Wainford Mill House is a stunning, spacious riverside house, which is part of a large former maltings/watermill building just outside Bungay. You'll have access to riverside gardens, a boat, wood-fired pizza oven and, for small extra charge, a wood-fired sauna by the river! Sleeps 12+2 people.
The house comprises six large bedrooms, arranged across two floors. Five are doubles or king size, and one room is a bunk room set out with 2 + 2 single beds. Three bedrooms have en suites, and a separate shower room and WC is available on the first floor for the other rooms. Roll-top baths and high pressure showers are supplied with plenty of hot water by our our wood pellet boiler, which also powers central heating throughout. At the back of the house and overlooking the river you will find a large well-equipped kitchen including range Smeg cooker, fridge, toaster, kettle and washing machine. The large river-fronted garden at the back of the house is accessed over a small footbridge and is private and south-facing. For an extra charge of £50 per session, you will have private use of the Secret Sauna - a secluded wood-fired sauna, perched just over the water’s edge overlooking the River Waveney. The sauna can accommodate five people at a time, and is on an adjacent plot of land, a moment’s walk from the house. You will be provided with towels, robes and flip flops. A bit of history...the first record of a flour mill at Wainford was in 1444, but by the 1800s the site was being used for malting of barley (for beer). Part of the working buildings were converted into a large house around 1850. Today the malting business continues at Wainford, with a modern facility 200m along the lane and a large white grain storage silo directly opposite Wainford Mill House to the north (you can see this in some of the pictures, it is now disused).
The Waveney valley is a gentle, rural kind of place, where you can amble through pretty market towns, or walk along country lanes and across marshes. The high street of Bungay and its ruined castle amongst other attractions is around 15 minutes walk. Going a bit further afield, the pretty towns of Beccles and Halesworth are around 10-15 minutes drive. It's about half an hour's drive to the seaside (Southwold, Dunwich and Walberswick), and about 25 minutes to the lovely city of Norwich.
  • The house is vast - we all got lost in its many rooms and bathrooms! Everything very clean and comfortable. It was great for our big family get together. The sauna over the road is amazing and was the perfect way to spend a cold, rainy afternoon!

  • The house is beautiful, with large rooms and a very well stocked kitchen (one of the best we've stayed in, great if you want to cook!) We loved trying out the pizza oven too. It was cold outside but the fireplace and heating made sure it was warm inside, so it worked well for our winter break. Really good spot for a group of friends.

The house is huge, plenty big enough for a few families and Bungay is well located for exploring Norfolk or Suffolk. We loved using the pizza oven as well - great tasting pizzas.   • Fantastic property with beautiful surroundings that are perfect for any time of the year. Clean throughout and with all the kitchen amenities you could need. Enjoyed using the pizza oven and collecting eggs from the very friendly chickens for breakfast. We used this to celebrate Christmas but all said how amazing it would be in the summer as well. Toby the Host was very good making sure we had settled in ok and also prior to our stay.

  • My friends and I had the most wonderful stay here. The house was cosy and spacious, With comfortable beds and a fantastic long dining table that accommodated our group of 14 with ease. Being right on the river was a treat and we made good use of the pizza oven! I can highly recommend booking the outdoor sauna too, a perfect way to spend a Sunday morning. Can’t recommend enough!

Probably one of the county’s best kept secrets - until now that is!" - Mike (Owner) Just a few minutes walk from Beccles, but standing in secluded isolation, in acres of wooded parkland is an outstanding Georgian Palladian Manor House. This is Ashman’s Hall a residence of local and national significance having a Grade II listing. It is a mansion of sheer elegance built to entertain high society, in it’s day, with it’s large well proportioned rooms and high ceilings. Built in 1820 for Robert Reid its grand entrance hall - with art deco statuettes and marble busts, unique domed ceiling and sinuous imperial staircases - is simply outstanding. During their stay guests have access to the whole mansion which includes; Library/ Morning Room, Oak Panelled Snug, Sitting Room, Dining Room, Music Room. Ashman’s sleeps up to 12 in 6 bedrooms. One with en suite bath and two with en suite showers plus three bedrooms serviced by a family shower room. For a special gathering of family or friends the hall is perfect and is an ideal retreat for the first night of a couple’s marriage. For corporate use the estate’s isolation and security measures ensure privacy during sensitive negotiations or high level meetings, and offers a landing area for helicopters. Nearby Beccles Aerodrome has a CAA Ordinary Licence (Number P837) that allows flights for the public transport of passengers. The hall is available as a self catering venue. We have a list of recommended caterers and suppliers should you require them.
    Ashman's Hall is located at the top of Gerald's Hill and is surrounded by the beautiful Suffolk countryside, working farms and protected nature reserves.

  • This space is amazing. Built around a central double-staircase, the hall offers great bedroom spaces with plenty of beds for a large group like ours. The downstairs is huge with loads of room in the kitchen. The hot tub was a lovely extra for watching the sun go down. The grounds are great and the site was dog-friendly. The village is not far to walk and had plenty of things to do and places to eat; there is a Tesco and Morrison in the town as well as a smaller Co-op and a butcher. The common is a lovely spot for walking the dog.

Michael was extremely helpful. Check in was very easy, and he was really flexible with timings. He also kindly returned property which was accidentally left at the house. I would highly recommend this place.

Lettings are for two nights min and three nights over special holidays such as Xmas, New Year and Easter but you can rent it for week or a month with great discounts. The space is totally unique and beautiful, suitable for the larger family or several families . Close to our pretty town of Bungay and 1.40 hours by train from London to Diss, trains also run to Halesworth & Beccles that are only 10 mins away from the Lodge. Norwich 30 mins and Southwold 30 mins. Walberswick has dog friendly beaches and takes 30 mins with great pubs for the best ever fish and chips. We recommend The Bell Always beautiful nearby for walks, winter or summer, and with good heating it is warm and toasty inside the Lodge. Dogs are welcome but only downstairs. NO DOGS ALLOWED UPSTAIRS AT ANY TIME Further information Tea, instant coffee and sugar are provided. We have a filter coffee maker but please provide your own coffee WE PROVIDE TOWELS AND BEDDING (but please bring your own linen for the camp beds) No duvets or pillows are provided for the cots. the house has : Bed 1 is a large twin bed plus cot with bathroom shared with bedroom 2 bed 2 is a small double bed 3 is a double jack ‘n Jill en suite bed 4 is a double jack ‘n Jill en suite bed 5 is a double with near by loo and basin can use the wet room downstairs bed 6 is a large double jack ‘n Jill en suite and cot bed 7 is a large twin with an extra single bed plus jack ‘n jill en suite Plus access by own stairs to outside areas bed 8 is a small cosy double next to a loo and basin downstairs with level entry bed 9 is a large double downstairs next to a wet room suitable for disabled or elderly both with level entry. ALL BEDROOMS ARE SEPARATELY ACCESSIBLE There is easy access to all of the house from the cottage end. The cottage can be let separately or the house but they join up with interconnecting doors inside. The downstairs bedrooms have level access both with access to a wet room suitable for disabled guests or the more elderly. There are two large kitchens with electric cookers, plus a Rayburn cooker, with ample seating and a piano for a little musical singalong! There is an American fridge freezer in the large kitchen and a small fridge freezer in the small kitchen. We have an outside games room with a pool table, darts board and table football. This is in the barn and is not heated. The house has two entirely separate kitchen areas, dining rooms and sitting areas. There is one terrace looking at the enclosed lawn and Castle ruins, a large garden table and chairs with level access into the drawing room. There is another terrace looking out over the park this leads out from the large conservatory where you can sit up to twenty for long lunches enjoying the view of the park. Both peaceful and totally private. Parkland is owned by us but there is a livery stable and electric fencing for the horses that are turned out there. This is private and absolutely no access to our guests please unless you ask the horse owner first. The garden is securely fenced to help with keeping young children and dogs in. There are two neighbouring barn conversions one about 50 yds away and the other 75yds and the main Castle house is about 100yds all behind the huge castle walls so out of sight but not out of hearing. Do feel free to ask about hiring my place independently. I’m always happy to email or message, stay an extra night if you haven’t managed to see everything in the area that you wanted to. We can let the cottage end, or the house end, on their own especially during the week, weekends are already mostly booked. ***** All the big supermarkets deliver but please give them a realistic time slot and the correct post code as I am not happy meeting them or unloading your shopping ******** We have an American fridge freezer in the large kitchen and a small one in the cottage kitchen There is a Rayburn in the large kitchen Please do not touch any of the controls. This is a range cooker that does the heating as well as the hot water. You can cook on this and in the oven. You do not have to turn it off after use. It is warm and always on in the cold weather.     Quiet and near the sea with crabbing and dog friendly beaches at Southwold and Walberswick plus wonderful fish and chips, and 30 mins to Norwich and only 2.5 hours from London by car. Walks from the door, no need to use your car for anything. Bungay is 25 mins walk for supper in one of the wonderful pubs that do excellent food and local Adnams beer.

  • The house and gardens are an ideal space for a special occasion . We had a golden wedding anniversary celebration and did cooked breakfast and had a bbq. Plenty of crockery, cutlery, pans and serving dishes etc. Harriet responded very quickly to all my questions. The games room was dingy and cold and needs a lick of paint. Although we had every intention of spending time in there, as a group of adults this space was of no good to us but would still be ok for children . Would recommend and revisit.

  • This is a brilliant venue for a large family gathering, with masses of indoor and outdoor space. The standard of furnishing and cleanliness is very good and the bedrooms in particular are delightful; downstairs rooms are comfortable and relaxed, and the kitchens are very well equipped. Children can play safely in both of the large gardens, though you will need to bring your own games etc. The setting is absolutely beautiful (a castle in the grounds and horses over the fence!) and lovely beaches (and crabbing!) are within half an hour or so. The host, Harriet, is on hand and quickly responsive should you need her, but otherwise you are left to enjoy this rather special venue.

  • My boyfriend and I stayed for 2 nights midweek. It was truly lovely :) Celeste has created a very special place here. We did a bbq on our first night, which was interesting and entertaining with the goats! And then sat around the fire pit for the rest of the night. The next day we did the alpaca walk (highly recommend) and made our way to the nearby Geldeston Locks (20 minute or so walk) for dinner. It was a very unique air bnb experience, a holiday in itself and it's refreshing to get back to nature and experience all of the animals on the farm. The cabin itself is very cosy and homely - we set up the log burner each night and it was very warm. There are also shops nearby (5 minute drive to Bungay). Looking forward to returning next year to see the alpaca babies and experience it all again :)

  • This was a nature lover’s paradise. We couldn’t believe how delightful the farm was with fresh eggs, a beautiful pig, loads of land. We walked across the meadow to a pub we’d been recommended lit only by candlelight, walked into Beccles and back along the river. The hut is wonderful and overall we had the best time with the friendliest hosts.

  • This was our second stay and it most definitely won’t be the last. There’s nothing we don’t like about this place. The goats are wonderful and love a good stroke. Rosie the little chick was delightful. The kids enjoyed helping put all the animals to bed and just roaming free. The accommodation is everything you need, the shower is good and we all got on just fine with the loo! Cannot wait to come back again.

Located five minutes walk from the centre of Bungay, a beautiful town with a great selection of eateries, pubs and shops.
    A light breakfast is included, including muesli and homemade bread. Vegan bread is available, just let me know in advance. The room has a double bed, is well lit by by two windows and is warm in the winter. The shared bathroom is next door to your room. The kitchen is available for use by guests. The large garden includes a heated one person reading hut, a swing seat and pond with frogs.
    Bungay has lots to offer. There is the ruins of a 900 year old castle, the Green Dragon Pub with its own microbrewery and a selection of places to eat and shop.

    Beautiful, secluded 19th-century barn, with wood-burning stove, mid-century furniture & stunning views of lovely surrounding countryside. Near pretty market town of Bungay on Suffolk/Norfolk border. Sleeps 4 in 2 bedrooms. Good for couples, business travellers & families. Well-behaved dogs welcome.     Hollow Hill Barn stands alone, entirely surrounded by fields, at the end of a line of seven majestic oak trees, and with uninterrupted views of the lovely Waveney Valley. The barn is a peaceful haven, with no noisy roads within earshot, and yet is only two miles away from the pretty market town of Bungay on the Norfolk/Suffolk border and 14 miles from the historic city of Norwich. The guest annex is a whole, self-contained wing of our beautifully converted 19th-century barn, with its own front door, patio and lawn. The garden is securely fenced off from the road for dogs. Marsh harriers, barn owls, tawny owls, hares, muntjacs and even Chinese water deer are all visitors to the fields around us. There are vaulted ceilings and beams throughout this 1,000 square foot building, as well as wooden floors and exposed brickwork walls. With its wood-burning stove (logs provided free of charge) and beautiful mid-20th-century furnishings, the guest annex is at once spacious, stylish and cosy. All rooms are on one ground floor, and there is under-floor central heating when needed. The large kitchen, with its Suffolk-white brick floor, has French doors opening onto the sunny patio with table and chairs, and a small lawn, where you can relax on nice days (deckchairs and bbq are in the games room). The kitchen is fully equipped with a large Rangefinder cooker, fridge, microwave, kettle, toaster, panini toaster, cafetiere, washing machine and dishwasher. The sitting room has a wood-burning stove, two comfortable sofas and French windows that look onto our garden. Further windows look out onto the fields behind the barn. There is a 32" smart TV with Netflix, Freeview and Freeview Play, a DVD player and library, games and books for you to enjoy during your stay. There are two double bedrooms, both with luxurious beds ( in the larger room is a super-king-size bed with a memory-foam mattress). Linen is line-dryed (weather permitting) Egyptian cotton. A bath and shower room with a heated towel rail is situated between the bedrooms. There is also access (between 10 am and 11.30 pm) to a games room with table-tennis and darts. As a welcome, breakfast will be provided for the first morning. This is on a DIY basis and is typically tea, coffee, milk, bread, butter, free-range eggs, cereal and homemade preserves. The annex is best suited to couples, families and business travellers, who can use the good-sized kitchen table for working. There is wi-fi throughout the building. Well-behaved dogs and younger children are welcome, but both kids and dogs must be well-supervised so as to protect the vintage furniture. Please also note that the garden pond has no barriers. ACCESSIBILITY The gravel path to the property is flat and well-lit. There is one small step up to the front door, and the entrance is 32 inches wide. There are no steps or stairs inside the property. The doorway fom the kitchen to the sitting room is 34 inches wide. The corridor is 38 inches wide. Doorways to the bedrooms and bathroom are 29 inches wide.
    Bungay is a lively and attractive Georgian town (market day Thursday morning), in the beautiful Waveney Valley. Situated in the middle of East Anglia, Bungay makes the perfect base for exploring both counties, which have vast, often deserted beaches (30-40 minutes away by car) with few restrictions for dog walking, even in the summer. For anyone interested in fishing, Broome Heath – boasting 4 lakes covering 25 acres of water and stuffed with fish – is a short walk away. There are many award-winning pubs, restaurants and cafes within easy reach, including Bungay’s own Castle Inn (Michelin Guide recommended), The Suffolk Stonehouse (recently voted the nation’s Best Independent Pizza Restaurant) and The Green Dragon (which brews its own excellent ales exclusively for the pub). RSPB Minsmere and Pensthorpe, frequent hosts to the BBC’s Spring and Autumn Watch, are easily reached, as are many other nature reserves, and the Norfolk Broads begin at Beccles – only a 10 minute car ride away. Historic buildings such as Norwich Cathedral, Hoveton Hall, Framlingham Castle and Leiston Abbey are also all within a 30 to 45-minute drive.

    Goose’s Place is a converted garage apartment, situated just outside the town of Bungay. It’s decorated to a very high standard with a contemporary feel and is ideal for anyone wanting a few nights away to relax in the countryside. You’ll have access to the summerhouse down by our large pond where you are welcome to fish, read a book or have a picnic and enjoy the surroundings. Along with eggs, bread and cereals for breakfast, there'll be homemade scones and cheese straws awaiting your arrival!
    The living space, which has its own private entrance and parking spot right outside the front door, has a flat screen TV, access to Netflix and Amazon Prime, Google Home Mini and free Wifi. There is a modern, fully equipped kitchenette, with tea-making facilities, coffee machine and large oven and hob. You can then just relax with a large glass of wine or beer on the sofa in the lounge area or read one of the many books and magazines provided. The bedroom area has a king-size bed with luxurious bedding, and the spacious bathroom has a large walk-in shower, heated towel rail and large mirror. It’s a delightful living space for a couple or solo traveller.
    The historical towns of Bungay and Beccles are just 2.4 and 5.8 miles from the apartment, and for those who want to spend the day by the coast, the beautiful seaside town of Southwold is just a 30 minute drive away. There’s a real ale pub, which serves nice pub food, a mere 500-yards down the road and less than half-a-mile away is one of the best Italian restaurants you’ll ever eat at!

    The accommodation is a detached self contained bungalow next door to the Hosts house. It is fenced off and totally private. It is modern and well equipped and provides spacious accommodation for two offering a separate bedroom, bathroom, utility and kitchen/living room for "home from home" comfortable living. It has its own driveway and parking spaces and has a large shingle outdoor seating area and bbq. The outdoor space is fully enclosed and therefore dog friendly. The inside is modern, stylish and well equipped. It is light and airy with open roof spaces and velux windows letting in lots of natural light. The accommodation is ideal for couples however we welcome additional infants under 2 years old if you can supply your own cot and linen. This was formally a garage and farmhouse outbuilding converted 10 years ago to an annexe to all modern insulation building regulations keeping it warm and cosy in winter.
    Within the village, Broome Heath is visited by people from miles around as it is well known for it fantastic lakes and country walks. The Artichoke pub in Broome is friendly and serves great food and real ales. They are a dog friendly pub. Local towns and villages also have a wealth of country pubs and good food.

We hugely appreciated the drinks and food that David left for us as we had had 6 hour car journey with a 5 months old baby and didn't fancy a trip to the shops for getting dinner. We offer a peaceful, self contained, ground floor flatlet in a 17th cent, grade 2 listed building, situated in Temple Bar - a hamlet at the east end of Earsham village, on the Norfolk/Suffolk boarder. It is only a ten minute stroll beside the river meadows into the historic market town of Bungay (recently mentioned in the Sunday Times as one of the best places to live in the country).
    Bungay has interesting shops, pubs, restaurants, churches, a castle and the Fisher Theatre. Earsham village has the Queens Head pub & micro brewery, the Wetland Centre, Earsham Hall tearooms and the Flint Vineyard Temple Bar is a thirty minute drive from the beautiful Suffolk coastal town of Southwold, the fine city of Norwich and forty minutes from the Norfolk broads. Locally, there are excellent walks on our doorstep, including the Angles Way and Bungay Common which also has an eighteen hole golf course and canoe hire facilities. Temple Bar house dates from the 16th century, the flatlet, which is redolent with historic architectural detail, comprises a large, self contained bed sitting room, a well equipped galley kitchen and a shower room. There is off road parking, a private entrance and a small enclosed garden.

    Come and stay with us in our rustic rural quirky converted pub in the beautiful Waveney Valley. Our home was "The Old Sun Inn" & the annex was originally the cart lodge, which still retains some of the old features including beamed ceilings. Ideal for couples or solo travellers. The cart lodge has its own private entrance, a fully equipped kitchen/Dining area, Lounge area with double bed & sofa bed (small double), smart TV, with radio, easy chairs & a Shower room. Though attached to our house the cart lodge is fully self contained giving you privacy in which to relax. Guests are invited to use our campsite area to sit by the gently flowing beck, have a picnic or sit watching the sun go down by the campfire.
    We are situated on the outskirts of a small Norfolk village. On our doorstep you will find beautiful country walks and fishing lakes. Within walking distance you will find a Real Ale pub serving food, an American Style Diner, Village stores with Post office. With 2 miles there is a golf club, bike & canoe hire, indoor swimming pool. The historic town of Bungay is 2 miles away and only 12 miles from the fantastic city of Norwich or the Coast.

    Sitting in an idyllic rural spot in the Waveney Valley, this stylish single-storey holiday home was designed and built in 2016 so guests can relax and enjoy the surroundings from every room, with the three south facing bedrooms and the light and airy living space all overlooking the countryside. This particular area of Suffolk is an unspoilt haven of wildlife, idyllic villages and unique market towns – a great place to escape and enjoy exploring, cycling and walking, with the comfort of your self-catering accommodation and sunny patio to come home to!
    All rooms open off a long hallway with three equally charming bedrooms, one with a modern shower room plus a famiy bathroom. The open plan living space is a great place to socialise with living space overlooking the patio, dining area and well equipped kitchen. In good weather the sunny patio, furnished with table and chairs, is the perfect place for long lazy lunches or a BBQ after a day in one of the nearby market towns or on the beach at nearby Southwold. There’s plenty of parking in the huge gravel driveway and ample space for kids and dogs to run around.
    The Mulberry sits in a rural spot close to the village of Ilketshall St Margaret in the Waveney district of East Suffolk where guests of all ages will find plenty to keep them amused, including the Bressingham Steam and Gardens, the Norfolk Broads, an award winning Cottage Nursery, majestic Somerleyton Hall and Gardens and Beccles Lido and Big Dog Ferry. A footpath runs through the land so it's a great place for guests (including four legged ones) to walk. The closest town, Bungay, is just three miles away, a bustling market town with variety of shops and eateries plus a town trail where visitors can learn the history of the town and see how modern life has interacted with days gone by and canoe hire available for the more adventurous! St Peters Brewery, just five minutes away in South Elmham is an interesting place to visit between Easter and Christmas; built in 1996 in an attractive range of traditional former agricultural buildings it is now produces a selection of 'traditional' beers as well as some unusual beers such as fruit beer and has a Restaurant with picturesque moat, outside terrace and lawned garden open at specific times of the year. For the beach lovers, the picturesque and popular town of Southwold is half an hour away with it’s sandy beach, iconic pier, lighthouse and great range of eateries and independent shops.

    Colman's cottage is a period property dating from the 17th century and has has been extensively renovated over the last year. There is 1 bedrooms upstairs with a King size bed, and a shower room. Downstairs has an entrance hall with doors leading off to lounge-diner and kitchen. The property benefits from a fully enclosed, private courtyard garden with patio seating. Guests also have access to the walled garden of the main house. If you plan on fishing or cycling we have a large workshop available to store your belongings. Please note that the woodburner in the lounge is not functional.
    Directly opposite the cottages is Broome Heath, a 32 hectare Nature Reserve which is an ideal spot for walking and fishing. Situated around the heath are a village shop, pub and restaurant. Crowfoot's Cottage is just a 15 minute walk from the historic market town of Bungay. The property benefits from a fully enclosed, private garden with patio seating, BBQ and lawn. Guests also have access to the walled garden of the main house.
    Directly opposite the cottages is Broome Heath, a 32 hectare Nature Reserve which is an ideal spot for walking and fishing. Situated around the heath are a village shop, pub and restaurant. Crowfoot's Cottage is just a 15 minute walk from the historic market town of Bungay. Filled with independent local shops, cafes and restaurants as well as attractions such as the Fisher Theatre, Castle and museum there is plenty to tempt you out and about. A little further afield, 15 miles to the north, is the cathedral city of Norwich, with its magnificent Norman castle and medieval streets. To the East are the glorious beaches of the Norfolk and Suffolk coast.

    The cottage is self contained in our peaceful garden, with delightful views over the Suffolk landscape and is the perfect place for 2 people to relax and enjoy the tranquility. The location is ideally suited for those who enjoy the great outdoors; lovely country walks, local cycle routes and good locally brewed craft beers.
    The cottage is comfortably furnished and open plan with plenty of light from the large windows and the French doors . These open onto the paved seating area, where in the summer our guests can relax, use the barbecue and have a drink watching wonderful sun sets. There is also a small, more private sitting area behind the property. It has a fully equipped kitchen with a gas hob and electric oven and fridge to prepare your meals and ensuite there is a shower room. The rest comprises the sleeping and living/dining quarters. There is a King Size bed with dual control electric blanket and 2 armchairs to relax in!
    The cottage is just over 2 miles from the the pretty market town of Bungay and within walking distance of St Peter's Brewery. There are many delightful walks and cycle routes around the villages in The Saints and on the award winning Angles Way. It is also close to the beautiful Norfolk Broads and the Suffolk Heritage coast- line, along which are the beaches of Dunwich, Southwold and Aldeburgh - all about 30 minutes away. The RSPB Reserve at Minsmere, and Snape Maltings Concert Hall are also popular and under 30 miles away.

    Number Six is a charming Suffolk cottage converted from the old village shop in the village of Earsham It has a double bedroom with an en suite shower room, a comfortable living/dining room and a fully equipped galley kitchen. Free wi-fi is available. The cottage is just one mile from the Georgian market town of Bungay - rated by the Sunday Times as one of the best ten towns to live in East Anglia. Our local pub opposite has its own micro brewery and guest beers . Pets by arrangement.
    Number Six is on Marsh Lane, at the centre of the village with views across the village green. Through its own entrance is a well equipped galley kitchen area with custom made hand painted units, two ring electric hob, oven, fridge freezer, microwave, dishwasher, and washing machine. The living room has a sofa and armchair, a flat screen television, and a dining table. The double bedroom with an en suite shower room and please note that it is accessed by an old narrow staircase with handrail. Outside the front door is a bijou area with a bistro table and two chairs to sit and relax.
    Earsham itself is a quiet village bypassed some years ago and has a really active community spirit. The village shop was closed some years ago and converted to Number Six, and The Hollies next door, where the owners live.

Beccles & Bungay are a 6 min drive. Southwold is 25 minutes. Light, spacious 'studio' with an extremely comfortable bed, linen & towels. Airfield 4 pilots!
    'Owl Annexe' is attached to the rear of the main farmhouse and is a unique private space. A super modern bathroom with towels and the choice of bath or separate shower and lovely toiletries. A private garden and views of fields and woodland. There is a spacious, very light sitting room which doubles as a bedroom with a really comfy TV area (new large flatscreen) and brand-new mega-comfy mattress. There is a separate and very chic little kitchen with all the mod cons. You have your own private door and key box. Enjoy a boiled egg or two provided by our lovely hens while enjoying the views across the garden where you can often spot red kites, little owls, buzzards, and skylarks and a caravan of alpacas and llamas travelling past your garden. For guests staying more than 3 days, we can offer free use of our shared laundry facilities (New Bosch washing machine, washing powders etc) a washing line in your courtyard area should you require). Please note, if you are not a cat, horse or chicken-liker then please think twice before booking. We make every effort to keep the animals out of the annexe garden but they are free-range and curious. Please also note, this is a rural farm and although peaceful, you may be woken up by the sounds of a visiting deer in the woodland or the crow of a rather noisy cockerel or two! When in the kitchen, you may hear occasional muffled conversation from the main house as we are divided by a thick fire door but your living area is completely sound-proofed and lockable your side! Should you require extra space, why not book our yurt with the annexe which you will find on my additional listings. SORRY, I am afraid I can not 'check in' Dogs on the premises (however well-behaved) due to our other animals. You are welcome to bring horses, if you have them. There are stables and a small arena. Possible turnout in the Summer or if you are a pilot, then please fly in.
    Nearby Beccles is packed with amazing restaurants, unique shops, a regular farmer's market and the Lido – a unique outdoor heated swimming pool. The Broads runs through the town making it a mecca for boating activities (try the Waveney River Centre for canoe hire; a beautiful area for exploring the Broads on foot or by boat) and have lunch afterwards at their lovely pub). The famous Geldeston Locks pub is within walking distance - a stunning walk over the meadows. There you will find a pub run only by a generator - serving local craft beers and lit by candles - it often holds many stunning musical events. There are wild swimming spots available downstream from The Locks Inn. You can join the locals in jumping from the bridge (if you dare) or swim amongst the reeds and wildlife. Have lunch or a drink at the pub afterwards. The Big Dog Ferry will take you to Geldeston from Beccles (with a bike if there's space). The ferry is popular and so it's worth booking ahead, especially in the holiday periods. Beccles is great for a wander, with its winding old streets and lovely buildings, including the church with separate tower and the local history museum housed in historic Sir John Leman House; both looking out over marshes. Beccles Marshes offer lots of walks and are the site of archaeological explorations which uncovered remains dating from 75 BC. The town has day boats for hire, or try a boat trip along a very tranquil stretch of the Waveney to Geldeston Lock. Bungay has its own medieval castle ruins and a distinctive 17th-cenutury buttercross, the site of the weekly market since 1382. Bungay also hosts many events which form part of the annual Waveney Valley Food and Drink Festival. You can hire bikes and canoes here too, and you can explore more of the Waveney valley on the Bigod Way, which takes in Bath Hills, one of the high points in the Broads at a dizzy height of about 30m above sea level! Some really super restaurants including the Castle inn, the award winning pizza restaurant, the Suffolk Stonehouse and Earsham Street Deli.

I mentioned to Celeste that her thoughtfulness is not something we have found at other Airbnb locations in England, and we have used a lot! It seemed like she had done her best to think about the things people normally forget and had made them available to guests. Previously, we have only seen that level of attention in other countries! Instead of staying in a barren space, it felt like we were staying in a fully kitted out house with everything needed to live happily without inconvenience! Being surrounded by trees and animals was also very nice and we had an excellent nights sleep! We will return :)

    Enjoy a break in this little unique retreat. The Carriage is bursting with character and interesting details having been a stock car in the 1st & 2nd world war. Lovingly renovated to a high standard, the Carriage includes a partially exposed floor of glass which adds a cool feel & a great talking point. There's a steam punk-style reclaimed shower & your own private space near a yoga centre with 'big sky' views on a 40-acre hobby farm. Free-range animals, private airstrip & walks galore.
    The Carriage boasts beautiful views across the Waveney valley - which is fast becoming one of Suffolk's new 'must go' destinations. Set on a hobby farm offering alpaca ambles around the farm (special price for Airbnb guests at £20 per person) and flights along the coast (when weather good and pilot available - we only ask for cost-sharing contribution to fuel at £50 per person - note the aircraft is a two seater so it's only one guest at a time!) Yoga (book in advance) bikes @ £5 per day per couple, award winning walks with a nice one to the Geldeston Locks pub. Please note, in the Winter months, we have no heating in the toilet and shower area so can be chilly. We have two heaters in the carriage, one is a wall heater and a powerful fan heater. We also provide and electric blanket and extra covers for the really chilly nights. Please bring your own breakfast as this is not provided but we do leave eggs from our chickens when they’re laying, cereal and if you forget milk, let us know at check-in and we are happy to supply a jug! Please note, although cleaned to a high standard; because the carriage isn’t a ‘new build’ and situated next to a field and set against trees you may find the occasional bug finding it’s way in.

  • I booked a night at the carriage as part of a birthday surprise for my husband. He was blown away by the character and homely touches to the property (I hadn't told him where we were going to be staying). We also took the alpacas for a walk around the site, under the careful gaze of Chloe who is ultra-knowledgeable about all of the animals at Church Farm (the pig, horses, goats, chickens, peacocks as well as the alpacas). The view from the carriage spans the neighbouring farmland too - the sun rising over the fields is quite magical. It was a very gusty day of arrival, which was made cosy with the 2 heaters in the carriage, spare blanket and shawl, the choice of books and game and the lighting. We love spaces that are quirky and unusual - the carriage fits both of those criteria in the loveliest of ways. Celeste is great at getting in contact after booking and replying to messages as well, ensuring that my mind was at rest about all aspects of our stay. Would love to stay there again.

  • We stayed here for a late Valentine's get away ...which coincided with Storm Dennis! Due to the weather we didn't really leave the carriage, bar a quick trip to Bungay, as it was so windy & wild. Instead we holed up inside, making food, reading, snuggling, enjoying the chance to spend time together, chill and relax. What more could you want from a romantic getaway?! ♥️😊 There are some great touches in the wagon; a lamp from the Orient Express, some vintage Hornby trains, a 'simple pleasures' kind of book, vintage train themed matchboxes etc. All really interesting to look at. The carriage has a 2 ringed stove, sink, fridge, running water, an electric faux wood burner, a radiator, electric blanket, pots, pans, mugs, etc, everything you'll need basically. The separate bathroom has a copper pipe 'steam-punk' shower, a loo, and a rustic, metal sink. If like us, you're into a different kind of stay, attention to detail, nature, and animals, you're sure to love it. We had the pleasure of meeting the free roaming goats this morning, which were super cute & friendly, and the icing on the cake! 🙂

Thoughtfully furnished with an eclectic collection of furnishings that compliment the history of the railway carriage. Lovely views and walks on your doorstep and so lovely to have the goats, chickens and peacocks roaming freely and of course to be able to observe the alpacas. Communication Celeste from start to finish was first class and very informative. We stayed when temperatures dropped to 2 degrees over night and the carriage was super snuggly, warm and cosy. The steampunk shower was brillant with non stop hot powerful water so must be tried. No hesitation in recommending for a fun and relaxing glamping experience.

    Situated in the picturesque village of Ringsfield, Church Farm Barn is a self-appointed annex full of rustic charm. A beautiful barn conversion dating back to 1750, it has a plethora of beams and a wood burning stove (first basket of logs included). The perfect spot from which to explore both the Suffolk and Norfolk countryside and coastline. There is a wonderful farm shop and a number of lovely pubs and restaurants in easy reach. And numerous countryside walks from the doorstep.
    Church Farm Barn sleeps four. On the first floor are the two bedrooms. One double, and one twin bedroom with en suite (toilet and hand basin). The main bathroom is on the ground floor with a walk in shower, toilet and hand basin. The kitchenette has a gas cooker, dishwasher and washing machine. A sitting room with television, DVD player, Xbox and free Wifi. A sun room with seating and dining space. There is plenty of private parking space on a shared private driveway. Bedding and towels are provided, as is all heating, electricity, and unlimited wifi. There is a private rear enclosed garden with a table and chairs. A highchair, cot and children's toys are available upon request. The owner is very happy to help with any requests you may have or help with where to go and what to do. Please note that this is a self contained annex attached to the owner's dwellings. It benefits from it's own private access and no amenities are shared other than parking.

  • We first stayed here in September 2018 and had the most wonderful week. We fancied a few days away in Suffolk this year and this was the obvious choice. The house is so well set out and clean. It’s incredibly peaceful too. Everything you need is in the house, especially if you fancy a bit of competitive chess. Claire and Joe are lovely hosts. This is an absolute must if you want a stay in Suffolk. As it’s nearly on the border, Norfolk is easy to access too. Local supermarkets in Beccles are a short drive away, and the town is really pleasant to wander around. A visit to Southwold is a must too. We’d highly recommend a stay at Church Farm Barn.

    The self-catering holiday home is attached to our own house, which is situated in the rural village of Ilketshall St. Margaret, Suffolk. There is one double bedroom (evt. baby bed available), bathroom with bath and shower, well equipped kitchen cum sitting/dining room with a.o. a dishwasher and washing machine. The holiday home has its own entrance at the back with a private sunny garden. Smoking outside is allowed. There is ample parking space at the front of the house. We also speak Dutch!
    The holiday home is in the lovely Waveney Valley, on the border of Suffolk and Norfolk. There are many rural walks possible from the village, using public footpaths through fields and meadows. It is a quiet village with mainly agricultural traffic. There is no pub in the village, but St. Peter’s Brewery is only a mile away. It is open for lunches, they do brewery tours and there is a shop. The historic market town of Bungay is only 2 miles away. There is a good variety of shops there, including various places to eat out or get a take away meal, several pubs, restaurants and tearooms, a post-office and a Co-op supermarket with petrol station. The seaside village of Southwold with its pier and lovely sandy beaches is just approx. 25 minutes driving with usually no traffic jams, there is ample parking there, while Norwich is only approx. 45 minutes away. There are several lovely market towns close by, a.o. Beccles, Halesworth and Harleston, all within 20 minutes driving.
  • This is a really nice holiday home in a lovely peaceful situation. It is well furnished and supplied with a good selection of crockery and utensils, and the hosts are very welcoming. We are hoping to make a return visit later in the year, and looking forward to enjoying the little garden.

    Situated in the lovely Waveney valley, the annex comprises of a small kitchen, living room/dining room, small bathroom, main bedroom with a double bed and a second bedroom with a bunk bed. Ample parking is provided for guests. Outside the property guests are welcome to use the garden and can use the BBQ equipment available. We are pet and motorcycle friendly.
    We have very recently purchased the property and this is the first time we have operated a BNB.
    The property is ideally situated in the lovely Waveney Valley between Bungay and Harleston. Both Bungay and Harleston have a variety of shops as well as supermarkets. The Farmers kitchen is a short walk from the property, they have a small shop for food essentials as well as a nice restaurant. The Homersfield Black Swan pub is a 10 minute walk over across river Waveney. There are quite a few local pubs, and there are many good walks around the area, there are also a few local breweries that are worth visiting, as well as a vineyard that also offers food. The city of Norwich and the town of Southwold (the nearest beach) are only a 40 minute drive away.
  • Glynne was super responsive and helpful before and during our stay. The location is excellent for day trips to the coast. We recommend a drive up to Horsey Gap to do some seal watching. The accommodation was lovely and warm (despite storm Dennis!) and spotlessly clean. Would definitely want to stay again.

  • We had a comfortable stay at Glynnes cottage which was well located to our needs for our holiday/shopping trip. We brought our dog and they welcomed him and us and provided a few basics like milk, bread and butter for our arrival, the cottage already has everything you need to just move in, there was all the normal appliances you would expect plus extras like washing up liquid, some toiletries etc. We chose to visit in the winter but I would imagine the area is beautiful in summer time, finally she recommended the local pub which had a fantastic menu and good food, it is the Black Swan that was easy to find and was dog friendly too.     The Old Hall Cow Shed is located on an idyllic organic smallholding surrounded by woodland in the beautiful Broads National Park. This is a one-bedroom variation of our main listing that is suitable for a couple or small family. It is fully equipped but does NOT have a TV. There are games, books, music, fresh air and an amazing pub just 15 minutes walk across the marshes. The accommodation has solar PV, solar water heating, a wood burning stove and is insulated with sheep's wool.
    We are an organic smallholding, self sufficient in vegetables, fruit and other produce. We can usually provide seasonal fruit and vegetables and freshly baked bread on request. We are at the end of a long track and it is quiet and peaceful here with fantastic wildlife and dark night skies. In the winter we provide one large basket of logs for each visit and can supply further baskets at £5 each.

    Our house is on a quiet street in the centre of Bungay. You will have a private bedroom and large sitting-room or work space with access to the garden. We are five minutes walk from the River Waveney where you can hire canoes, try wild swimming and explore the countryside. The town has interesting independent shops and numerous good pubs, cafes and restaurants. Suffolk coastal hotspots like Southwold are half an hour away as is Norwich. Handy for Latitude, too.
    The Waveney valley is a particularly unspoilt and special area - perfect if you are keen on the outdoors. We are also near Snape Maltings, Aldeburgh and Beccles where there is an amazing heated outdoor lido.

  • Hazel's home is absolutely lovely and she was incredibly welcoming and easy to communicate with throughout our short stay with her. The room comes with it's own private bathroom, downstairs living area and its own entrance so you need not disturb Hazel and her family in the rest of the house as you come and go. The bed is really comfy, everything is beautifully clean and well kept and Hazel was sure to stock our little fridge with a big bottle of water and fresh milk to go with the tea/coffee station. We were even provided with weetabix for the morning which was a lovely touch. All in all, the perfect host and a lovely place to stay. We would definitely visit again and recommend to others.

  • We booked some time ago, first experience of using Airbnb and found our hostess, Bobbie very reliable in answering our queries and re-assuring us on various points. The flat was beautifully furnished and had everything we needed. We had the use of the lovely grounds with chairs and tables you could move to where you wished. This venue was quiet and peaceful, we did not really see anyone around which is just what we wanted. It provided an excellent base from which to go out and explore Suffolk / Norfolk. We could go in and out whenever we wanted with a code for the main front door and our own flat key. There were lots of suggestions in the flat of places to visit, leaflets etc. plus Bobbie gave us a pointer as to where to eat on the first night. We had a fabulous holiday week, lots of big empty beaches but you had to drive a little to get there, swimming, seal spotting etc., English Heritage sites to visit, not so many National Trust but just perfect for us. You do need your own transport but that is made very clear in the advert.

  • To celebrate our birthdays Robert and I decided to book ‘the magical tree house in Suffolk, not knowing that this was going to be the most memorable experience ever. To welcome us on our arrival was Celeste with a big smile. The tree house is set in the middle of an enchanting woodland with a variety of animals enjoying the outdoors. The place is quirky and creatively handcrafted, without a doubt the best getaway from a busy London life. Not only is the tree house pretty, like in a fairytale, but it has a flushing toilet too. Celeste’s hospitality was impeccable, on our arrival we found 4 fresh eggs from her free range hens. Rob thoroughly enjoyed the flying experience with Sergie, with the most gorgeous sunset ever. There is so much to say about this extraordinary experience, the alpaca walk is absolutely a must! A big thank you to Lucie who took us for a walk with two gorgeous alpacas. We are taking away from this experience so much more than just a beautiful treehouse!!! Their dedication to rescue the animals is admirable. I have absolutely fallen in love with Lottie the goat and Comet the kissing alpaca. We couldn’t recommend this whole experience highly enough.     The Tentsile Connect is a 2 person tree tent (a.k.a. portable treehouse). With a removable fly sheet, it offers you and your partner the chance to connect with nature and with each other. Bring all your normal camping equipment, but leave
    A tree tent suspended off the ground. Its basically two hammocks with a roof and a few pockets. There is a rope ladder for access. A fire pit is available for you to have a campfire. Wood may be available to buy extra or bring your own. You must bring all your own camping gear like sleeping bags, blankets etc. A car park is provided at the top of the campsite along with wheelbarrows to move your luggage.
    We are situated on the very southern edge of the Norfolk Broads in the Waveney Valley. There are lovely walks over marshes, quiet lanes to cycle and some super real ale pubs to sample.

  • This was a unique and enjoyable stay, even in winter as the camp fire keeps you toasty 😊 really attentive hosts and beautiful grounds 100% going again soon !! Fantastic stay and fantastic hosts ....we felt it was our little bit of land we roamed for dry fire wood and felt really at one with nature and a bottle of procecco of course ...recommended 2 anyone who loves the simple life

  • We had a fabulous weekend away at Wardley Hill, the camp site was very isolated so great to get some peace and quiet! Staying in the tentsile tree tent was so much fun, I would highly recommend it, however be sure to take lots of blankets as it did get chilly in the night. Having the fire pit was an added bonus. We will definitely be returning and recommending to friends. :)

  • Wardley Hill campsite was an absolute pleasure. Joe was really welcoming and helpful and made sure we had everything we needed, on the last night it was stormy and through his concern he moved us to thier new boat dwelling on the campsite which made sure we stayed dry and safe. I couldn't have asked for a nicer campsite, being allowed to have fires for one makes a huge difference to camping in spring! The facilities are fantastic with constant access to a hot shower (with built in flashing leds!) ..... ....All I can say was the weekend was fantastic and it's all down to how much care and attention has been put into the campsite and the care they bring towards thier guests. Would 100% recommend this as a place to retreat, also fantattsyix pubs close by and beautiful walks :) thanks Joe
