Vacation rentals with breakfast in Rotorua

Our group of 5 had a wonderful stay at this property. it's very conveniently located close to the main area of town (10 min drive), but far enough away that it's very quiet with a beautiful backyard looking out at the lake. There are 2 very good bakeries and multiple resturants within a 5 min walk. We had a Kia Carnival rental van that we were able to easily park in the off street parking spot in front of the house. The house was very nicely stocked and had very comfortable beds. We loved all the modern touches and amenities. Danny & Aimee are fantastic hosts and are super responsive to questions. It poured rain the whole time we were there so we were not able to utilize the outdoor amenities. However we found peace in seeing the black swans swimming in the lake during the day. We enjoyed our stay and would definitely stay here again. Thank you very much!

Graham and Sarndra were amazing hosts — super clear with communication and instructions. The guest house was just the right size for our group of six, with plenty to keep both the kids and adults entertained. They were really generous and even took us around their property to meet all their pet animals. The kids loved getting to pet and feed them! The place was spotless when we arrived and had the best shower water pressure. Thanks for an awesome stay — we’d love to come back again!

Excellent place! Location is scenic and the house is tastefully decorated. Bonus- Kushla was a responsive and attentive host!

We had a great 2 night stay in the cube. Friendly welcome when we arrived from the family dog 🐾. Cube exactly as described with everything we could have needed - especially good breakfast to set us up for the day. Felt like a home from home ...great restaurants within walking distance. We would recommend staying and we will definitely return when next in NZ 😊

The location is perfect for tourists wanting to explore both Rotorua and Hobbiton. Yvonne always responded to my questions kindly and promptly. Our family had a comfortable stay here for four nights.

Thank you Nathan for one of the best stays we have experienced in over 10 years of being in New Zealand. This location was super good and Nathan is an extremely responsive and kind host. We had to book and check in on the same day due to our previous accomodation being very dirty. Nathan’s great hospitality and willingness to make sure our stay at his property rescued what was otherwise a bleak weekend for us. Instead, we had the most fun weekend off in our many trips around New Zealand. While the location is a little further from Rotorua Central, everything else makes up for it. We had a clean and comfortable stay and all the extra amenities and hospitality really made us feel extremely cosy and comfortable. A big thank you to one of the best hosts I’ve ever had. Highly recommend this property!

Jacqui was an incredibly thoughtful host — the house was spotless and well-organized, and her dog was absolutely adorable and friendly. The location was perfect, close to all the main attractions.

Judy and Ray are the nicest hosts and made us feel very welcome and we felt like home. We loved staying there as it was super quiet and the view from the kitchen window was so beautiful! Right into the veggie garden, beautiful fruit trees and a green hill with cows. The apartment was actually more spacious than we thought and we enjoyed relaxing on the couch after a long day of riding. We also found delicious breakfast stuff in the pantry and some sweets as a welcome treat which was an unexpected bonus. The location is perfect for heading out to the mountain bike trails which we took advantage of as we brought our own bikes with us. All in all we can highly recommend this place and we hope to be able to return at some stage.

Kate’s place was perfect! It was cozy and we loved soaking in the amazing view! The place was also extremely clean and had little thoughtful touches that we really appreciated!

And the electric blanket was a blessing.” - says mum If you’re looking for a comfortable resting place with tasteful decor, luxurious & unique additions like a towel warmer rack, homemade jams, Netflix on tv, extra pillows & cushions, actually nice smelling bathroom products, a cookie jar & coffee machine, fruit from the garden if you’re lucky, filtered spring water every day, and a little lovely breakfast bar, look no further than Janey’s place. So many extras I hadn’t expected, Janey went above and beyond to accommodate my mum and myself with such warmth & kindness. Oh did I mention the water view from the rooms? Spectacular. We stayed 4 nights and loved coming back to being able to have dinner at home, even with a kitchenette, some extra cooking appliances from Janey helped, she was just so thoughtful! Thank you Janey, you made our trip with your hospitality. Highly recommend.

Leonie's place was a great. Easy access and lovely garden and small lake view. The living/lounge area was amazing and easily accommodated our group of four. We would definitely stay at Leonie's again.

We had a wonderful stay at this AirBnB and would highly recommend it! The view in the morning was absolutely stunning and such a treat to wake up to. Kiki was an amazing host, always quick to respond to any queries we had, which made everything so easy. We were definitely happy with our stay and are already thinking about a return visit!

I highly recommend Jude's accommodation. It's very comfortable. Jude is a wonderful host, always attentive to her guests' needs. The bed is very comfortable, the bed and bath linens are of very good quality. The heater helps a lot on cold nights. The breakfast is adequate. It's a 7-minute drive from the city center. Don't hesitate to stay with Jude. If there were 10 stars rating I would give her 20.

Dayhl and Kevin's place was a fantastic getaway. We only stayed for 1 night but could have happily remained for a week. The property is pristine, with a beautiful backyard looking onto their gorgeous property. The hot breakfast was also a very pleasant surprise and much appreciated.

We had a fabulous stay at Ginie's quirky converted boathouse. The boathouse is right on the shores of the Lake with a small beach at the bottom of the garden. The highlight for us was paddleboarding from the house (excellent easy access) on a mirror-like lake surrounded by bird life, followed by relaxing in the spa. The accommodation was delightfully quirky and clean and Ginie had left us some delicious baked goods in the fridge. We were surprised at all the wee details... So carefully thought out. The hosts were very unintrusive, we wouldn't have known they were there other than a quick goodbye when we left. Thank you, we would love to come back!

Even though it was a brief trip for waterpolo nationals, my stay with Lynnelle was fantastic, there is no doubt why she is a super host, her home and demeanour was warm and inviting. When I arrived she was baking cookies with her 2 grandchildren, who took their jobs very seriously in showing me where my room was. Would happily stay with her again and recommend to anyone looking for a kind and generous host in Rotorua.

Marty & Lou's upstairs apartment is amazing! the furniture, the bed, the linen all incredibly comfortable. The space is so welcoming! so peaceful. An extreemly short walk to the lake's edge and so too the 10k walking trail that circles the lake. A short drive (2km maybe) to the blue lake (more trails, swimming, boating) and so maybe 3km to the worlds best mountain bike and running trails. While the breakfast room doesn't have cooking facilities that didn't worry us - Marty and Lou supplied breakfast and with less than a 9km drive to the nearest cafes and bars and maybe 12km to the CBD to find lunch or dinner we were set! We happily made basic meals thanks to simple cutlery and crockery, a small fridge, toaster and jug. We were able to store our mountain bikes and muddy running gear in the utility room. Marty, Lou and their cats were so friendly. We loved our stay and hope we can stay again.

place looks exactly as it is and a bit more as it's more beautiful than the pictures. Rooms are spacious, plenty of space to keep stuff, beautiful view from the bed itself of city and lake. Maureen was very lively and it was pleasure to interact. we got reminded of our boarding days :-) when she played the radio dot at 8 for breakfast intimation. while we are more of brunch eaters breakfast did feel light but it got us on our feet quickly and saved us time. all in all beautiful stay, recommended for anyone with a car.

Jacinta's place was lovely and peaceful. She made me a delicious (early) breakfast and allowed me to wash some laundry. I would recommend this place.

Thanks for having us to stay Lynnelle. We had an awesome stay in Rotorua. Good central location within walking distance of the city centre including Polynesian spas. Very nice room with ensuite bathroom and we felt very welcome to use the kitchen and living room. Breakfast was very much appreciated and a generous selection of options. Most of all Lynelle was super welcoming and friendly. We'll be back to stay next time we're down.
