Arriving here is like arriving in a little part of heaven - what a magical place! Situated among the apple trees, the holiday cottage has it's own decking area with hot tub/bbq and fire pit, with the most fabulous views of the Kentish countryside.
The entrance to Little Oak is up the wooden stairs on the outside of the barn. The holiday accommodation is found on a single floor and encompasses the living/sitting room, kitchen, double bedroom and white tiled bathroom with hand basin, wc, bath and shower attachment. Little Oak is situated in the grounds of my house and although we have pets and children, we are respectful with your space. A great addition to Little Oak is the hot tub, which is for you to use during your stay and is available all year up til 8pm September til March and 9pm for the rest of the year. You have your own private decking area and new for 2018.. your own Mediterranean patio area. On a warm summer evening the fire pit gives you that little extra bit of heat, so that you can sit outside and chat surrounded by nightlights and enjoy the night sounds. With a fabulous welcome pack to enjoy and countryside all around, this holiday cottage is ideal for a holiday or short break. Just take your book and relax in the shade of the garden or pack a small rucksack and enjoy exploring the many footpaths in the area. CHECK IN : 4pm CHECK OUT: 10am Its so peaceful and relaxing here, so ideal if your looking for a real break and need to re-charge your batteries…...
Its very peaceful here, perfect if you have a hectic life and want to unwind and relax, but we're also very fortunate to have lots to do on our doorstep, like Hever Castle, Penshurst Place, Groombridge Place, Lingfield Race Course..... as well as lots of lovely country pubs, like The Rock in Chiddingstone Hoath, The Bottle House in Penshurst, The Hatch in Colemans Hatch, The Dorset Arms in Withyham....
  • Amazing peaceful place with amazing hosts. Definitely worth a visit.

  • We had such a relaxing weekend in the countryside! Pipi was the perfect host and so attentive all the time. Little Oak is such a lovely cute place to stay. The hot tub was definitely the highlight of the weekend! Would definitely recommend and would love to come back at some point! :)

  • An absolute amazing beautiful place set right in the heart of the Kent countryside. My partner and I booked Pips place for our anniversary and it was by far our best decision. Pip is so welcoming and I kind of left the place wishing I could adopt her as my mum 😊 While she is happy to help, she is also completely respectful of privacy. She recommended a few nice pubs and even put us in touch with a local cabby who picked us up within 30mins everytime. Nice special touches include a hot tub. Fresh OJ and bacon and eggs for the morning. We can't wait to come back in the summer Nick and Lea

  • Very good, recommend break.

    Ian2019-11-10T00:00:00Z
  • We came for a relaxing break and that was exactly what we had. Pip was amazing and really helpful and was always there when we had any questions. I would definitely recommend this place and in fact will be looking to come back and stay again.

The Hive is an open plan contemporary building set in the heart of Kent within easy reach of London and The Coast. Pool is heated June to September only.Historic castles and well known gardens of Kent and Sussex are nearby. The house is in a rural setting with great walks and some excellent pubs along the way. Royal Tunbridge Wells is a short drive. Doggy charge £20 per stay.
The Hive is an open plan space designed with surrounding nature and organic bee keeping in mind. Please note the bedroom is mezzanine reached by spiral staircase. It is very romantic but perhaps not everyones choice of sleeping arrangements. Kitchen is fully equipped with everything and guests are welcome to use the Bar, just replace what you consumed.
Best of both worlds, country and town, all yours. Plenty of castles to explore too. Hever and Penshurst Place are our favourites. Royal Tunbridge Wells is a short drive away and offers plenty of eating out and shopping options. Some excellent pubs are walking distance away and you can bring your dog too. London is an hour train journey, Brighton and the cost about the same by car.
  • We had a great stay at Stella’s Airbnb the location is beautiful with lots of walks close by. The interior is very stylish and lovely for a few days away. Stella and Kevin were wonderful hosts and even bought a bottle of Prosecco for my girlfriend with a little card left on the doormat the day of her Birthday. So thoughtful of them! There’s a pub (The Hare) which is a 15 min walk away and the foods really good. We’d defiantly recommend it if you want to get away from the hustle and bustle of town life and relax in a beautiful setting.

  • Very beautiful place. Very modern. Enough parking spaces. Would definitely recommend

    Jamal2020-03-10T00:00:00Z
  • The place really is as beautiful and well thought out as the photos show. A comfortable little hide out in the countryside. The wood burner made our winter trip lovely especially as we weren't very lucky with the weather. Perfect for a couple to get away from it all.

    Sophie2020-03-07T00:00:00Z
  • Amazing place to stay. Stella made us feel right at home from the moment we arrived. Can't wait to go back.

  • What an amazing place to stay! I booked it as a writing retreat and the peace and tranquility, oh and all that natural light was just wonderful! Beautifully designed, spotlessly clean, with everything you could wish for for a short break. Great wifi and I appreciated having Netflix to watch in the evening.

    Sophie2020-02-28T00:00:00Z

Deer Cottage - a rustic cottage set in the grounds of a wonderful garden and backs onto the woods, yet 5 mins from Tunbridge Wells. The property is on the edge of a 3000 acre estate, where deer and rabbits hop about, Ideal for families and dogs are very welcome too. Further accommodation for up to 4 available listed on airbnb under Bohemia Barn Cottage. two bedrooms one on a mezzanine. Has own courtyard. Also extra accommodation in bell tents available.
Just an hour from London, Deer Cottage is 2 separate dwellings next to each other; a bathroom and 2 bedrooms - a super king bed in a large room & a small twin/double room. The other building has a fully equipped kitchen and sitting room with a log burning stove. This arrangement works well when one party (i.e. children) have gone to bed and the other can stay up without worrying about noise. Plenty of parking There is a south facing terrace overlooking our pretty garden and a large expanse of lawn. It gets sun-drenched in the afternoon and evening, a perfect place for a BBQ and hanging out together, where wisteria climbs around a shaded overhang. The bathroom has a bath and shower above the bath. This is a unique property where you can be left to your own privacy, yet there are other people around - alone but not lonely! Simon and I live in the main house opposite Deer Cottage and we have people living in the Old Kennels and other converted outhouses, further away from the house.
Tunbridge Wells is a beautiful spa town with great pubs, cafes and restaurant and shopping. There is often a jazz festival or arts festival on. We can recommend local places to eat at and also to visit, such as Penshurst Place, Groombridge Place, Sissinghurst Garden etc.
  • lovely quaint cottage with great walks and pubs nearby.

  • This was our third stay in gorgeous deer cottage. It’s such a wonderful place to relax and reconnect with friends. The quirky layout with lounge and kitchen in one cottage and the bedrooms and bathroom in the next one really works for us, and we instantly relax on arrival. Such a beautiful place to walk, a lovely farm shop very close, and you cannot fail to soak in the countryside. Simon so kindly gave us a late checkout as the weather with Storm Ciara was playing havoc, really appreciated! We will be back again, thank you so much Celia and Simon!

    Cally2020-02-09T00:00:00Z
  • A fantastic Airbnb! Perfect for a getaway from the city! Would extremely recommend at any time of year, the log fire and heaters kept us warm after our wet walks. Breakfast supplies were provided from the local farm shop and were very high quality. 5/5 for everything!

    Emily2020-01-27T00:00:00Z
  • It was amazing to stay at Emma’s place, so peaceful so tranquil. Log burner was amazing, views were amazing and there were all necessary amenities. Will go again for sure.

  • A lovely, cozy, quirky, quiet retreat. Great for dog walks, or for a trip into charming Tunbridge Wells. I highly recommend it.

    Marijke2019-12-29T00:00:00Z
  • This airbnb is great for a number of reasons. It's very close to Tunbridge but has the feeling of being remote. Though you're near a main road, the house itself feels secluded because you're up a long drive. There's lovely nature surrounding the airbnb. Although it wasn't clear to us from the description that the kitchen and living room are separate from the bedrooms, this in fact seemed a plus because it meant one of us could stay up watching a film while the other went to sleep without risk of disturbing. The rooms themselves are lovely and Celia's daughter was kind enough to light a fire for our arrival. A very friendly family. Plus breakfast things - eggs, bread, etc. - for the morning. Highly recommend.

Edells is a Victorian arts & crafts style country estate with William Morris wallpapers and huge mature garden with ha-ha. Family and dog friendly with large rooms - cool in summer, warm and cosy in winter. On the edge of a small village, pub and train station (45min direct to London) are both 5-10mins walk. Farm shop/deli 15mins walk. Play on the croquet lawn/ping pong table/piano. A private family home since 1840 we have now happily hosted many special events, retreats, and civilised getaways!
Only recently opened up having been a private family home since 1849, Edells is a warm, inviting and relaxed home rather than a contrived hotel or holiday house. In its own grounds with sweeping views across the High Weald towards Ashdown Forest. Just the place to relax and celebrate with friends and family. Edells is found at the end of a private drive lined with oak trees and laurel hedges. The garden has been developed over recent times under the guidance and supervision of Christopher Masson, a pupil of Lanning Roper who designed the gardens at Highgrove. The Victorian ha-ha has been restored and it is possible to eyeball the cows! The farmland that surrounds Edells has been organic for 20 years and counting. A public footpath runs through Edells Paddock connecting the house to a network of countryside walks through ancient woods across rolling pastures to nearby pubs and castles. The William Morris wallpapers found in many rooms of the house are hand-made. The designs were produced using the original Morris wallpaper blocks and using historically authentic colours which were hand-mixed. According to previous Airbnbers the kitchen "has all the equipment you could need". As for devices/appliances there is: a 4 oven aga, Neff double electric oven with grill, 4 ring induction hob, microwave, kettle, blender, scales, fridges, fridge freezer, a dishwasher and a washing machine. Bedroom configuration: ground floor - x1 superking/twin; 1st floor - x1 superking/twin, x1 twin , x2 single, x1 superking/twin with pull out single trundle bed, x1 double, x1 king; 2nd floor - x1 superking/twin, x1 room with four singles. This gets you to our total capacity of 20+1. Also see the photos and accompanying caption. Loo & bathroom configuration: ground floor - en suite wet room with loo and sink + loo beneath main stairs; 1st floor - Seaweed Bathroom with long Victorian bath with hand held shower attachment, loo and sink + Family Bathroom with claw foot bath with hand held shower attachment, generous walk in shower, loo, sink and bidet; 2nd floor - Nursery Bathroom with slipper bath with hand held shower attachment, loo and sink.
Edells is located in a designated AONB (Area of Outstanding Natural Beauty) - the High Weald - in the heart of organic farmland, on the edge of a village - Markbeech - which is a designated conservation area. A short walk (5-10 minutes) from Edells is the centre of the village with the country pub The Kentish Horse. Proudly unpretentious serving local ales and good pub grub. Walking further along through the village (5-10 minutes) you'll reach the closest shop to Edells, Falconhurst Farm Shop. This farm shop/deli/café is new and you can tell that real care and thought has gone into it. Lots of local produce and things of interest. You may even get to meet their (Dan & Charlie's) Pygmy goats and Kunekune pigs. This is a must visit! Longer walks allow guests to reach many other places including Hever Castle (40 minutes) with the Henry VIII Inn beside it, Chiddingstone Castle (60 minutes) with The Rock Inn on the way (40 minutes) and the Castle Inn and Tulip Tree Tea Rooms beside it, The Kingdom Penshurst - an exciting event space with cafe, yoga and cycling (70 minutes), Penshurst Place (80 minutes) with the Leicester Arms beside it. Many walks can combine various pubs together including: Kentish Horse, Rock Inn, Castle Inn, Henry VIII Inn, Greyhound Inn, Queens Arms, Fountain Inn, Bottle House Inn, Spotted Dog, Leicester Arms,... With large groups we strongly recommend getting in touch with these pubs directly especially if you're hoping for food - breakfast, brunch, lunch, tea and/or dinner. Though it's not all about pubs and castles. Other activities within walking distance include tennis, cricket, horse riding, golf,... Beyond walking distance opens you up to lots of other activities such as climbing, fishing, go-karting, swimming, tenpin bowling, steam railways, sailing, cinemas, theatres, etc. (and many of these can be reached via train) See the Edells guidebook and map for further recommendations. There are many interesting houses and gardens to visit with 21 National Trust properties a short drive away including Chartwell as well as Hever Castle, Penshurst Place. Hole Cottage, the surviving cross-wing of a late medieval hall house now managed by the Landmark Trust, is only 5 minutes walk. The opportunity for walking and riding in 'Pooh Bear country' on Ashdown Forest is conveniently close by. Cycling is a big thing in this part of the country and has grown increasingly popular in recent years due to the popularity of the triathlons at Hever Castle. We also have a detailed PDF guide for the house that we can share with you once you have booked for further context on the house and area. In addition to Falconhurst Farm Shop, there are a scattering of farm shops and independent delis within easy reach of Edells. In the direction of Ashdown Forest these include Plawhatch and Tablehurst farm shops. If you'd like to purchase your food from independent local suppliers, please ask us for recommendations - we'd love to help in this way to support our community here. The nearest town is Edenbridge which has a Waitrose supermarket along with restaurants to eat in and takeaway from: - English - Tom Bell Fish & Chips - Indian - Quality Tandoori - Chinese - The Magic Wok - Turkish - Istanbul kebab - Italian - Domino's Pizza
  • A truly wonderful house with such a friendly character. Unspoilt, and retaining its truly authentic family feeling.

    Mark2020-03-08T00:00:00Z
  • This place is magical – the photos really don't do it justice (though I can see how difficult it would be to encapsulate Edells' charm in a few photos). Alan and Hugo were amazing hosts – both very attentive and flexible, which took the edge of organising off. And with the house being so conveniently connected to London, I really can't fault it. Thank you so so much for an amazing weekend!

    Zoe2020-03-01T00:00:00Z
  • I often use Airbnb but this was the best experience ever. Fantastic house. Functional and beautiful. With charm and history. And the host is so welcoming, flexible and helpful if you need something. Our group of 20 people had an amazing weekend in these beautiful house and will definitely come back

    Tor2020-02-23T00:00:00Z
  • What a place! We were a group of 14 university friends, reuniting for a weekend away. The house was amazing, and we feel the photos do it justice. It's a big, old, rambling building, spread over 3 floors with 2 staircases, replete with library, music room, games room and multiple fireplaces, and 'dragon' (oil-burner) in the basement roaring to keep us warm, the walls adorned with photos and curious artifacts, and with enough space for us all to feel comfortable and homely yet not on each others' toes, and surrounded by green. If you're after a place with character to spend time enjoying, then this is highly recommended. The kitchen was well equipped, although it helps if you're familiar with an Aga to cook in bulk. All 14 of us were able to sit around the long kitchen table, although it wouldn't have taken many more. Another shower would have probably been helpful given our numbers, but the showers that were available were decent and hot. The beds were large and comfortable, and there was good parking and transport links. We visiting during Storm Dennis, which certainly challenged the insulation, but in general the house did a fair job of keeping the cold out, and the fire(s) definitely helped; there was plenty of firewood - much appreciated! Alan and Huge were reponsive, helpful and approachable. All in all, very highly recommended for cosy place to stay - and we're already planning our return. Many thanks.

  • Incredible house. Great views surrounding too. Ideal for weekend away with groups.

    Jerome2020-01-02T00:00:00Z
  • This house is a lovely find full of charm in the English countryside. Big enough to fit large groups comfortably and with space for everyone to sleep and spread out. We had 19 (10 adults and 9 kids ages 4-15!) gather for a family Christmas. The kitchen was warm and inviting with all the amenities needed to cook a full traditional Christmas dinner and even seat us all! The grounds around the house are beautiful as is the surrounding countryside. I can't even imagine what it would be like in the spring/summer. I want to come back again to see the roses in full bloom! The house is definitely a step back in time. There is history all over the walls in photos, stories, news clipping etc. We were fascinated reading all about this family and their adventures. Everyone loved the little library. Probably our favorite room in the house. Alan and Hugo were very friendly and available if we needed anything, but really the house was appointed so well that we didn't have to bother them for anything. There are many amenities, towns, villages, cultural sites, restaurants etc all scattered within a short drive. We even took the train to London; less than an hour each way!

    Nicole2019-12-28T00:00:00Z
  • Excellent host in Alan, super friendly, helpful and knowledgeable. Great space for entertaining and relaxing. Second time staying here and wouldn't hesitate to stay again.

    Duncan2019-12-15T00:00:00Z
  • Fantastic place in the countryside, can't recommend it enough for big gatherings of friends or family. We cooked at the house both nights and had plenty space to cook and eat. The house is incredible and so are the gardens. The train station is really close by so very easy to get to on a Friday afternoon and avoid London traffic. Alan and Hugo recommended local walks and pubs which was a great help for lunches too.

Breathe the fresh country air and enjoy the view from your luxury yurt at the edge of a field. Camp in comfort with your own outdoor kitchen, kingsize bed, compost loo, firepit BBQ, and wood stove, and shared toilets and shower at the farm 300m away. One of a pair of yurts and a shepherds hut, at Free Range Glamping, each about 100m apart along the edge of the field. You can also book these through Airbnb with the links below. Oak Yurt https://www.airbnb.co.uk/rooms/22353783 Cherry Shepherds Hut https://www.airbnb.co.uk/rooms/33737136
The yurt sleeps upto two adults and two children. There’s a Kingsize double bed and a double futon, with sheets, pillows and duvets for each. Your own fire pit BBQ is provided and there also is a shared outdoor kitchen. This has a gas burner for cooking, a sink and all the pans, cutlery and crockery you might need. A starter pack of wood for the stove and fire pit BBQ, matches, firelighters and kindling is included. The yurt itself is completely off grid. Candle lamps provide light, and the lack of light pollution makes for exceptional star gazing, though do bring a torch! Bore Place, where the yurt is located is an environmental charity and organic dairy farm, pioneering renewable energy and reconnection with the natural world and the production of food. As a working farm there are various hazards - ponds, farm machinery etc. If you have children please make sure you supervise them. There’s your own private composting toilet, just behind the yurt, and toilets and a shower at the centre reception a couple of fields away (around 200m). As the yurt is in a meadow, it’s not possible to drive cars right up to it. Cars can be parked in the centre carpark, just near the toilets and shower and your luggage rolled to the yurt on our trolley. Smoking is allowed outside, but not in the Yurt itself. The pictures currently show our yurt from 2017, we've two new yurts coming in 2018 of the same design, but that'll be made of khaki canvas with olive green detailing. The shared kitchen will be further away from the yurts.
If you're coming by train from London the quickest way is to get the London Bridge to Sevenoaks train (25mins) and then a taxi to the yurt (15mins). As it's such a lovely place, increasingly people are getting married here. As such if you're staying on a Saturday night there may be a wedding in Bore Place house. It's about 100m away, but otherwise so quiet that sound can travel. If you're coming for tranquility, then message me with your dates and I'll find out if there's a wedding booked.
  • It was a pleasant stay with my children. It’s getting cold and wet in the nights so lucky we brought some solar fairy lights and hot water bottle. Wellies is the must for walking in the field. The yurt is on an organic farm so the children joined some local activities which was great.

    Julie2019-10-22T00:00:00Z
  • Stayed with my 6yr old grandson for 2 nights and we both loved it, the yurt was warm and cosy, the outdoor kitchen had all essentials to make simple meals and the walking trails were great and very achievable, we even saw a 1 day old calf. Fabulous quality time together and we were sad to leave this morning.

  • We really liked our stay at the Yurt (the yurt itself, the view, the nature around, amenities). Thanks much Chris for your hospitality.

  • This is our second time staying and it was just as amazing as the first time, the Barn is really clean and the finishing touches make the time spent here perfect to unwind. The local pubs that were recommended did not disappoint and we had some fantastic meals. We will definitely be back when we are next in the area.

    Andrew2020-01-26T00:00:00Z
  • A lovely cosy getaway for a couple. Anna provided all the little touches; homemade brownies, bottle of prosecco, etc... to make our stay over new years special. Excellent host and excellent property, would not hesitate to book again!

  • We stayed here on our wedding night and it was the most perfect, beautiful and peaceful place we could have hoped for. Anna is such a thoughtful host, and the finer details and finishing touches made this such a special stay for us. We will definitely be back! Thank you! Amy and Ben

  • Anna is a brilliant host & her communication was excellent.....nothing was to much trouble😊 Truggers Barn is the perfect bolt hole for a short break set in a beautiful part of West Sussex, the local pub was an added bonus with great character & food. We will definitely come again so we can explore more. Many thanks for making our stay perfect.

  • An amazing place, in a quiet little village, Anna and family were great hosts, we couldn’t have asked for more! Definitely recommend staying here!

    Rhys2019-11-17T00:00:00Z
  • Anna is one of the best hosts I have met. She replied quickly to all communication, was clear and thorough with all instructions and provided a huge amount of information about the local area. The accommodation was beautiful and super comfortable. Lots of little luxuries - all the small touches were very much appreciated. Will definitely be returning. Thanks again.

Welcome to “The Corner”, a tastefully created Studio apartment in the charming Village of Weald, less than 3 miles from the town of Sevenoaks. If you would like to wake up in the beautiful English countryside with the advantage of being in Central London via a short train ride, this is just the place to stay. Rolling fields can be reached by just crossing the road from your front door to avail miles of country walks and welcoming country pubs with fine cuisine.
The Corner is an open plan but carefully designed, comfortably furnished, self-contained studio. The entrance is at the top of a short flight of steps to the side of the main building, leading to a patio with table and chairs. The studio, a bright and airy space, has a well-equipped kitchen, a washer/dryer, fridge/freezer, small but effective oven and a microwave. This leads to the lounge/dinner and on to the discretely placed bedroom, then to the shower room. There is plenty of storage and all amenities including Wifi. There is also an off-road parking space.
Weald Village has a Church, village shop, a green, a play area and bus service all close by. The Windmill public house and Giacomo’s, a highly regarded Italian restaurant, with bookable dinning and entertainment nights are both literally a few minutes walk from the accommodation.
  • Very clean, comfortable overnight stay at Allison’s place for a last minute weekend away. Lovely pub in the village, close to lots of lovely days out. Would happily stay again. Thank you.

    Charlotte2020-03-08T00:00:00Z
  • We recently stayed in Allison's self-contained flat. It is a nice place to stay. Very quiet, very dark, not much street lighting. It is a good location, close to the main towns around. Local shops within a short drive as the description states. I would recommend this place.

    Tunde2020-03-02T00:00:00Z
  • Allison’s home is lovely. It was very easy to find and Allison was very helpful with everything. She was kind enough to suggest places to eat. The little home was convenient, clean and tidy.

Detached cabin at end of our garden. Fully equipped perfect for overnight stay. 20 minutes walk from both Hildenborough and Tonbridge train stations perfect place to stop over for a trip to London. Close to the lovely Kent countryside.
Our space is private and we leave the guests to themselves but are contactable if needed.
  • Compact and cosy cabin. Has everything you might need for a comfortable stay, and although it was a really cold clear winters night, Susan had turned on the heating before I arrived so it was lovely and warm inside.

    Helen2020-02-07T00:00:00Z
  • Really lovely stay. Would heartily recommend.

  • Susan's little wooden hut is amazing! Even much prettier and cozier than on the pictures. We slept very well, the bed is ultra comfortable. It's perfectly equipped and enough warm (even tho it was a freezing night). Everything was prefect, clean, everything we needed was there and the check-in and check-out can't be easier. We loved our stay.

    Jana2020-01-22T00:00:00Z
  • Perfect for our night’s stay in the Tonbridge area. The cabin was warm and welcoming on a cold night with a notably comfortable mattress & thoughtful touches like water and orange juice in the fridge + tea, coffee and biscuits available. Lovely hot shower, clean towels and plenty of space to prepare food should we have wanted to. Parked on street outside. Extremely easy check in & out. Thank you Sue & Jon.

  • A real bolthole- private, sparkling clean and with a very good range of amenities

    Anne2020-01-16T00:00:00Z
  • Lovely little self~contained cabin with all ammenities needed. Very clean and a sweet retreat for one night while i was on a nearby weekend course. Felt a bit strange not to meet the hosts or have any contact when I was staying out the back of their garden! (Did ring the bell but no reply.) Apart from that I had a lovely stay and had everything i needed in one very cosy warm cabin!

    Katz2020-01-05T00:00:00Z
  • Absolutely perfect, a small but cozy and comfortable space. The local tips on the kitchen door were very useful and checking in and out was so easy! Plus a lovely area to stay in

We live in a quiet cul-de-sac. The summerhouse is at the top of our garden. It has lovely views of the garden. It is made of bricks and has a polish concrete floor.
We are by the woods and you can enjoy lovely walks. Very easy access to local shops and restaurants.

Peaceful & semi rural this double bedroom is an ideal place to use as a retreat for rest, respite and refresh. A Victorian Farmhouse on the side of a working farm, with shared bathroom, kitchen and Sitting room. This is open to women only as I now live here alone with Charlotte a beautiful bouncy 3 year old Lurcher.. so a love of dogs is vital. Wellbeing coaching pathways are available for those wishing to StepForward & make changes. Sevenoaks station is 2 miles & £8 by taxi. 🙏🏼💖
Retreat, Respite & Refresh Set in a semi rural location but also very close to M25 and A21 for easy access to airports. Sevenoaks station is 2 miles away -half an hour to walk or £8 taxi fare - mainline train to London. I am not always here so you will have freedom to use the whole house alone at times. Great local walks and stunning countryside. WIFI and lots of lovely pubs, restaurants nearby. Sevenoaks, Westerham & other great historical villages. A car is recommended as the buses are a mile away. If you have bikes... Even better! Any questions ... just ask me especially about additional recovery & wellbeing coaching packages 🙏🏼💖
As we are semi rural we only have 1 neighbour. The nearest pubs or shops are a mile away and walkable.., although a taxi is a good option back 💖🙏🏼

  • Pretty cottage in a beautiful setting. We had three nights here to celebrate our anniversary. Ruth met us on arrival and showed us around the cottage. We were immediately drawn to the views. Underfloor heating made it nice and cosy. Kitchen was well equipped to cater for the two of us. Dishwasher an added bonus. We had a restful night sleep in the very comfortable bed. Lovely big walk-in shower, nice and hot with good pressure. In fact, everything was top notch. We had a lovely stay a Ten Acre Cottage, and would love to stay again in warmer weather so we can enjoy the outside space and pretty gardens. Thank You Ruth.

In our humble opinion, Sevenoaks is the most beautiful part of England. Nearby there is King Henry the Eighth's deer park, the North Downs 'area of outstanding natural beauty' and a stunning valley with hamlets and lavender fields on either side of the river. We are ten minutes walk from the centre of Sevenoaks and fifteen minutes walk from Sevenoaks station, which goes directly to the heart of London.
We are slowly but surely modernising our apartment and therefore most of it is as we would like however a couple of areas are due to be replaced such as the old kitchen cupboard doors.
Sevenoaks is a tranquil historic town with many independent cafés and plenty of charity shops, well stocked by the affluent Sevenoaks residents.
  • This place is in a good location. It's on a quiet road but just a short walk into Sevenoaks. Great value for money - will certainly be going again.

    Judy2020-01-08T00:00:00Z
  • I enjoyed staying at Jordan’s place. It is very spacious and clean and has all the essentials needed to have a good stay. The outstanding pieces of furniture gives the place that warm cozy feeling of home. I really recommend this place! In the vicinity of the accommodation, there is Knole park, where I enjoyed strolling amidst unspoiled landscape with sights of many wild deer around - and off course visiting the vast Knole estate and witnessing the splendour of a world - class collection was certainly the highlight of my visit! Thank you Jordan for your excellent communication and help, making my stay run smoothly. I recommend to this beautiful place!

  • Aida's house is really comfortable, warm and great value for money. The room was lovely with filtered water, kettle (including tea & coffee) and inspired by Japanese culture having a spacious zen feel. The bedding was a delight to snuggle up in! Aida is a very kind-hearted, hard working woman who was eager to ensure that my stay was as pleasant and hassle-free as possible. Bordering a woodland you can see various local wildlife from the window which was a beautiful view to observe. The truely unique and creative bathroom is a must see however it’s situated at the top of this three storey house which itself is towards the top of a hill, therefor the water pressure isn't fantastic but none the less it’s a brilliant bathroom and is fully functional. I am grateful for the meditation session, an insight in to Japanese customs, a tinkle on the wonderful baby grand piano and having met such a wonderous spirit in Aida.

  • Aida was an amazing host. She didn't mind letting me arrive later than usual. It was a last minute booking but I'd definitely come back. I've had kettle, coffee, great variety of teas, sugar and filtered water ready in my room at arrival, absolutely more than expected. Thank you so much for having me last night!

Newly refurbished cottage within 10 mins walk of the train station and 12 mins casual stroll from central Sevenoaks shops. St.Johns Hill has a number of cafe's, and quaint shops with a village feel, situated on the northern side of Sevenoaks town centre. The cottage is warm and cosy with log burning stove, modern kitchen, 3 bedrooms, family bathroom + 1 en-suite. The cottage retains it's early 1800's character but is updated to modern standards making it warm and comfortable.
The cottage is one of 6 in a gated terrace away from the road and is south facing with a small private garden. It is suitable and safe for small children but elderly guests should note there are 3 floors with narrow stairwells. Guests should also note the pathway entrance to the front door is narrow and not suitable for wheelchairs, wide pushchairs etc...
St.Johns Hill is a popular part of Sevenoaks and has a village feel about it with popular cafe's and restaurants such as "Rafferty's" Cafe and "Brisket & Barrel" with the popular furniture and shabby chic boutique of "Dovetails" just a few mins walk. Knole Park is a popular National Trust park with deer roaming free. The cottage is set back from the road in a gated communal area but guests should note that the road can get busy at peak times during the day.
  • A lovely cottage. Very clean. Nicely decorated. Everything we needed. It felt really spacious. Good size bedrooms and bathroom. And a pretty little garden to sit outside. Great communication from host. Highly recommend.

  • The photos do not do this place justice at all - the barn is fantastic. If you are considering it, just go ahead and book it now! It's much bigger than expected, and was perfect for a couples weekend away. Toni's communication was flawless throughout, and although he was away, his family were fantastic, even giving us lifts when we were stuck for taxis. The only downside was charged an awful lot by the taxis to get us about, recommend pre-booking/planning ahead if you don't have a car. Thank you David, Tom, Georgia and Toni for a fab weekend break, I'm sure we wil be back.

  • Came here with some friends for my birthday weekend, best time ever! The barn is cosy and warm with underfloor heating and a wood fire was waiting for us when we arrived. We ran into one of the hosts when we pulled in and got some recommendations for local pubs, and some help with getting home at the end of the night. Would love to come back and see the place in the summer. Thanks for having us!

The Cottage is set in an idyllic country setting. We are at the end of a lane, and back onto wooded countryside. The most noise is from the pheasants and owls! Lovely double room for single occupancy in a super friendly family home. The house is within close proximity to all that Tunbridge Wells has to offer. We are a 10 minute stroll into the town with its multiple restaurants and night life. Tesco Metro & Sainsbury are a mere 5 minute walk away. Costa coffee also just 5 minutes away. And a 25 minute walk from Tunbridge Wells station.
We are a well traveled, friendly and hospitable family with two primary aged children. Your room is situated towards the rear of the house and is well equipped for your stay. The living room, kitchen and dining room is where we spend the majority of our time and where you’re welcome to.
Tunbridge Wells is an old Spa town, the original Spa still exists in The Pantiles. There are multiple activities to choose, from cinemas and theatres, outdoor family activities in our parks as well as Jazz on the Pantiles most summer evenings. We have an indoor swimming pool and sport centre in St Johns Road in Tunbridge Wells and another Pool in Tonbridge that has an outdoor pool open in the Summer. There is a farmers market with yummy fresh food so everyone has a great time and keeps healthy! Living in Tunbridge Wells is the best of both worlds, we have easy access to London as well as superb countryside nearby with multiple National Trust houses and castles to visit. There are three beautiful parks in Tunbridge Wells all within walking distance of us. All three parks have a restaurant/café and excellent kids playgrounds. Dunorlan Park also has a large boating lake.
  • Abi is a gracious, friendly host, and she has been so accommodating to all of my needs. During my stay, Abi let me use her kitchen, laundry facilities, etc. Her two girls are wonderful, and extremely well behaved. I would recommend this to anyone as it is amazing value for both location and facilities! Thank you so much Abi :)

In and around Underriver are beautiful country walks and cycle rides which we can help you with.

Check-in was easy and pleasant as Marc and Marieke are very friendly and have great local knowledge to offer their guests. The annexe is bright, roomy, clean, and comfortable with ample privacy. Price+quality equation-wise it is absolutely brilliant as well! Also, if you get a chance, do pop over to the pub across the road with its beautiful dinner options including many veggie and vegan dishes.

Step inside and embrace the tranquility of this delightful cottage which has been lovingly refurbished to create a calm, relaxed space with a homely log burner for chilly winter nights and a peaceful terrace for warm summer days.
This delightful cottage has been lovingly refurbished and now offers a luxurious, but cosy and comfortable space for a perfect weekend getaway. The cottage is located in the garden of our house, but is completely separate and private. We are on hand if you need us, but will leave you in peace to enjoy your stay unless you tell us otherwise. The cottage is a light, bright space, with bifold doors leading on to a private terrace equipped with garden table and chairs and a gas BBQ. Inside, the space has been beautifully decorated with a fully equipped kitchen, large dining table/work space, comfortable sofa (which can be converted into an additional kingsize bed), TV with DVD player, free WiFi, etc. A number of DVDs are available for you to borrow as well as a number of guide books/walking books relating to the local area. The bedroom has a luxurious kingsize bed with sumptuous bedlinen - perfect for a good night's sleep. The bathroom has a powerful shower - towels, etc are provided for your stay. Outside the cottage we have a secure shed where 2 bikes can be stored - this is a very popular area for cyclists and walkers alike.
Tucked behind our family home, the cottage is set in the heart of our pretty village surrounded by miles of beautiful Kent countryside in a designated Area of Outstanding Natural Beauty - lots of lovely walks on our doorstep. The village shop is two doors away and our friendly local pub a 5-minute walk down the street. Sevenoaks and Tonbridge are a 15-minute drive with direct trains into London (30-minutes) and the spa town of Tunbridge Wells is just a 25-minute drive. A car is essential.
  • Naomi's place is well decorated and has a very homely feel. It has a traditional style but a modern flair; all amenities and appliances are of good quality. Additionally the bed is super comfortable which was a relief after staying in many Airbnbs which lacked this. Location wise there isn't much to do in the immediate vicinity other than a small village convenience store- but that's what we anticipated anyway. A car is probably a good idea. There are a lot of walks you can take directly from the cottage but we preferred to drive a short while to pick up the main routes further out and get food in one of the nearby towns. Naomi's own house is right next to the property, and she is very easy to communicate with. Would definitely recommend to others looking for a peaceful getaway in the countryside.

    James2020-03-12T00:00:00Z
  • A beautiful place to stay, you won't be disappointed at all. One of the best places we've stayed in.

  • We had a lovely weekend in Naomi's perfect cottage. We struck some bad weather (Storm Dennis) and were glad to have the comfy couch and a fireplace to enjoy. The cottage had everything we needed, and Naomi had thoughtfully left a bottle of milk in the fridge. The pub (papermakers arms) down the road was great too! Thanks again Naomi!

  • This was a lovely place to stay, we loved the decor, the detail to attention was great! The location is lovely with lots to do nearby, as well as a local shop a couple of doors down. No complaints and very happy with our stay

  • Stayed here as a Christmas present to my husband to give us somewhere to relax after the busy run up to Christmas. We thoroughly enjoyed ourselves! The house itself is decorated beautifully with all the amenities you would expect and is in such a lovely location. We went for a walk through the countryside to visit some local national trust sites and where amazed at how peaceful and friendly the place is. The log burner is an added bonus. We will definitely be back!

  • Gillian is the best host you can ask for, she was super friendly and helpful. Even though my mum doesn't speak much English they two had no problem spending some time together and walking Daisy who is the sweetest dog ever! The house is lovely and super clean. It's close enough to the town and have a lot of places to eat near by. Thanks for everything Gillian!

A lovely light quiet double aspect bedroom with views over the garden a comfortable bed and new ensuite with both bath and shower. Electric blanket. Mini fridge. From this base you can board a train to London or a bus to Sevenoaks central. I am surrounded by outstandingly beautiful countryside and historical houses and castles, with Canterbury Cathedral not far. On route to European ferries and 35 mins to Gatwick airport/ Eurostar station. Pub, cafe and store 5minutes away. Tea and coffee too!
A lovely old English pub and an Italian cafe are close by in the lovely village both serving hot foods at certain times. There is also a general grocery store and pharmacist.
  • We stayed at Vee’s place for one night to attend a friend’s party. It’s a lovely light room with an en-suite. The bed is very comfy and it’s in such a quiet location we overslept this morning! I would definitely recommend Vee’s place. There is a pub and cafe close by too.

My flat overlooks a beautiful church, it's 10 minutes walk to the train station/town centre and there is a 24 hour BP/M&S garage a stones throw from my place. Please note that this is NOT suitable for couples & while I do get asked, there is no microwave. This is partly due to the size of my kitchen. I also live in the flat although I am sometimes away for work.
The bedroom size is 12 feet in length x 6 feet 10 in width. If using the cooker, they are induction hobs with touch controls. The shower room is 6 feet in height so do bear this in mind because if you're taller than this you will have to crouch when having a shower.. There is a standing shower it just can't be seen in the picture. After popular demand, a hair dryer is now also available.
Very quiet and everyone is very friendly.
  • Excellent commuication

  • Nice and cosy double room to stay in , close to Tunbridge Wells centre and train station (12 min walk). I stayed for the Tunbridge Wells Half Marathon and Alex's was only 10 minutes walk away from start. Good space with everything you need. Alex is very welcoming and ensuring of that you have a good stay.

    Dominic2020-02-16T00:00:00Z
  • Alex is the perfect host and responded to my initial reservation very promptly to confirm check in details. He also gave me a brief guided tour of his flat to ensure I was familiar with my room and the kitchen & bathroom facilities. The flat is perfectly located for the centre of Tunbridge Wells and there is ample unrestricted parking within a short walk. The station, Assembly Hall theatre, The Forum and The Pantiles are all accessible within walking distance as are all the bars and restaurants T Wells has to offer.

    Rob2020-02-09T00:00:00Z

Fern Hollow is at the bottom of my small garden, behind my 1960's semi. It is a unique little hideaway in Rusthall, on the outskirts of Tunbridge Wells. A little larger than a Shepherds Hut, sensitively and skillfully built out of an collection of architecturally salvaged materials, including doors rescued from from a church undergoing renovation. Warmed by a woodburning stove the living area is a comfortable and bright place to work or relax.
Fern Hollow is a folly which would be more at home in a rural setting, but part of its charm is that within 50 paces you can buy a paper and a good coffee. Entry is through double doors into a warm living space with a lot of natural light. A stove in the corner has a masonry heat soak behind that screens the double bed and en suite toilet and shower room. The space is heated by the stove which will be lit prior to your arrival and wood is provided in a stack outside. There is a dedicated router for broadband. There is a fridge, hob, kettle and small oven with grill.
Rusthall is a kind of suburb of Tunbridge Wells. It has a self contained, high street, on which you can find most practical things that you need, and a dose of luxury too. There is a barber, hairdresser, beauty parlour, laundrette, dry cleaner, ironmonger, and a bakery. One of the newest and most welcome additions to the street is Botanica, a Boutique Health Shop and Clinic. A refreshing shop where you can chat to a herbalist, buy some raw chocolate, dried seaweed, thyme syrup or fresh pickled slaw. Within 100 paces you can eat delicious nutritious home cooked breakfast, lunch and afternoon tea at Daily Bread. A short walk across the common, maybe 10 minutes will get you to one of the best pubs, The Beacon. Also a wedding venue, it stands elegantly on top of a hill with far reaching south facing views and an extensive outdoor dining area. Inside it is stunningly decorated, and everything on the menu is worth trying! Wont be disappointed if you are a foodie. Closer to home is a pub which serves real Thai food cooked there and then, a fish and chip shop and a Chinese take away, and a pizza take away. From Fern Hollow it takes 30 minutes to walk through the beautiful wooded common into Tunbridge Wells, through Happy Valley, where the Victorian 'Cold Bath' Is situated at the bottom of the 101 steps, in amongst a sandstone outcrop. Arrive at The Pantiles, where there is free Jazz on a Thursday night at the bandstand in the summer, book a table at one of the restaurants and enjoy the atmosphere. Pass the Forum, acclaimed music venue, to the high street where there are many boutique shops, and work you way up through the town. Get the 281 bus back to just across the road from home.
  • This listing is an absolute diamond. Mark and Felicity are lovely and the surrounding area is amazing for scenic walks and runs. You can cook in the hut or the local pub is also incredible.

    Rob2020-03-08T00:00:00Z
  • Had a great few nights at Felicity’s place and is very cool, having the fire lit when I arrived was a lovely touch and would definitely stay there again I highly recommend this property

    Terry2020-02-28T00:00:00Z
  • Lovely little cottage. My highlights were definitely the wood burning fireplace and the lovely bedroom “nook”. Felicity was fantastic with great recommendations (highly recommend the Beacon for a meal but book in advance!) on things to do and also bring very contactable and responsive to questions.

  • We had the cosiest stay at the hut, with a gorgeous warm stove heated for our arrival and a friendly welcome with recommendations and great knowledge of the surrounding area. Little kitchenette has lovely tea and coffee to accompany our morning news and even a stove where we heated some mince pies for a festive afternoon tea. Bathroom had a lovely hot shower. It was a fab stay and we will be going back!

    Lindsay2019-12-08T00:00:00Z
  • I absolutely love this place. A beautiful, calm, secluded spot with everything you need on the doorstep. The perfect venue for some much needed headspace, and much bigger and better equipped than anticipated. I highly recommend this cozy little haven.

Brackenhurst is a newly refurbished 1930s house within easy walking distance of Sevenoaks town. Situated in a sought after private road, it is 1 mile from the mainline station and across the road from Sevenoaks School House. This accommodation consists of a large bedroom with king size bed, a dressing room and en-suite shower room with walk in rain-forest shower. Note: Due to allergies our bedding is all non feather. Ideal for professional working locally, weddings and school visits.
The room is large enough to accommodate a “put you up bed” should the need arise at an additional £30/night. Ideally this room suits two guests
We are very close to Sevenoaks School, St Mary Church Kippington, St Nicholas Church and St Thomas's Church, and less than 10 min walk to the High Street. Sevenoaks station is one mile away
  • Joan has a lovely, extremely clean home. She is a great host and an excellent cook. I wouldn't hesitate to recommend this B n B. The added bonus is free parking within walking distance of Sevenoaks high street.

    Beverley2020-02-29T00:00:00Z
  • 1. 8 minutes walk from Sevenoaks School 2, the room is spotless, you can see the squirrel jumping on the branches outside the window 3, the perfect kitchen, you can do the favorite dishes, the breakfast prepared by Joan is very pleasant 4, Joan is a careful hostess, taking care of the guests very well

    Isabella2019-10-29T00:00:00Z
  • We had a lovely stay, Joan and Andrew were fantastic hosts, very friendly and kind. The breakfast was up there with the best I've had, excellent food and beautifully presented with lots of choice. The house is stunning and was spotlessly clean and is in a leafy, quiet location. Would recommend.
