For the mattress, you can choose between a firm mattress and a luxury [Sealy] mattress, or a USA luxury bed king down [Legaria] mattress that feels like you're wrapped in clouds. The building is an old Showa-era apartment, but the kitchen, shower, and toilet are all new, and the air conditioning is comfortable.
