This cozy in-law suite with private entrance located in the quiet, forest-like neighborhood of Rocky Ripple is a perfect home base for exploring Indianapolis. The residence is located within a 15-minute walk to Butler University and is a 10-minute drive to Indy's restaurant and nightlife hubs of Broad Ripple and SoBro. Downtown is just about 20 minutes away. Please note there is an additional fee for the second bedroom.
Our newly updated suite features parking for two cars right outside the front entrance, streaming services via Apple TV (guests must use their own subscriptions), and now a second bedroom! The second bedroom with twin bed is available for an additional $15 per night and can be added to any reservation. This fee is automatically added for parties of three or four. Parties of two can send the request via message in there initial booking reservation.
Rocky Ripple is located in the curve of the White River and only has two roads in and out. The neighborhood is safe, quiet, and home to friendly, welcoming neighbors. The neighborhood also features walking trails through the woods next to the river and along a canal which will take you all the way to Broad Ripple -- absolutely perfect for runners, cyclists, and families.

    Your own bedroom and private bath in a quiet, diverse area that welcomes everyone! In Butler Tarkington, you'll be close to public transit, shopping and green space.
    This room is on the first floor of my two-story Cape Cod. Your private bath is just outside your bedroom door. Well-lit, the room includes a desk, ceiling fan, white noise machine, empty dresser and closet with hangers. A local snack (usually chocolate) and a 3-device USB charger! The bathroom has shampoo, conditioner, soap, towels, hairdryer and a few basics if you forget anything. For special circumstances, another room may be available or added on to this one. Just ask. A variety of tea and a French press are available 24/7 (self-serve) in the kitchen. Please let me know upon booking if you'd like me to pick up some (self-serve) fruit, yogurt or local bread/pastries for your morning. Happy to provide for you!
    Butler-Tarkington is one of Indy's oldest neighborhoods and the first in the country to intentionally integrate (1950s)! Safe and tree-lined with quiet bungalows, it's adjacent to the most well-known neighborhood in the city - Meridian Kessler. Together, it's an easily walkable area. Butler University's Hinkle Fieldhouse is a 2-block walk. Clowes Hall is another block (long city blocks.) At BU, enjoy concerts/theatre, visit a planetarium and watch sports. A few blocks from home, you'll find Starbucks, cafes, boutique shopping, a grocery, CVS and Graeters. The cinder Canal tow path across from my home is great for walking/biking to the Art Museum (Newfields), 100 Acres, downtown and Broad Ripple. (The beautiful Art Museum is only a 5-7 minute drive.) The 20-mile Monon Trail is a mile away. Along it, find music, parks, coffee shops, local breweries and tasty food. It connects the far northside of Carmel to Indy's famous Cultural Trail downtown.

I was able to get there by public transportation with a short 5-minute walk, and I was also able to walk to and from the Butler University Campus easily. Anne includes very helpful tips about the local area including shops and restaurants that you can also easily walk to (including Rocky Ripple neighborhood). Anne was super helpful when I accidentally forgot my cell phone at home (940 miles away!) - she went above and beyond as a host to make sure that I was ok. I recommend Anne as a host, and this place in particular, with my highest recommendation!

    The bright and sunny studio apartment is a just few blocks from Butler University. It is equipped with a private bath, kitchen, washer and dryer and a 42' TV with basic cable. The bathroom has a deep custom tub/shower and is stocked with the basics. The memory foam queen bed is very comfortable and is dressed with fresh linens. There is also off street parking on the left side of the driveway. Walking distance to Butler, grocery and restaurants.
    Lovely historic neighborhood close to Butler University, Broadripple and downtown.
  • Connie's son Ed was top notch. Super helpful with everything and even offered us a ride up the street to grab some dinner. We had been flying all day so a walk was welcomed. The neighbourhood is very quiet, never would know a major university is within walking distance the opposite direction. We were in town for a football game, it's a ways out of the city which keeps things quiet but only a 10 minute $15 cab ride away. It's a great little place with a super comfy bed, we will definitely keep it in mind when we return to Indy.

They have clear directions, with motion lights outside, extremely clean place, including the updated bathroom! The location of the studio is in a very nice area near Broad Ripple Village! They even have a booklet with suggestions to go to while in Indy. Also, the bed was so comfortable with very clean and soft sheets!     Tucked away in a leafy, quiet neighborhood, this 16-foot tiny house has a full kitchen, a nook for eating or reading, and a cozy loft featuring a full-size futon with a memory-foam topper. Must be able to climb the ladder to the loft! Near Butler University, Newfields, and Broad Ripple neighborhood in north-central Indy, guests can access White River or the Canal within minutes by foot or bicycle (provided).
    All you need in 175 square feet! Lots of windows. Nook with padded benches, settee, and chair for hanging out. Window A/C for summer and in-floor heat plus space heater for spring and fall. Full kitchen (but no microwave) with three-burner propane stove, cookware, utensils, condiments, and mini-fridge (stocked with two beers, two fizzy waters, and a bit of wine). Full futon with foam topper in the loft, accessible by ladder. On-demand hot water for the tiny shower. Composting toilet is pristine for each new guest. Tucked away in the woods, but surrounded by great neighbors.
    Rocky Ripple is a 300-family neighborhood bordered on two sides by White River, a third side by a foot/bike path, and a fourth side by Butler University athletic fields. White Pine Wilderness Academy in the heart of Rocky Ripple teaches fire by friction, bow building, foraging and other ancient traditions. Check their Facebook page for events during your stay. Shopping is close at 56th and Illinois or further northeast in Broad Ripple village, accessible from the canal path or Westfield Blvd. Newfields, formerly Indianapolis Museum of Art, is just southwest of Rocky Ripple, and it's a pleasant walk down the canal path to Newfields or its 100-Acre Wood. Explore Rocky Ripple’s own Holdt Park and chat with growers in the adjacent Rocky Ripple Community Garden. Hike over the levee at Wapahani Park, next door to Rocky Ripple Town Hall, for access to White River. Kayak, canoe, and paddle board rental is available just a few blocks from the tiny house.

    The home was originally built in 1917, and we are only the 4th owners of the historic home.
    Walk/bike/scooter to breweries, coffee shops, or restaurants! Between World Wars I and II, this stretch of Meridian Street became home to the wealthy and social elite of Indianapolis: industrialists, professionals, and merchants, among the foremost leaders in the community. The district is a living encyclopedia of American architecture from the roaring twenties, when tradition returned to overtake Arts & Crafts modernism. The city’s leading architects designed many of the palatial homes in a variety of high styles including Tudor Revival, Jacobean, Colonial Revival, Neo-Classical, and Prairie styles. Meridian Street had long been the upper class address of choice. It did not extend north of Fall Creek until the completion of the street and the advent of city services in the early 1900s, when wealthy homeowners finally sought out Meridian Street north of 40th.

This space is 720 sq ft with a private entrance and bath. It is approximately one block from Butler University, 2 1/2 miles from Broad Ripple, six miles from Keystone Crossing and four miles to downtown Indianapolis.
    This space boast a private entrance/bath from the main house with its own "you control" heating and air condition system. Included are internet, small refrigerator,kuerig coffee maker, microwave, hair-dryer and ironing board,blue tooth Am-Fm radio alarm clock and iron. The smart TV includes free Netflix and ROKU T.V. soft comfy towels, and (trademark cloud pillows)
    Butler Tarkington neighborhood is the oldest neighborhood association in the United States. Most of the homes were built in the late 20s and are very eclectic on tree-lined streets. Our venue is less than one block from Butler University that host Butler Fieldhouse (Home of the Butler Bulldogs), Butler Observatory, Holcomb Gardens, Newfields garden and art center and close proximity to Indianapolis Speedway, downtown Indianapolis and cultural mid-town Broad Ripple Village. Near-by restaurant within walking distance is Scotty's Brewhouse

    Quiet neighborhood next to Butler University campus, centrally located between downtown and Broad Ripple.. A GREAT place to stay for Butler functions, sporting events, graduations or happenings around town. Stay for a night or for a month. Plenty of parking.
    This is a roomy one half of a double. It has two good size bedrooms, one bath, a newly remodeled kitchen and a spacious living room. It's an older home with hardwood floors throughout. And its all for you! There's also a nice sitting area on the front patio. We put fresh linens on all the beds and there are extra sheets, pillows and towels in the middle closet. Please just leave the beds you use unmade or you can strip them if you like. If there is ever a question as to whether a bed has been used or not, we just strip them and put clean sheets on so it is good to know for sure. There are extra paper towels and toilet paper in the middle hall closet. There is a vacuum in the front hall closet as well as a broom and dust pan. The bathroom is equipped with various sundries such as soap, shampoo, toothpaste - please help yourself to anything that you need. The kitchen has evolved. Obviously we have the standard plates, bowls, glasses, cups, silverware, pots and pans but we have continued to add things as they come up such as can openers, measuring cups and spoons, wine opener and glasses just to name a few so we feel it is pretty adequate but please let us know if there is something that you need - preferably in time to enjoy it during your stay if at all possible. The dishwasher takes a long time so please consider using the 1 hour wash cycle and allow for enough time if you need to use it. The knob on the washing machine has decided to give out - If you need to do some laundry, there is detergent available for washing by hand and the good news is that the dryer works great. Sorry for the inconvenience. The light in the middle bedroom is on the wall next to the closet. The light for the kitchen is on the wall against the refrigerator. The Wifi login is as follows: Network: ATT95hCc5S Pasword 6ihp9t=v4vgv It is also on the Router. There is a flat screen TV with 20+ local channels. Please note that we do NOT have TV service such as cable. There is a trash bin on the south side to put your trash in.
    The beautiful Butler campus is just one block away with Holcomb Gardens and all the many trails and open spaces to walk or have a picnic. Of course, Butler activities are always happening whether it be plays or concerts at Clowes Hall, the ballet, the amazing Butler Basketball games in Hinkle Fieldhouse or just for a visit with a student. The University also has various eating and hanging out areas to include Starbucks, Scottys Dawghouse, and Metro Diner. There are two sites on Campus for IndyBlue where you can pick up a car. There are various grocery stores near by: Safeway at 56th and Illinois, Fresh Market at 54th and College, Kroger at 62nd and Guilford, Fresh Thyme at 62nd and College, Whole Foods at 86th and Evergreen. Some of our favorite restaurants: Cafe Patachou, Napolese at 49th and Penn., Good Morning Mama's at 54th and Winthrop, Taste and Aristocrats at 52nd and College, Metro Cafe and Scotty's Dawghouse two blocks west of the house are suggestions for restaurants. Twenty Tap at 54th and College and the surrounding area plus all of Broad Ripple and Fountain Square are the in places for young adults (if that's you as it is certainly not me). recommendations while visiting Indy - the Indianapolis Motor Speedway, the Children's Museum, the downtown Canal area (several museums and beautiful walking area), Mass Ave, Fountain Square and or Broad Ripple (lots of shops and great restaurants), and Butler's Campus (just two blocks from the house). For outdoor fun, Eagle Creek Park is a really nice park that is on Eagle Creek reservoir on 56th Street. They have a zip line (not sure of the dates it runs) and Ricks Boat Yard is an excellent restaurant that is pricey but they have good specials.

    Quiet neighborhood on Butler University campus, centrally located between downtown and Broad Ripple.. A GREAT place to stay for Butler functions, sporting events, graduations or happenings around town. Stay for a night or for a month. Plenty of parking.
    This is a roomy one half of a double. It has two good size bedrooms, one bath, a newly remodeled kitchen and a spacious living room. This is an older home with hardwood floors throughout. And its all for you! There's a small porch with camping chairs available for outside use. We put fresh linens on all the beds and there are extra sheets, pillows and towels in the middle closet. Please just leave the beds you use unmade or you can strip them if you like. If there is ever a question as to whether a bed has been used or not, we just strip them and put clean sheets on so it is good to know for sure. There are extra paper towels and toilet paper in the middle hall closet. There is a vacuum in the front hall closet as well as a broom and dust pan. The bathroom is equipped with various sundries such as soap, shampoo, toothpaste - please help yourself to anything that you need. The kitchen has evolved. Obviously we have the standard plates, bowls, glasses, cups, silverware, pots and pans but we have continued to add things as they come up such as can openers, measuring cups and spoons, wine opener and glasses just to name a few so we feel it is pretty adequate but please let us know if there is something that you need - preferably in time to enjoy it during your stay if at all possible. The dishwasher takes a long time so please consider using the 1 hour wash cycle and allow for enough time if you need to use it. If you need to do some laundry, there is detergent available for washing and drying in the dryer. The light in the middle bedroom is on the wall next to the closet. The light for the kitchen is on the wall against the refrigerator. The Wifi login is as follows: Network: ATT95hCc5S Pasword 6ihp9t=v4vgv It is also on the Router. There is a flat screen TV with 20+ local channels. Please note that although we do have a TV and DVD player available, we do NOT have TV service such as cable. There is a trash bin on the south side to put your trash in.
    The neighborhood is a mixture of locals and students close to lots of activities, restaurants, shopping and night life.
  • Convenient option for self check-in - key worked an old lock but there was no functional deadbolt (an old key was broken off in the deadbolt). Plenty of parking that is literally two steps from entry. Location seemed safe - this is one half of a duplex in a quiet part of town. Bathroom needs repairs and updating and baseboards/corners in need of cleaning. Host accommodating when we checked out early due to pest.

The neighborhood is quiet and super close to Butler University. There was plenty of off street parking which is definitely a perk! Deborah left us a snack tray with mints and popcorn in addition to all of the amenities you need for a weekend stay (clean sheets, towels, wash cloths, pots/pans, utensils, etc.). The nightly price is a bargain to stay in such a great location in Indianapolis- we were within 15 minutes or less of wherever we wanted to go. Definitely recommend staying here!

  • This was wonderful. We came for a volleyball tournament at the Convention Center Downtown and it was only 6 miles away. We could come back and walk the neighborhood every evening and Butler University. Neighbors were always out walking as well, felt very safe. This was my first Air BnB and Deborah was wonderful to work with. The house had everything you need!

    You have the entire basement. From the front door, go right into the dining room. Pass through the kitchen. The door to the basement is opposite the back door. Enjoy the brand new king size bed with plenty of extra pillows. In the living room, the sofa folds down into a full size bed. The ottoman folds out into a twin size bed. Your bathroom is private and includes plenty of fluffy towels. In the kitchenette, you'll find a mini fridge stocked with soda, water, milk, and juice. We also provide complimentary cereal, donuts, and oatmeal. You have your own microwave and coffee pot. Use real dishes and put them in the tub for us to wash daily. Your suite is adjacent to the laundry room, so feel free to use the washer and dryer if you need to.

    Very comfortable queen sized bed. This room has a coffee maker, refrigerator and a microwave oven in the room. Full use of kitchen and laundry room, hot tub, living room and outside patio with a grill. Close to Broad Ripple which is full of local restaurants and bars. Only 10 minutes to Downtown Indianapolis. A short 5 to 10 minutes to Carmel. There are two lovable small dogs that are hypoallergenic. The dogs will greet you and then quickly ignore you.

    In a wooded area next to a park, my place is a quiet sanctuary away from the hustle of the city. I'm 15 min north from downtown, 15 min from broad ripple, and walking distance to Butler U. Near Metro Diner, Scotty's, 100 acres, IMA and local trails. Porch, grill, and wifi included. Nice office space in your room for working, as well as a TV with streaming video. Washer/dryer, linens/towels, and toiletries provided. Will be sharing kitchen and bathroom w/only me and my two sweet black cats.
    If you've forgotten something I'll do my best to accommodate, as I keep a lot of extras around. I'm happy to share food within reason, if I happen to be cooking you're welcome to it. Coffee and beer is on the house. Feel free to enjoy my awesome motown/jazz record collection. In your room you'll have a television with Netflix, Hulu and Prime Video. I just upgraded pillows and furnishings for your comfort. Shoes off, please! I like to keep the place clean.
    Wooded area next to Butler campus, Metro Diner, Starbucks, and Scotty's within walking distance. Walk along the canal to the Indianapolis Museum of Art or Crown Hill. (I am on the northeast side of the cemetery, north of 42nd Street, in the nicer part, this is a very safe street and I have nice neighbors)

  • Nothing had been cleaned. The floors were filthy (our feet were dirty after walking barefooted in the house) and there was dried food crumbs in the kitchen, dining room, and living room. Sinks in the kitchen had not been cleaned. There was scum in them. The bathroom tub, floors, and sink had not been cleaned. Soap scum in them. The bathmat wasn't washed. It was dirty and unusable. There was dog fur all over the couches in the living room. Kitchen counters were sticky. There was not enough bedding for the beds -- sheets only, and the sheets were like sheer curtains. Everything was loose and falling apart (toilet paper holder fell off, both towel racks fell off the wall, cabinet doors slammed when closed, heat/cooling register covers were not attached at all (cut my foot on one that flipped up when I stepped on it), electrical sockets were unsafe (pulling out of the wall), most of the door knobs were loose, every door squeaked when opened and closed, doors would not close all the way (needed to be shaved), blinds fell off the windows, blinds were broken -- couldn't open because they fell apart and off the wall when trying to open them). There were no operating instructions for the tv/remotes. There was mold in the bathtub where it was sealed to the wall. There were dead bugs in the window sills. Things in the house were falling apart from day one, but the owner didn't fix them. Said he would fix them after we left.

  • Loved, loved, loved the Butler Bungalow! We just moved out of state and were looking for a calm spot to sleep while our own house got swept into the chaos of packing. The Butler Bungalow was just the place for our family! I'm amazed by how even my kids felt right at home. It's an open living space perfect for families, the big windows let in beautiful light and the private backyard is great for relaxing on the patio and letting the kids run around. Kaela adds all the right touches -- free WiFi, free Netflix, and free coffee. It's a cute neighborhood, and you can walk to Butler's campus/Holcomb gardens/canal trail and also Starbucks or Scotty's for drinks and food. If you're looking for the hustle and bustle of the city, this isn't your spot; if you're looking for a calm place to relax, this is definitely it!

  • My husband and I spent nine nights in this wonderful Airbnb. Loved the location and enjoyed walking around the neighborhood and surrounding areas. Location is central to most anything in Indy. We were a 10 minute drive to Broad Ripple, a very quick drive to downtown, and an easy quick drive to great Honky Tonk at Duke's just south of downtown. The hosts have a photo book of the bungalow before they renovated it. It's amazing to see the BEFORE pictures & the NOW in person. Loved the old style bathroom tile and the hardwood floors. There is no clutter at all in the house, it is furnished just right and it was spotless. The dining area has a table that seats four & is a good space to set up a laptop for work. The backyard is huge. Enjoyed coffee at the table in the morning and it was peaceful. Communication was excellent and practically immediate with Kaela & Cason. Enjoyed our stay very much!

  • Lara's place is perfect for a sty in Indianapolis. The kitchen is a lovely work space, the home has plenty of entertainment amenities, and the resting places are all very comfortable. There is great space for parking cars to keep them off the street. And easy access to Broad Ripple makes for happy bellies at meal times. Strongly recommend the Three Sister's café for breakfast/brunch. It is worth the wait.

Love all the extras... the futon being set up, the drinks in the fridge, the appliances were top notch!   • I enjoyed my stay! I had a fantastic night of rest. No TV was a challenge but the good thing is I brought my Ipad and laptop so whatever I needed to see I was able to, online. The wifi is strong no issues there. I stayed in the Picasso room which was a nice touch. I felt safe, you could lock the door to your room and my room was right beside the bathroom so it made it easy to access. All in all, I'd give it a solid B!!

    Enjoy our family homestead and grounds. Upstairs 2 bedroom/1 bath sleeps 4-6 adults and 1-2 little ones. Downstairs bedroom/1 bath sleeps 2. If needed, Master bedroom/private bath sleeps 2 with room for a pack'n'play. No smoking. Pet? Probably not, but do ask. I am very flexible, I love Jesus Christ and I live by the Golden Rule. :-)
    Instantly feel right at home in our home! Our Upstairs Big Room has 2 twin beds, dresser, upholstered reading chairs, a double futon, fold-out mattress, TV/DVD, desk and room for more on the floor. The Upstairs Little Room has 2 twin beds and writing/study space. If we need to change things around, we probably can. Upstairs comfortably sleeps 5 adults plus a couple of little ones...though we've had a basketball team of 9 plus 2 coaches here! Downstairs guest room has 2 twin beds. If need be, 2 more guests can use my downstairs Master bedroom/private bath. Email me with your specific needs and I'll try to work it out.
    Quiet neighborhood where we all know and look out for each other. Live like you're in the country, but be close to everything: Butler, the Track, Downtown, Broad Ripple, Carmel, Zionsville, Castleton. Great neighborhood for bike rides and walking.

She also let us know that we could call on her at any time if we needed help, and checked up on us several times throughout our stay to make sure there wasn't anything we were missing back at the room. The room itself was very spacious, though sleeping arrangements were limited to two twin beds and a futon (lots of floor space, though), so it might not be the best for a couple who need to be in close proximity at night. The air conditioning inside was a godsend after the muggy days, and was controlled by a private AC unit in the room.

And the location is a straight shot to downtown down Michigan/MLK which is great with all the construction and interstate closures going on in Indy right now. Judi even made sure we knew how to avoid the construction closures on our trip to Indy. She is a gracious host and we were very comfortable.

The main upstairs bedroom is very large, with a nice futon and chairs for comfortable group get-togethers. The home is older and appears to be in the process of being upgraded. If you're looking for soft beds and comfortable setting for a larger group with clean (new!) bedding, it's a great value.

    Our home is 3 bed/1.5 bath with a finished basement & updated kitchen tucked in the historic Butler-Tarkington neighborhood. It's steps from Butler University, close to coffee shops & restaurants, 5 minutes to Broad Ripple and 10-15 min to downtown.
    Our home has 3 bedrooms - the master has a queen bed. The second bedroom has a toddler bed or a full size bed can be set up. The third bedroom has a crib. An air mattress can be set up here, but should not be counted as a permanent bed. On the main floor there is a living room, dining room, sunroom, kitchen and half bathroom. There is also a finished basement space for lounging that has a leather couch. There are two off-street parking spaces in front of our garage. Note: our driveway is shared and any car parked in the driveway should make sure there is room for our neighbors to still get in and out. House easily accommodates 4 adults plus children.

  • this is a lovely apartment, convenient location, very comfy bed. The bathroom could have been cleaner however. The host was very helpful, and nice to communicate with. Overall I highly recommend this apartment.

  • This is 15th floor apartment with great view from balcony ! Place was quite clean and in modern style. A lot of space and big couch in living room. At the beginning there was lack of wifi but this issue was fixed very quickly by my host (2 days), so now you can use very fast internet connection which was huge benefit for me :)

    Historic Colonial home 7 miles from Super Bowl, less than mile from night life of Broad Ripple. Three bedrooms, 2 1/2 bathrooms, living room with 42" HD 3D TV, blue ray player, Wii, Netflix access, fire places in living room and kitchen, large eat in kitchen, dining room, play room for kids. Washer, Dryer, Dishwasher available. Pets negotiable. Garage holds one, drive will accomodate additional 3 cars. Currently have beds for 5, cot for 1 but have additional space for air beds (available upon request).

  • We rented the house for our trip to the Indy 500. Erin was a pleasure to work with. Extremely friendly and helpful. The house is beautiful, and the neighborhood is really nice. The house was very clean and Erin took time to understand our needs and help us get set up for our group. I would absolutely recommend this house and Erin to everyone!

  • Erin was a great host. Fresh baked cookies on the counter and bottles of water in the fridge were a part of her welcome. The house was perfect for our needs. We were in town with another couple for the Final Four. Great location. Convenient to downtown but out of the craziness when we wanted to be. Walking Distance to a small shopping, and eating area at the end of the street (CVS, Starbucks, etc). And if you are a runner, this is a perfect spot. Canal trail and Butler track are practically out the front door. Lots of space in the house. Two things to be aware of. Only one real shower in the house is on the first floor. Only big bed is in the master. So if you can't sleep in a double with your partner and you're shy about sneaking downstairs for a shower, this is probably not the optimal space for more than one couple. These were non issues for us, but could be for others. For the most part we did not use the newly renovated basement space, but it's beautiful. I could see it working well for a family that wanted to be able to spread out a bit and have some alone time. There is a grill and patio out back with outdoor furniture that we took advantage of since the weather cooperated. Overall a very positive experience. We would return if travels took us back to Indianapolis.
