The contemporary open plan living area with comfy sofas and wood burner, dining and kitchen areas, to the cosy bedroom with plump pillows and contemporary en-suite bathroom. In the garden there is also private Hot Tub underneath a pergola.
Key to the Esk is open plan living. The finish is to a high standard and the cottage flows very well. Out side there is a pergola containing a Hot Tub and large patio arear for alfresco dining. Hot tub features 80 jets and Bluetooth speakers. Every need has been catered for and guests will feel truly at home at Key to the Esk.
The River Esk runs at the back of the property, fantastic walks can be had along the river and surrounding countryside. This is an ideal honeymoon destination as the world-famous Blacksmiths Shop and Scottish wedding venue at Gretna Green is only 3 miles away with fantastic shopping at the Gretna retail outlet. Key to the Esk is situated in lovely countryside nestled between the Lake District and Northumberland National Parks, and is also only a few miles from the Solway Coast in Dumfries and Galloway and the Scottish Borders and Hadrian’s Wall.     First of all I recognise that planning a gathering involves lots of work, including research, and is not without stress. To that end, although you can book instantly, you might want to click on the 'contact host' button to ask questions when you've finished reading....I can help you with a lot: from a wedding reception or other major party to just a family reunion e.g. caterers for dinner (15 to 45 pounds pp) murder mystery (from 300), hot tubs, axe throwing, mini olympics in paddock! Welcome to my family home and principal residence. (I move out when you stay and it's all yours). It is different to most holiday lets in that you will see and benefit from the fact it is lived in. As such, you will quickly feel relaxed in your new home! - important if you are hosting an event. CLIFT HILL With majestic views over the Solway Plain, this grand building provides a captivating base from which to explore the Lake District, Hadrian’s Wall and Southern Scotland Clift Hill is a generously proportioned Edwardian mansion, designed for the last days of servants and built during the first years of the Great War. Long-defunct bell pushes can be found in most rooms, including some bathrooms; a reminder of a bygone era. Relive a time when enormous bath tubs and dressing for dinner were de rigeur. The house is the perfect place to celebrate a birthday with children and grandchildren who’ll be delighted to see hares in the garden in the mornings and startled deer in the overgrown orchard…my children say the house is perfect for hide and seek. Younger parties may enjoy darts, table football in the cloakroom and watching movies with the projector or the possibility of a hot tub after a barbecue at the fire-pit on the terrace. Others may roll up the rugs and put the bang & olufsen on max and dance! HOUSE & GARDENS The building was conceived in 1913 and finished in 1915, designed by the Chance family, who were wealthy merchants involved in the local textile mills (worth a visit). They started building the house on the small hillock opposite but changed their mind and opted for the more solid rock that permits substantial cellars. During my work on the house, I have learnt how much the Edwardians loved fresh air. There is an elaborate venting system that resembles in parts one of those pneumatic tube transport devices. Nowadays I try to keep the air from coming into the house but the eleven fireplaces and forty-four doors often conspire against me. However, the illusion of being outside when indoors extends beyond the air vents. In the handsome dining room, William Morris wallpaper meets wisteria creeping in at the windows, creating an impression of a real and an imagined garden intertwining. The enormous family portrait on the dining room wall was painted by John Walton in 1957. Sharp eyes will notice that he is in the picture, holding a paintbrush. The wonderful fireplace and decor make this a room that can be as formal as you wish, or the perfect size for long board games or late-night poker sessions. In the ground floor cloakroom there is a magnificent thunder box lavatory and large double sinks. Pride in plumbing is a leitmotif of this mini mansion. From the master bedroom with its interesting en-suite bathroom, there is a view on all sides over miles of wide, open landscape, with both the North Pennines and Lake District omnipresent. Today you can enjoy these views just as the original owner, Mr Chance once did. Nothing but nothing has changed! The house once had its own grounds, river, farm, greenhouse, stables and garaging for a multitude of vehicles. The river is approached by deeply sunken steps that are almost tunnels through the undergrowth and after a short hop past the cows you may find the eels and sea trout that my children loved. The cliffs here are particularly dramatic and totally unexpected, formed from an outcrop of very fine-grained, orange-red “Kirklinton” sandstone. Kingfishers live here and, if you are lucky, you might catch a flash of blue as you wade to the mini island at low flow. For large parties, Clift Hill swallows children – you will get just occasional sightings. An old school bell sits on the front porch for you to summon them to supper. Houses like this are familiar to anyone who has ever watched a period drama and being here, in the spacious, elegant rooms, the Edwardian period comes alive. The original teak sink for washing your crystal is still there as are so many other features. If you can work out why there are sliding locks on the outside of so many doors or why there are arches in the interconnecting bedroom, please let me know! THE AREA For walkers, Hadrian’s Wall, a world UNESCO site, crosses 10 minutes from the house and of course, we are a short drive from the Lake District National Park and also the North Pennines Area of Outstanding Natural Beauty. An abundance of maps is available. Nearby is the Great Border city of Carlisle, an ancient settlement with Roman discoveries still emerging. The cathedral alone is worth making the journey for, with stunning misericords and a magical ceiling depicting the heavens in midnight blue silk studded with gold stars. In the nearby countryside there are some enigmatic stone circles - including Castlerigg, dating from 3000 BC, which has bracing views of Helvellyn in the background – and Long Meg and Her Daughters, a Bronze Age stone circle near Penrith. For rail enthusiasts, remnants of the days of railway glory are all around, with the old Waverley Line route still available for unofficial exploration just up the road at Kirkandrews-on-Esk, where incidentally is the most beautiful, quite long and scary suspension bridge (max. 5 people). LOCAL HISTORY 1915 context - the year of the house was also the same year the British ran out of Artillery Shells and a huge factory was built around the corner at Gretna for women manufacturing Cordite - Known as the Devil’s Porridge (see museum devilsporridge org uk) The area is also rich in other recent and ancient history, lack of redevelopment means that there is much to see and imagine. With maps you can cross and recross the river Lyne at all the historic fording points - we have found old cart wheels. Great little local walk through private woodlands leading to Hidden River Cafe (amazing full meals), ask for details Clift Hill stands apart, literally and metaphorically, from the other buildings in this area – the house appears on the horizon long before you reach it. All around are the so-called “Debatable Lands” – neither Scottish nor English for many centuries, families simply picked a side. You were either with the Grahams or the Armstrongs, battling for cattle, land and loyalty. PRACTICALITIES Clift Hill is a great landmark, sleeping up to 21 people in beds in 9 bedrooms (one in loft has reduced privacy) and 2 in sofa bed and more by special arrangement (camp beds and tents are an option). The grounds contain a stable, fruit bushes and orchard. There is a fun area adjacent to the driveway with trampoline, zip wire and often a slackwire. The views are of the unspoilt Cumbria countryside loved by Wainwright, and the Rivers Esk, Eden and Lyne are nearby. The local linear settlement of Longtown is unrepentantly stuck in a time warp and not at all twee. You will find the basics here. The hardware shop - John Graham - has those bygone parts you need and is worth a visit. There are pubs in Longtown and neighbouring Smithfield but the best food is just along the river at the Hidden River cafe - a lovely 20 minute bike ride away. MORE ON THE HOUSE HISTORY From auction records at Sotheby’s it is evident that Mr Chance liked his art and no doubt appreciated Ruskin. We have returned most of the house to an appearance that he, William Morris or Burne-Jones might have appreciated if alive in 1915: still lots of oak and proud metal work together with a smattering of stained glass. Many of the artworks on the walls of Clift Hill today are by family members, from portraits through to abstracts. Today, the house is slowly regaining the glowing vitality it enjoyed in the lifetime of its enigmatic original owner. It offers a unique chance to step into the world where servants were on the way out and central heating was on the way in. The original floorplan is retained and the numerous doors and two staircases often make you feel as if you’re participating in a West End farce. Visitors often find themselves congregating in the large kitchen with its Aga, two sofas, and old bell system for the servants still visible. Or playing the piano and singing! For Outlander enthusiasts, film and story sites nearby. Please also look at additional photos and comments on well known social media site under clifthill. Even if you can't all stay the night it gives you a chance for a hearty walk and lunch by the fire and still time for a quiet, if long, drive or train journey. Environmental considerations LED lights throughout, electricity monitors, some recycled paper products, vegan soaps and shampoos. Further suggestions always welcome -------- Airbnb has a maximum booking and pricing size of 16. Dependent on the mix I will take up to 27 but there will be some indoor camping involved as beds sleep 23. Tents in garden also possible. ON TOP OF YOUR QUOTE HERE, for parties above 16, YOU MUST ENTER GUEST NUMBERS TO 16 AND THEN extra people are charged at 35 pounds a night, payable before arrival. Due to valuable nature of possessions in house and the fact that I don't believe in security deposits, i require photo ID from lead booker and recommend that they insure against damage done by any of their guests. Chef prices usually around 25 pounds for 3 course meal. Less for buffet. 6 seater quality hard hot tub hire 250 pounds for 2 night weekend. (435/620 for 2/3 tubs) Dogs can come into kitchen with its 2 sofas but no further. Garden is pretty secure. About TV, I have a physical TV in one bedroom but you can use large monitor in study or projector in sitting room to access all your favourite TV shows over the internet. PLEASE READ HOUSE RULES THOROUGHLY BEFORE BOOKING. I am a super relaxed, accommodating host, but you know best whether the property meets your intended purpose.
    Walk across the field to the river Pick fruit from the garden (apples, plums, berries) Tourism I have a bias towards avoiding people on walks (main paths can be busy) and water. Culture is available too but in our opinion it is not the area's USP! Assuming you are up for exercise there are three great pastimes here: Hiking - bring waterproofs Lake Swimming - we have some wetsuits Mountain biking - bikes are for hire 1. I have lots of maps in the house and in my opinion map reading is pretty essential to avoid the masses on the hills. Hadrians Wall - Birdoswald, Banks, Crags and more Hills around Keswick - hire boat on lake Angle Tarn - hike up the river/waterfall Rydal Grasmere - walk and eat the local warm gingerbread Criffel, Scotland - a satisfying 3 hour climb in good weather if no recent rain Many other easy and hard walks, fitness and clothing dependent The waterfalls are spectacular after rain 2. Derwent water, rydal and bassenthwaite are good lakes for swimming and can be combined with other activities. eg binsey plus bassenthwaite, rydal plus mountain bike. 3. There is biking in the lake district eg grizedale, on groomed trails graded like ski runs. However the better experience (few people, well maintained) is to go to the 7stanes trails in Scotland. Glasgow, Edinburgh, Newcastle all easy access by train or motorway. Shop in England or Scotland within 10 minutes drive - Carlisle or Gretna. Visit the marriage shop in Gretna at the old Blacksmith's. If you like horses there are numerous stables. Blackdyke at 10 minutes is exceptional.
  • We had a fantastic time staying at Roland’s - it’s a beautiful big house with lots of interesting art, working fireplaces and great dining room for meals for big groups and entertaining. We enjoyed walking in the surrounding countryside, trampolining in the garden, the hot tub (NB extra cost and not under cover, which meant we didn’t use it as much as we’d have liked given the February weather - although still worth it for us as the guests really enjoyed it!) and a very cold but refreshing dip in the stream near the house. Roland made us feel very welcome when we arrived, explained how everything worked really fully and was quick to help with any queries or requests we had. I hope to be back next time there’s a big event to celebrate!

    The Border Esk is only 5 minutes away from the Cabin and features a fabulous walk. Canonbie sits in the “Debateable Lands”; a considerable expanse of land neither under the rule of the Scots nor the English, thus becoming a refuge for all the outlaws in the region. Liddesdale and the land around Canonbie was the territory of the infamous Armstrong Clan, which had the reputation of being the wildest of all the riding families on both sides of the Border. There was also a priory at Canonbie, destroyed by the English in 1542. The stones were used in the building of Canonbie Bridge. A mound can still be seen on its former site.

    Lovely private, comfortable single/couple Studio Flat adjoining the main house. The Studio includes a bedroom/lounge area, fully equipped kitchen and bathroom with large shower. Gorgeous countryside views. Easy access to and from the M74, an ideal place to stop over and break your journey to and from Scotland. Great walking/cycling area, lots of quiet lanes and Solway Firth only minutes away.
    Countryside View Studio Flat - Only minutes away from the M74, this studio is perfect base for a couple or single person who wants to escape to the countryside. We are situated in a quiet corner of Eaglesfield, just past the Post Office and village shop, with lovely open aspect to the rear of the property. You will have access to the local towns such as Carlisle (20 minutes) and cities such as Glasgow (1.5 hour drive) and Edinburgh (1.5 hour drive). The Studio consists of a modern kitchen with oven, hob, microwave, fridge, washing machine and plenty of storage. In the lounge/bedroom you have a very comfortable double bed (with bedding provided), wardrobe, chest of drawers, extendable table with fold away chairs, modern flat screen TV, sofa and book case. In the shower room you have a large shower and storage. Towels will be provided. Fast Fibre Wifi is included. Outside of the studio you have access to the patio where there is a seating area and washing line which you can use. There is a large garden that surrounds the house and a driveway. The outside space is shared with ourselves but we don't mind sharing a bottle of wine on a summers day! This really is a home away from home!
    Eaglesfield is a small village that has many short/long walks to soak up the lovely views. It also has a well stocked post office/shop if you need to pick anything up.

    Lie under the stars in a cosy glamping cabin with outstanding views, wood-burning stove, TV, Wifi, fridge, microwave and toaster. A small door at the back of the cabin leads you into a bedroom with a full size double bed with a proper mattress, quality bed linen and a flat screen TV - the glass panels in the roof enable you to lie and admire the fantastic starry skies and then a blackout blind pulls down to ensure that your sleep is not interrupted by the light at dawn.
    A spare socket for charging a phone etc is provided as well as plates, crockery, cutlery, tin/bottle opener, washing up bowl, draining board and water carriers. Outside you have a fire-pit and there is a covered area for a disposable BBQ. The toilet and shower (free) is in the farm steading approx 100m from the cabin. This is an exclusive cabin on our working sheep farm - we are not a camping site so if you are a couple looking for a romantic getaway you will not have noisy children in a pod next door. Dogs can be accommodated @ £5 per stay (we would supply a dog crate) but strictly not allowed on beds or sofas. Situated in Scotland near the borders of Northumberland and Cumbria, Borders Glamping is an ideal base for visiting Kielder and Hadrian's Wall and is only an hour from the Lake District.
    A totally unspoiled tranquil area with fantastic views and awsome dark starry skies. Ideal for nature lovers wanting peace and quiet. Nearest shop/pub is approx 2 miles.

We are also dog friendly, if you want to bring your dog please let us know. Mount Farm has been awarded the 4 star farmhouse rating from 'Quality in Tourism Britain'. We are near to the English/Scottish Border, Lake District and Carlisle Airport, making us a prefect base for a get away or stop off. Also we are only 5 mins from the M6 from Junction 44.
    Mount Farm is a small working farm, beautifully situated in the village of Blackford, near Carlisle. Room 1 & 2 are situated in the converted stables. These rooms are upstairs in a self contained annex to our property. Both rooms include an en-suite bathrooms with showers. The shared guest lounge and kitchen area are down stairs, with patio doors leading out to an enclosed garden. Rooms 3 & 4 are situated in the converted Byre. This building is detached to our property, and has access to an enclosed yard area. Both of these rooms have en-suite bathrooms, one of which is a wet room. Additional shared kitchen facilities are also included within the Byre. A full breakfast can be included at an additional charge, payable on arrival

    Langholm is also known as the ‘Muckle Toon’ is a burgh of Dumfries and Galloway in South West Scotland. The river Esk flows through Langholm and permits are available for game fishing. There are plenty of walking opportunities. Local coffee shops are near by. Latimers of Langholm is a family ran business selling all things for the home. There are a range of other shops, crafts and convince stores. The Co-op is the main super market in the town. Langholm hosts many talented artists, you can see their art, Philip Gunn at the Art corner and Julie Dumbarton at the Francis of Assi church. If you have a keen interest in biking Newcastleton 7Stanes is 10.1 miles away. The Beccleuch Center offers shows, entertainment and hosts a lovely coffee shop.

  • If you are interested in visiting Langholm, I really cannot recommend The Warren highly enough. Working away from home I often look for a “home from home” which The Warren exceeded in all areas. The flat has been tastefully refurbished and really has a homely feel whilst still being modern. Clare has thought of every necessity for W self catering space - with added amenities such as shampoo, conditioner, pasta, cereal, bread, jams and much more. There are special touches throughout that really make The Warren a lovely to be. There is also large tv’s in both the living room and bedroom as well as WiFi. The Warren is within a short walk to any of Langholms local shops etc. And had lots of scenic walks around the town. I can’t wait to visit again

  • We had a great stay in Langholm at the Warren! It was clean and very nicely decorated, and had all the amenities that we needed for the stay. The kitchen was well stocked with all the utensils that we needed for cooking, as was the bathroom where there was plenty towels, toilet paper and shampoo/conditioner even provided. The bed was comfortable and the hosts thought of everything including extra pillows and blankets. There were lots of nice personal touches which made our stay even more special, such as the locally produced coffee, chocolates and toffee, and a bottle of prosecco for the bells as we stayed over New Year. The check in/out was very easy and flexible with the hosts asking us what time we'd like to arrive/depart. Langholm was a lovely town to visit, it had multiple cafes/restaurants/pubs and the locals were very welcoming. It is well located for visiting other towns in the Borders and Dumfries and Galloway. Thanks again for a great stay!

  • If you are visiting the Langholm area I highly recommend these cabins. Lots of space, especially for a small family. The hosts were friendly and respond quickly. My parents and I were exploring our Armstrong heritage in the Scottish borderlands and these cabins made a perfect launching point for our daily excursions. One morning we even woke to a pheasant strolling through the property! I will definitely consider returning.

We had a wonderful two weeks in Langholm and our hosts and lodging were a big part of our experience. It was a real pleasure to meet them and share some of their knowledge of the area. It was very interesting to learn that our log cabin was built by hand by a craftsman using traditional methods and tools. It cabin is very attractive, very comfortable and very well equipped. We enjoyed it thoroughly. We also enjoyed breakfasts at the cafe next door. John's homemade sausage is as good as it gets. We are already trying to figure out how to return next year.

    Tourism I have a strong bias towards avoiding people on walks (main paths can be ridiculously busy) and water. Culture is available too but in my opinion it is not the area's USP! Assuming you are up for exercise there are three great pastimes here: Hiking - bring waterproofs Lake Swimming - we have some wetsuits Mountain biking - bikes are for hire 1. I have lots of maps in the house and in my opinion map reading is pretty essential to avoid the masses on the hills. Hadrians Wall - Birdoswald, Banks, Crags and more Hills around Keswick - hire boat on lake Angle Tarn - hike up the river/waterfall Rydal Grasmere - walk and eat the local warm gingerbread Criffel, Scotland - a satisfying 3 hour climb in good weather if no recent rain Many other easy and hard walks, fitness and clothing dependent The waterfalls are spectacular after rain 2. Derwent water, rydal and bassenthwaite are good lakes for swimming and can be combined with other activities. eg binsey plus bassenthwaite, rydal plus mountain bike. 3. There is biking in the lake district eg grizedale, on groomed trails graded like ski runs. However the better experience (few people, well maintained) is to go to the 7stanes trails in Scotland. You would appreciate both Newcastleton and Ae - whatever the weather. Glasgow, Edinburgh, Newcastle all easy access by train or motorway. Shop in England or Scotland within 10 minutes drive - Carlisle or Gretna. Visit the marriage shop in Gretna at the old Blacksmith's.

    Spend a night or more in a beautifully handcrafted wagon in the peace and tranquility of the Dumfriesshire countryside. I provide a delicious home cooked breakfast bought to you in the wagon at whatever time you desire in the morning. The bathroom is warm and spacious but separate from the wagon. This is glamping at it's most comfortable and rural.
    Hand built in 2015 by me, your host. The wagon has been lovingly hand crafted, decorated and comfortably fitted out. It is well insulated and the log fire does a fantastic job at keeping you cosy. There is plenty of wood and kindling available for ease of lighting, be prepared to jump out of bed in the winter months to get it lit in the morning though, it can get chilly although the heavy feather duvet will keep you snug. The bed is fantastically comfortable and the space is large enough at 20ft by 8ft to stretch out and relax. Perfect as a romantic getaway or as a local b&b option for people with friends or family nearby. The local scenery is stunning and the farm itself is steeped in history. There is plenty to explore right on the doorstep, with beautiful views and excellent local walks. There is a small loch, (half an hours walk) for wild swimming or taking the little boat out, it's the perfect spot for a picnic. I can provide you with any information you may need about the local area and will endeavour to do anything to make your stay as comfortable as possible. There is no wifi and mobile signal is limited, making it a proper get away! The wagon is solar powered and has 2 usb charging points for phones etc. There is a mains plug available in the bathroom which is a short distance from the wagon.     Langholm and the surrounding area is often overlooked as people head to the Highlands. However it has quite breathtaking scenery and beautiful hill walks. Best of all is its seclusion, while easily accessible from most areas of the UK, it is romantically rural and utterly peaceful.
  • A warm, cozy shepherd's hut, with toilet and shower just across the yard. The friendly dogs will take you for a run in the woods. Kate will supply tea, coffee, and breakfast, but for more food you might have to make the short trip into Langholm for the pubs. Note that there are parties in the garden so it might not be quiet until late, but we sat outside on a clear autumn equinox night and the music didn't seem to bother the stars and the bats. Magical.

  • The Walled Garden is a perfect hideaway to get out into the beautiful Scottish countryside surrounded by forests and hills. Kate has created a relaxing space to get away from it all. The shepherds hut was cosy and comfortable with a log fire to keep you warm. The Walled Garden itself and surrounding countryside was stunning and great for a walk right on your doorstep. We loved our walk in the hills with Kate’s dog potato who happily accompanied us on our hike as an unofficial roaming tour guide. We were really touched by the bottle of wine and welcoming cake and cuppa which made us feel right at home, not to mention the amazing cooked breakfasts delivered to our door.     We look forward to welcoming you to our converted Victorian Coach House which is entirely separate from our main house. You will have access to a private courtyard with outdoor table and chairs and also you can use the main front garden in the good weather. We provide a welcome pack which includes tea, coffee, milk, sugar, fresh bread and wine. Waterbeck is a beautiful, tranquil village yet within easy reach of the motorways to Glasgow, Edinburgh, Carlisle and Newcastle.
    The Coach House is ideal as a romantic retreat, it is also great for those who wish to explore the local countryside and an ideal base for anyone who has to travel around associated with their work.
    We are rural but only 2 and half miles from Junction 20 on the M74. We are 8 miles from Lockerbie, Annan or Gretna Green. Carlisle is our nearest major railway station and taxis are available there. It takes just over an hour to get to Newcastle, Glasgow and Edinburgh, either by train or driving.

The Coach House is fully equipped with everything you need, Susan and Ed are such fabulous hosts and have thought of EVERYTHING! We enjoyed a lovely walk along the coast from Annan to Powsfoot (and back), there’s a lovely hotel for a spot of lunch in Powsfoot, with spectacular views to enjoy.   • We've just returned from a great 2 night stay at The Coach House. Susan & Ed were very welcoming, and gave us a well detailed tour when we arrived. The building was a lovely place to go for a few days to chill. There is a well equipped kitchen, which includes a fridge, gas hob, microwave, oven - ideal if you want to make food like we did. There is also an outside sitting area, although the weather wasn't too great whilst we were there to make the most of it. There are supermarkets and restaurants in nearby town, although best to have a car with you. We went to Annan nearby for dinner the first night we arrived. There is lots of information about recommendations in the house. The area upstairs has a comfy seating area with plenty of books, DVDs, game, and a TV set up with Netflix & Amazon Prime. There is also a video & DVD player if you want to bring your own. The room is very light with velux windows and a stained glass window. We had a lovely few days, and would really like to come back. It was also a really reasonable price, considering you are getting the whole place to yourself!

  • Sally has been an excellent host from day 1, great communication, given fantastic directions. The farm is in a beautiful setting; the idea of relaxing surrounded by nature with no phone signal was just what we needed..(there is wifi), even when it rained sitting by the fire was lovely. The cottage is quaint and cosy, very well set out and was great for 2 couples and 2 dogs. It was nice to explore some of the trails and enjoy the views from the bothy on the hill. Meeting the animals as well as hearing just birds owls and horses all added to a relaxing experience. We brought food for so many meals then explored Kielder Forest and Carlisle/Gretna also. Would recommend for a getaway and will definitely be back.

  • We absolutely loved this place, and Sally was a friendly host to us. We're keen mountain bikers and loved to be able to cycle right from the door into beautiful forests and moorland. Also very convenient for the trail centre at Newcastleton. Such a peaceful and relaxing place. There is a cabin on the hilltop on Sally's land that is an amazing place to relax and take in the beautiful views. The cottage is very well equipped with beautiful wooden beams on the top floor and is an interesting layout. Very spacious and cosy too with a wood burning stove. We'd love to come back one day. We came with our 1 year old baby and she loved it too.

  • Broomholm cottage is absolutely beautiful. We were so happy to spend our Christmas week there with our two labs, it really was a happy time in nature for everyone. There are stunning walks from the door into the hills, incredible scenery, woods, swim spots, and an island with hidden picnic areas. The cottage itself is incredibly well appointed and super stylish. You will feel like you're staying in a luxury lodge far away in completely tranquil surroundings. Just 2 minutes out of the estate by car is the large well stocked Co-op supermarket. And back home, the kitchen has every amenity you could need. The bedrooms and bathrooms form their own completely private suites with luxury beds and bathrooms. There are fascinating books to read about wildlife, and beautiful artwork of birds and rivers. The interior design is a credit to Maria who was also a lovely host and we cannot wait to return!

    Hopes House lies among rolling hills in the beautiful Cumbrian Borders, 7 miles from Longtown. Well positioned for visiting the Lake District, Hadrian’s Wall, Kielder Lake, the Solway coast, Kirklinton Hall, Hidden River Cabins, Penton Bridge Inn, Lanercost Priory and the pretty market town of Brampton. Walby Farm Park is nearby- great for children's entertainment. Guests + pets can roam near or around the house (we politely ask the gates are shut and livestock not disturbed).
    Guests have a separate entrance and hallway which leads to a cosy sitting room with TV - comfy sofas and a log burner. Exclusively your space. There are two bedrooms, one with a double bed, the other with two single beds + your own bathroom upstairs and another downstairs with a shower. Dining area (your own space) for breakfast + kettle, biscuits, milk, coffee and tea all provided. There is a big stone barn with a ping pong table and a darts board. A large newly built decking area far end of garden with views across the Lakes and Pennines - perfect spot for a drink or a BBQ which you are welcome to use (please bring/buy your own charcoal and food etc).
    The local area is busy with farming, wildlife and pretty rivers. It has some delightful attractions to discover, including Kielder forest (with its new Planetarium), neighbour Robbie Carr’s 'Hidden River Cabins' along the Black Lyne river - with an excellent restaurant on site. Lanercost Priory and Bewcastle Moss nearby. Newcastle and the beaches an easy day trip. Stunning Lowther Castle and Askham are some of our favourite locations, about 35 mins away, nr Penrith. on the edge of the World Heritage Lakes!

    Minetrack Log Cabin, Liddel Water Lodges Minetrack Log Cabin is a luxurious, real log cabin set right on the English-Scottish border, overlooking the beautiful Liddel Water. The recently completed log cabin features amenities of the highest standard, including a six-person Jacuzzi hot tub, large open plan living-dining area with a fully equipped kitchen; the perfect place for a rural getaway with family or friends.
    The log cabin was hand built using locally sourced larch trees, creating a unique 250 square meter dwelling. The stylish and luxurious cabin is set in the idyllic rural borders. It has an impressive entrance hall with a hand built spiral staircase constructed out of a local tree, which leads into a central living, dining and kitchen space. Here you will find a large open plan area with comfy seating, a 60" TV, Bose music systems and a roaring log fire. A state of the art kitchen makes cooking a big part of the experience, fully equipped with everything you will need. The stunning view will draw you out onto the large private deck via large opening glass doors. Here you will discover the barbecue and outdoor relaxation space. On the upper floor, there are three master en suite bedrooms with large window walls to maximise the views of the rolling countryside. Another master ensuite room is located on the ground floor and next to this is the bunk bedroom, which is perfect for kids (and even adults). The outdoor hot tub and fire pit area is the perfect place to chill with friends or family whilst listening to the relaxing river sounds. The cabin sleeps a total of 10 people over two floors, it is equipped with every luxury and comfort you could wish for ensuring you have a truly memorable stay. Note: We now have Wi-Fi!

  • Wow! We stayed at Minetrack Monday - Friday....4 adults, two dogs and 5 children ages 6 - 15. The lodge is stunning, absolutely breath taking. We loved our stay and would absolutely book again. Yes it looks amazing on the photos....but it's even better in real life. Beautiful location with views over the river into Scotland. Not isolated, yet quiet. The second cabin is nearby at the river bank, both cabins have tons of private outside space. Great walks through woodland along the river, there's even a warm water tap outside for muddy dog paws. Inside the lodge is decorated and styled exactly right, it spacious yet cosy and warm - the perfect combination. The open plan living area with contemporary log burner, dining table for 10, and beautiful kitchen was the center for our families to spend time together relaxing and cooking. (Yes there is Wi-Fi but do other stuff 😂). The hot tub was fantastic. The bedrooms each have an en-suite and are beautifully decorated. Good firm mattresses on the beds. The whole lodge was immaculately clean and has a very luxurious feel to it. I am looking forward to our return already, I can't say enough! Thank you 😊

Very luxurious with your every need catered for right down to plush towels and robes and slippers for the hot tub, yes I did say hot tub, which was an amazing experience in itself. Great place to get all the family together for celebrations as it accommodates ten people. Just be aware that it is out in the wilds which is part of the attraction but you’ll need a car to get about, there is a local restaurant/ pub just up the road which is lovely and worth a visit.

  • I stayed here with my husband, 3 year old daughter and 2 dogs and it was amazing. We had the best time, the accommodation is small but comfortable and has everything you should need. The honesty box is really helpful which contains items such as BBQ fuel etc. The hobbit house is set down in a little clearing which makes it incredibly private and the fence around the outside made it feel totally secure for my dogs and daughter. We will definitely be back.

Situated in an Area of Outstanding Natural Beauty, this newly renovated riverside cottage provides a comfortable, warm and cosy stay for people looking for a countryside retreat to relax and unwind in. Situated on Castletown Estate you can walk out of the garden gate and straight onto the river side with access to walks not publicly available.
    The cottage is attached to a farmhouse occupied by the owner who are onsite and easily contactable. It is the perfect place for outdoor adventures, coastal or river walks, birdwatching and cosy nights in front of a wood burning stove. You will have access to the entire cottage including a spacious kitchen-diner, cosy living room and private, secluded garden with private access straight onto a riverside bridal way. The cottage has a spacious master bedroom with a king size bed. The other bedroom has custom made bunk bed, with standard size single mattresses on both the top and bottom bunk. We are very happy to provide a travel cot and high chair - just let us know prior to arrival. The wood burning stove makes the sitting area really cosy. Logs and kindling provided. The Lake District, Solway Coast, historic Carlisle and Scottish Borders - Gretna Green are within easy reach, with Junction 44 of the M6 being only 5 minutes away and Carlisle train station 15 mins (£15 taxi) away. There are lots of beautiful walks on the doorstep, including Hadrian's wall, the Coastal Path - routes and directions can be provided. Due to its location on the banks of the River Eden and Solway Firth, it is a birdwatchers and animal enthusiasts paradise. From the garden/ your bed you will both see and hear ducks, geese, swans and many other breeds of birds flying up and down the river onto the Solway Firth The newly renovated village pub is a 15 min walk away (3 min drive) and serves delicious food and is very friendly and welcoming (dog friendly). Advance bookings advisable.

    The Border House is a small family run bed and breakfast and is situated on the high street which is also on the main A7 route to Edinburgh . The room is a double room, sleeping up to 2 guests. The bedroom is located upstairs, it also has an en suite shower room and toilet. There are tea & coffee making facilities, hairdryer, complimentary toiletries, colour digital television and Free internet access. If you wish to sit out in the garden you are welcome to, there is also a breakfast room. Guests are provided with a cooked breakfast or continental breakfast if they prefer. A complimentary free washing service is provided for guests if required. We have free parking to the rear of the B&B and a secure locked garage for motorbikes and bicycles. We will be on hand to help guests and assist with anything they need. Please note a small dog lives at this property, but is kept away from any guest areas.
    The Border House is a small family run bed and breakfast and is situated on the high street which is also on the main A7 route to Edinburgh . Langholm is known as the famous "Muckle Toon" of the Scottish Borders. Langholm is a very friendly small town, where everyone is welcome. In Langholm we have a theater, The Buccleuch Centre, which hosts some excellent events throughout the year . We also have a number of galleries and studios which host a wealth of talent , For the more adventurous, we have the Mucckle Toon Adventure Festival in the summer and the Pumpkin Run at the end of October , but if you just want to relax we have some lovely walks and spectacular views, and to finish off the day, excellent dining out. We are only 45 mins from the North lakes and approximately 45 mins from Kielder. We are also local to the Samye Ling tibetan temple, only 15mins away.
  • This lovely bed and breakfast is tucked away on the high street with a tranquil rear garden. It is close to the river and there are some peaceful walks nearby. Moira's hospitality was wonderful and she passed on some helpful local tips and information. My bedroom was comfortable and I enjoyed breakfasts in the conservatory. I hope to be back to explore more of the countryside by bike.

  • We had a great stay in this cosy cottage that is well equipped and well maintained. It is set in a picturesque and peaceful location. All of the family enjoyed the games room and the log cabin up the hill. There is a patio area to the back of the cottage with table and chairs and a BBQ. We came to explore the Borders​ and Dumfries and Galloway regions and found plenty to see and do. We enjoyed visiting: Edinburgh, Cramond Island and beach, Kielder Forrest and lake, Sandyhills, Rockcliffe, Kirkcudbright, Langholm, Moffat, Dumfries, Gretna Gateway shopping and Carlisle. We would recommend this cottage and found it excellent value for all of the facilities it has and would definitely return. Many thanks.
