply wonderful! A beautiful guest suite by the lake, very comfy and warm. We were welcomed with a bottle of wine and had a great breakfast, first time I encounter such a thoughtful host on Airbnb! Would definitely recommend the place.

This was hands down the most wonderful vacation home we have ever stayed in. The grounds are amazing, the house lovely, and there is everything you need. We had a great week and will be back. Lynne was a fantastic host.

How can one place be both so extraordinarily magical and perfectly serene? This listing does not do this charming sanctuary justice. Its a sprawling historic home, offering lots of space, comfort, and quiet. Everything was fully stocked, comfortable, and clean, with plenty of fresh bed linens, towels, and cloth napkins. We hosted a range of 3 to 13 over the course of a week - including our first employee retreat - and had absolutely everything we needed. There are bathrooms around every corner, two kitchens, and plenty of room for privacy, even in the midst of a large gathering. We were welcomed by Robin, who was very kind and provided a full tour and house manual, as well as info on things to do in the area for our family (though we didn't end up leaving the estate, because it was just too perfect!) What a gift to be able to bring together so many close to us and immerse them in the restorative experience of fresh air and sunshine, while also enjoying the history and romance of your lovely home. Our community and family will surely be stronger and more peaceful for it. Bring along a tick removing tool like Tick Twister and check yourself thoroughly every time you walk near the tall grass. The ticks are easy to spot and did not cause our group any worry. Keep an eye out for your more amicable neighbors in nature: brown squirrels, hummingbirds, rabbits, turtles, donkeys, geese, dragonflies, fireflies, and more. You'll spot most of the wildlife near the pond, enjoyable by the kayaks and canoe provided. We would recommend this rental for families. There is a ton of space for little ones to run around and play. Our daughter turned one during our stay, and loved being out on the lake - there is a life preserver for kids a little older than her available in the boat house - and also we were impressed that the house even came with a little toy box! There is also volleyball and badminton, which the "big kids" loved too. :) The biggest surprise and most perfect memory of the trip was when we got engaged at the bridge near the beaver dam! Thank you for having us, we can't wait to come back to Panther Orchard Farm next year!

We loved staying here! The manager Robin greeted us for our stay. She is awesome, very good at showing us where everything is, how everything works and a brief history of the house. Robin was also available by phone for any questions that came up. She was very helpful. The house is well equipped with everything you might need during your stay, while still having plenty of room to store your own clothing, food and such. We had plenty of room to invite friends and family over. There is a large dining table that accommodates about 12 people. Comfortable beds, plenty of towels and extra bedding. The large kitchen was well equipped, we did quite of bit of cooking in. Only drawback some in our party experienced is that although there is wifi, there were slow speeds and limited connectivity. As a parent I loved it because it got my kids off of the internet and into playing games and being out on the pond. The grounds are lovely and peaceful. There is a nice pond for canoeing & kayaking & floating about. No one in our group did any swimming. There are different mowed paths that are great for strolls and discovery. There is a large yard for games. We found a beaver dam at the small footbridge! Did not see any beavers though - nobody wanted to walk out that far at night. In the area: Walking distance - There is a small farm just up the road that sells veggies, goat cheese and free-range meat (they had chicken while we were there). You can also buy a small bag of feed and feed the goats. There is another farm that shares the pond, that farm does not have goods for sale but while we were there they had a pig roast and we were invited. Unfortunately, we had other plans that day and could not attend, but it sounded like fun. Driving distance - there are so many great things to see and do in the area within a 20 - 30 minute drive: beaches, shopping, historic sites, museums - I cannot cover them all. Within a 5 minute drive are a few restaurants, gas and smaller grocery stores. A 10 minute drive gets you to a large grocery store and other restaurants, etc. Overall, a fantastic place. We were very comfortable here. We would love to return sometime!

The Farm is superb in every way to say the very least. While we were there we celebrated my mothers 60th birthday with a weekend-long family reunion. The houses and the property were incredibly accommodating , comfortable and gorgeous. It's close to our favorite beaches and it was easy to get to from the highway. We wanted for nothing and dreamed of future events on the land. In fact, Every single person that came to visit pulled me aside and asked if we could do it again next year. The ultra scenic pond ... omg .. it's magical full of water lilies, happy fish and turtles . We brought 3 extra kayaks and spent much of our time paddling around making happy memories. My family and I would love to go back again and again.

Lynne's house fit our needs perfectly. We were in town for our niece's wedding and stayed for 7 wonderful days. There were 12 of us staying with more areas to spare. It was clean, comfortable and well supplied. The outside area was beautifully landscaped and accommodated many people. The neighborhood was quiet and neighbors far in between. Robin, the manager, met us when we arrived and walked us through the house, gave us lots of recommendations and was available for questions during our stay.

Our stay at Lynne's place was a big slice of heaven for our family. Though the house is very large, the adults spent most of their time around the kitchen table. We loved the house and it's rooting in family history. Great care was taken to make us feel welcome and comfortable. Although we didn't use the canoe or kayak, we loved sitting by the pond. I hope we can get out on the pond on a future two-week visit. We appreciated the quiet and isolation of the place. It reminded us of our sadly-lost family home in Vermont. Groceries, restaurants, beaches and other experiences are close at hand. Some of us visited Mystic Aquarium and Roger Williams Zoo. Ed and I had a glorious romantic day at Watch Hill. Mostly, though, we ate and talked around the kitchen table. Every time we returned down that driveway edged with trees and ferns, we felt lucky all over again. Living in the middle of 43 acres was a great experience. Thank you, Lynne, for an enchanted week! We hope to return!

This was the perfect spot for 4 generations of family to gather and make some wonderful memories. The house is full of charm and very spacious. The grounds are amazing. We picnicked at the pond and kayaked and fished. We were greeted in the mornings by the wildlife – deer, great blue heron, king fisher, and a swan. The patio area is large enough for 13 people to enjoy a lobster bake. The location is ideal for day trips. We spent a half day in Mystic Connecticut and a morning at Watch Hill Carousel and Beach area shops. The Thimble Islands are an hour away. We all enjoyed the boat tour of the islands. There are also many places to go antiquing close by. If you run out of eggs as we did, you can drive down the road to the farm and get fresh ones. They also sell fresh vegetables and homemade goods. Lynne was great to work with. She is very prompt in returning emails and very accommodating. She has prepared a “house manual" that was very helpful. We were greeted by Robin who has a lot of knowledge of this centuries old house. She provided us with tips on things to do and places to eat in the area. This is a property worth visiting again.

Staying at Beverly's place was an absolute pleasure. I came to stay for the Newport Folk Festival, and her place was an easy drive to and from Newport. She was more than accommodating to meet me for early check in, and was kind and friendly upon arrival, and throughout my stay. Beverly's home is beautiful and spacious, and the room had everything I needed. The bathroom was conveniently located right next to my room, which was a plus. My stay was quiet and peaceful, and made much better by the very welcoming presence of Beverly, who was kind enough to offer me breakfast each morning. It was a very peaceful and enjoyable stay, and I would definitely recommend it to anyone coming to visit the Newport/Providence area of Rhode Island.

I stayed with Beverly over a weekend, when I was visiting RI for a trip (to film sharks!) Beverly is really very nice, because of my trip, I arrived late and she met me and helped me get settled. I had to cancel for one day as due to the weather my trip got pushed back a day and she was very kind and accommodating. Her place is great, really feels like home and has a nice breakfast for everyone. As a plus I got to meet a very nice couple who were also staying there and discuss sharks with them. I would certainly visit again!

Beverly was very good at communicating promptly before the reservation was confirmed and was genuinely interested in making my stay comfortable after I arrived. Her rooms are very clean and the house and hostess are both charming. The house is situated in the woods and was very quiet and pleasant at night for sleeping. All three rooms are on the second floor and share one large bathroom with a tub and separate shower. There were no other guests when I was there, but I wouldn't have minded sharing the bathroom. A lovely, leisurly continental breakfast was served 7-9am in the dining room. I spent two nights here and plan to return next October.

This is my second year staying with Beverly. I think it will become an annual event. I was happy to see that this year the "little room" has a new larger bed! Beverly really goes out of her way to make your stay peaceful and comfortable. She's constantly attuned to your comfort in terms of heat in the winter and a light breakfast in the morning. If you're in the area I highly recommend this place.

I really enjoyed my stay. Everything was as described "Solitary, Quiet and Peaceful". Also, the room was clean, the bathroom area was nice and clean, and the internet connection worked very well. I recommend this place.

I had a delightful time staying at Beverly's. It was as described and the other guests who were there were charming as well. Plan to make this a "same time next year" tradition.

Perfect location for a get-a-way while in Rhode Island. The scenery is beautiful and Tracey and Sue are sweet and very welcoming. They provided a map and food menus of local places! And were very accomadting to our early check out! The landscape and art are amazing!

Wonderful experience. A beautiful and peaceful space, such gracious hospitality, extraordinarily welcoming! We had a great night's sleep in a comfy bed and restful room. The gardens and home are works of art!!!

Our hosts were very welcoming. The room and bathroom were very clean. They had an AC unit and fan to make the room a comfortable temperature. The gardens surrounding the house were beautiful and very well maintained. We would definitely stay there again!

Tracy and Sue were so kind and accommodating! We had plenty of privacy and the bedroom has lovely views of the garden in the back. Great place for a quiet, relaxing stay!

We loved our stay at Tracy and Sue's house! My boyfriend and I stayed with T & S in their lovely home in Charlestown, RI. The house is comfortable and beautifully decorated; Tracy's artwork and creative designs were scattered throughout the house. There was something fun and inspiring to look at in every corner. The garden surrounding the house was also fantastic! And they have chickens in the back of their garden that we found very entertaining. Their guest room is very comfy. The house is conveniently located near the Charleston town beach and 15 minutes away from Narragansett. -Natalie

I have stayed at a few places and most have been set apart from the host so i wasnt sure how it would be, but sue and tracey are a couple of the best hosts i have ever has the pleasure of getting to know! They are so fun and friendly! Their place is amazing! It is a beautiful, warm gallery of their art and creativity! I want to go back and bring more friends to meet them! We had a great time in Rhode Island, but hanging out with them and getting to know them was one of the highlights! Their garden is so inviting and alive! And their home is so comfortable and clean!
