Small, cosy, very clean and comfortable old stone cottage. Very warm, great shower, comfortable bed, lovely wood burning stove, well equipped kitchen for 2, short, pleasant walk into town, pub next door.

Easily the best value Airbnb we’ve ever stayed in. We arrived on a cool Easter evening and were so pleased to find the barn lovely and warm, we instantly felt at home. It’s a beautiful, atmospheric space that’s been brilliantly converted. The kitchen was really well equipped, everything we needed to cook our own meals was there. The bathroom was clean, with a powerful shower, large bath, and double sink. Upstairs, the living area was full of charm, with a stunning 15th-century fireplace that gave the whole place a lovely feel. The old beams are beautiful too. Julie’s instructions were really clear and helpful - she covered everything, including parking and bins, and we loved the bit of history about the barn she shared. It was fascinating to learn how the barn was converted, and we think Nigel’s done a fantastic job. It’s been modernised in a really thoughtful way while keeping its original character. a fantastic stay, highly recommended.

A Magical Stay We’ll Never Forget – The Perfect Engagement Spot! Rutter Falls Mill Cottage isn’t just a beautiful place to stay—it’s where memories are made for a lifetime. My partner and I stayed here recently, and it’s safe to say this charming, peaceful retreat completely stole our hearts. Quite literally too—this is where I proposed to my girlfriend, right beside the breathtaking waterfall, and she said yes! The sound of the waterfall is constant and calming, creating the perfect backdrop whether you’re enjoying a coffee on the balcony or falling asleep in the cosy cottage. The location is tucked away, peaceful, and feels like something out of a fairy tale. The Mill Cottage itself is warm, full of character, and beautifully maintained. Every little detail—from the rustic decor to the thoughtful amenities—makes you feel right at home.

A beautiful little place set in lovely surroundings. It was so clean inside and had everything we needed. The grounds were beautiful with a lovely walk to Appleby close by. We had the grounds to ourselves as the owner was away for the weekend. It was just what we needed after travelling the highlands for a week prior to our break here. Would recommend it to anyone.
